Excellent location, very close to Bayswater tube station, amid the hustle and bustle of a lively tourist 'hub'. Also just across the road from Whiteleys shopping centre, which was a delight. Bit noisy at times, but what else would you expect from somewhere as 'alive' as the main road through Bayswater?!

The location is good, 15 to 20 mins walk from the London Paddington Railway Station. And there's a shopping mall across the street, many restaurants and a park nearby. The room is so small even without a toilet. It has a shower room, a very very small one. There's just one staff at the reception and that's all I can see in the hotel. The aisle is narrow and the rooms are close, I worried this would be a big problem if there is a fire. Breakfast begins at 8 and I missed it 'cos I have to leave early to catch up my flight.

Excellent location beside bayswater & queensway tube. Room was fine for one person. Exactly what was expected for £60 a night. However... No double glazing so street noises are loud, no tea/ coffee making facilities in the room. Shower/ toilet cubicle made me laugh, was too small. Walls are paper thin so everything can be heard. In the 3 days I was there towels or bedding weren't changed.

Great Location in Central London. Cheap Room Prices. Shower/Toilet/Sink Room within the bedroom was awful. It was so small, you have to leave the bathroom door open when going to the toilet. The bedroom floor was very dirty. We didn't even bother with breakfast after reading the other reviews on here.

Location, Staff Hard to grumble about a cheap hotel in central London, but.... Uncomfortable bed. Unable to sleep because of traffic & noise from the street. It was cold outside, but even colder inside, (heating on full seemed to be working OK but room & windows very draughty). En suite room with shared toilet?

great location.friendly staff. For that price you can't expect the Ritz comfort but it is good value for money. The room was ok but the bathroom was tiny though. Do not forget your earplugs because the street could be quite noisy early the morning. The breakfast is fine (toasts, egg, cereals and coffee/tea). I would recommend it for a short stay. .

This hotel is not perfect by any means however for £60.00 a night in central Chelsea im not sure what people expect, i think a lot of the 'bad reviews' on here are out of order considering the price of the hotel. the location is brilliant, couldnt expect anywhere closer for this price.

I knew what I was getting for £38 per night. Budget all the way. Though. I have to say. The hotel was reasonably quiet even though I believe it was busy. I had a small single room with shower and basin. It was very clean. Pure white sheets etc. Spare bedding was in the little wardrobe. There was a tv with freeview. But it was bolted to the wall and angle could not be changed. So I mostly listened to the telly but that was fine for me. Bed was comfy. Didn't have time to try the breakfast. Door had lock on it. If I was in London alone I would most likely stay there again. If with a partner or family then I would opt for something a little more up market..... excellent value for money. Great positioning. Close to the hustle of bayswater but round the corner enough to be quiet. Tv angle. That was it. For £38 I knew that it was going to be very basic. On level with backpackers /hostel. Bearing in mind the train was near £120. The hotel was a bargain.

Location. Price, £89 for New Years Eve in London. What can you expect for the price paid? Bed was comfortable. Places to eat and tube very close to hotel. Room was very very small. Shower room was an all-in-one pod with toilet and sink. Nothing much worked. Handles hanging off doors. Most locks broken. Hotel in general just needs to be gutted and refurbished throughout.

Staff were very friendly and helpful. Not the poshest hotel I have stayed in but "you get what you pay for". Although small, the room met our needs. The breakfast was sufficient and the staff were very helpful. The bathroom is very small but does the job. Its not for how long we were in our room so more than satisfied with the accommodation for the price we paid.

Not much Very dated accommodation with very small rooms. Basic breakfast and cramped bathroom . If this is the new dawn hotel I dread to think what the old one was like.
