Staff, Richie, was incredibly helpful and accommodating. Great fellow. Room was beautiful, functional and clean. Location was fabulous. Thanks nb guest house! Would definitely stay again.

Staff were very polite and helpful. We arrived earlier than expected but that was not a problem as our room was prepared. The shower was very poor and the taps on the sink were not properly fixed.

Excellent value for money. Was only there one day but everything was good. Very pleasant welcoming staff, warm comfortable room, good internet and free which was excellent. Breakfast was large and well cooked and at £5.00 was good value. Would stay again, was a very pleasant stay and no where better for the money that i have experienced.

The NBs guest house was unbelievable value for money. Room was well appointed, very clean, fresh and very comfortable beds. Staff were friendly and receptionist lady was very helpful. Overall for the price this was unbelievable good value and will most certainly bring the family back to the nbs.

We really enjoyed our stay in the cosy attic room for three nights. The staff were lovely and our room was tidied each day. It's a really pretty place and even though we didn't have breakfast it smelled delicious. It's a good half hour walk to the Royal Mile, but a very quick and easy bus ride on the number 11, which stops very close by and runs regularly. We loved NB's but if you are someone who requires 24 hour reception then this is probably not the place for you.

I never met the people that ran this, but they must be really nice. I arrived around 8pm, after the office/reception area closed. I hadn't arrived in Scotland yet and I get a text msg on my phone saying that they will be closed by the time I arrive to check in. So, they put my room & lobby key under the mat outside the building. It's a safe area with other B&B's and so when I arrived, there was my key under the mat. My room (number 6) was spacious with it's own toilet & shower, 2 single beds apart, good wifi connection in room, a view, tv, coffee, armoire, etc... Slept like a baby. The room has one of those Welcome Folders with hotel and city info, including passowrd for the wifi in case you arrive after hours. Leave a correct cell phone number in case they need to send you a text message with instructions!!! I was only there for one night, but at night there isn't anything open in that neighborhood. It's about a 15-20 minute walk to the old town area with pubs and restaurants. Other than that, it's a great option to stay at.

Location is good. Only walking distance from international conference centre. No lift available for upper floors. Internet signals are very week on 3rd floor. No ensuit

Guesthouse is situated within walking distance or a short but ride to city centre.Quiet room, comfortable bed. Nice garden view from window. Compared to other B+Bs we stayed at during our visit to Scotland this one gave least value for money. The room was small but adequate, bed comfortable but the en-suite toilet/shower room was tiny and quite smelly with a sliding door which did not provide much privacy. One of the taps turned round when turning it on. Hairdryer was not provided in the room but was given one when I asked. The bedside lamp shades were damaged inside so plastic was falling off them and very difficult to read in bed with such low wattage. I do not eat cooked breakfast and when I asked for a yogurt instead I was told this was not possible. The room was not cleaned during our 2 night stay. Breakfast was not included in the £139 cost per night for the room and was £5 extra. The staff were very young and friendly but not very professional and seemed to change constantly.

the staff was very friendly and helpful I felt like it is my home the shared bathroom was big and they kept it very clean during our stay they kept our room very clean as well the breakfast was just lovely, warm and very big portions great value for money

The staff were all very approachable and friendly and helpful and the location is just a short walk to the centre. It was one of the cheapest places to book on booking.com but seemed to offer amazing value for money. They really could triple their prices and we would now still always stay there. A definate good find.

1. Rooms/Bed Linen/Toilets were neat and clean. 2. Towels/Shower& Bath Gel was provided by the Hotel. 3. Its economical to stay with a furnished self catering kitchen. 1.The stove (burner) was not working so we were not able to cook we managed by using the microwave. It was quite a hassle. 2. Though the website claim that the 2 bed appartment suits for 8 adults+ 2 children. It is not spaciopus enough to accomodate 8 adults. 3. There is only one toilet/bathroom which is definately a issue. If i was aware of it , i wouldnot have booked this place for sure. 4. The shower in the bathroom works but the main switch is outside the bathroom which we had to discover. It was not very obvious.

The hospitality of the owner was good, she gave us some useful information about the events and recomended us what should/shouldn't we do in Edinburg . The room we stayed was uncomfortable, it was too small for a four people family, the wardrobe was insufficient to put the clothes in so the luggages were spreaded everywhere and we couldn't move in the room.

I really liked the room, bright and simple and it was nice to have a sink. (As the shower room is shared) I liked that a key was placed somewhere secret for me because I was getting in late. I liked the cost which I felt was good value for my visiting purpose. The actual bed sheets were nice and clean and the atmosphere was calm. It's a good base for exploration of the city. Easy and relaxed. I didn't like the red light on the bedside light, you couldn't read by it, and it kept falling off the table as the cord was pulled to tight. There were also some dirty marks on the furry throw thing over the bed. Just mud or something, but it was a bit off putting, and as a little thing, but I would have liked some herbal teas in the basket.

The rooms were nicely decorated, the staff was helpful We had booked an ensuite family room and when we arrived, they put us in a 'normal' ensuite double room and told us that that room was the same as the family room. We had to apply quite some pressure and wait until the next day until they changed us into the family room, which was much more spacious (that was why we had booked it and paid extra money for it!). So we were a bit disappointed at first but in the end they solved everything and we were satisfied customers.

There were four of us and we stayed in an en-suite patio room; two rooms, including a fully equipped kitchen which was nice. It was good value for money. The staff was helpful as well. The room was a bit noisy in the mornings. The breakfast room was right above us.

When we arrived they moved us to another apartment and they didn't tell us before. Also we have to wait for them to clean the room. In the apartment don't have any soap, shampoo. The bathroom is really really small. This apartment is in construction. The stair that lead to our room is very scary. I think that the price of the room is not worth with this. I feel like I be cheated.

Location, comfort, facilities (shower, internet etc) Staff weren't overly friendly, and were not very accommodating. Booking this hotel was a huge hassle as they don't keep an eye on their online website, and overbooked themselves, then relocated me without telling me and in the end let me stay there. It was just unnecessary stress before a weekend break that I had booked 6months in advance to ensure avoidance of this.

Clean, reasonably well located about a mile from the city centre, with a bus stop right outside the guesthouse. You're given a key so you can come & go whenever you wish. Breakfast not great; however, there is a superb cafe about 50m away which has very good food & cakes.
