Breakfast items not available / replenished before being drawn to the attention of staff. Breakfast quality variable and not necessarily just as ordered. Wifi is pitiful.
I liked the service & the Beautiful location
Comfortable night, decent breakfast and well looked after. I left my electric toothbrush in the room and they very kindly posted it to me at no extra expense (although I will refund the cost the next time I stay).
Location of hotel is good for town and hill walks
Room had damp and mould in bathroom Near fire escape that opened onto building site. Building work should be mentioned as it does make the property look messy Staff were lapse at breakfast -we had to ask for tea and toast Payment was demanded on arrival without any orientation about the hotel, a little rude!

Hotel let down by being tired and dated. The en suite was abysmal - bare and basic, toilet did not flush properly, no hand rail over bath or safety mat in bath. Shower from bath taps - back to the 50s! I would expect some form of luxury from an £85 a night B& B. Shame!

Location Initial look from the outside as we had visited and used the bar & terrace before. Staff were friendly when approached
The Breakfast was not very inviting. A small table pushed into the corner of a room only accessible to one person at a time and looked rather stingy. We had to ask for butter, jam, toast, sugar, the juice jars were left empty without being refilled and coffee too (there were 4 people in having breakfast at the time so not rushed off feet). There was a wedding going on which was fine, but if the pipes in the bathroom of number 4 had a bit of insulation then this would help keep the noise down a bit. Room 4 also smelt strongly of smoke and needs refreshing.

Very friendly staff all round, nice atmosphere I even liked the atmospheric feel the creaky stairs gave the place! Great views from double bedroom (5 or 7). Cooked breakfast was delicious, just enough to fill us up but not overloaded on the plate like some places, very well done overall! Staying in rooms 5 and 7 (I would highly recommend the double room out of these two, beautiful room) The double room has an amazing look with its grand furniture and high ceiling.
Decor needed a bit of a sprucing up in places, my wife and I stayed with my father for his 60th birthday to walk the hills at silly o'clock in the morning, we stayed in rooms 5 and 7. The double room was ruined only by the telephone and clock which had turned yellow with age, a retro style clock and phone would have been the 'piece de resistance'. In the single room my father says he was woken a few times by what sounded like a boiler room below his room.
A brilliant position, our room had a fantastic view of the priory and the hotel is next to the steps leading to St Ann's Well.
On the top floor our room was very hot so the window had to be open. The location of the hotel meant we were disturbed by the busy junction, particularly on Friday and Saturday early morning.

Breakfast was poor for a 3*hotel. Bathroom was in need of restoration Was not advised beforehand that the terrace was out of bounds. Having stayed there before, we enjoyed the terrace in the evening that we were denied this time.
Could do with some Decorating. Very expensive expected more value for money.

I booked through booking .com, printed off my confirmation but when I arrived at the hotel with my family there was no reservation made for me
single bed. Shower not very good. Television very small. Long wait at breakfast time.
