Goo hotel, pretty grounds, all staff were excellent
The room was a little worn in place - cracked tiles, hole in the curtain, carpet a little worn out. But this didn't spoil out stay at all.
Me and my Fiance cane to Newbury manor for a romantic getaway, the location was beautiful, with a bar restaurant on a lake with trees surrounding, the food in the restaurant was brilliant as was the staff. We are actually considering this place for our wedding as it is so pretty and old.

Car park had a lot of pot holes which could damage your car especially when you cant see them at night
It was warm for UK standards and they didn't have enough fans for the quests in rooms.
great location and a peaceful and tranquil escape despite closeness to busy road. Sounds of stream in the grounds takes the noise away. Restaurant was in great location and food and service were good
Needs some maintenance, some lights didn't work, TV remote didn't work, paint and carpet etc looking tired.

Fire alarm went off 3 times once at 3 am not impressed, jacuzzi bath in the room not working. The bed in the room wasnt that comfy and The river and bar restaurant has given my husband and I FOOD POISONING we shall never be returning to this hotel again.
Large bedroom with small balcony on the first floor over looking the grounds and small waterfall. Pretty restaurant overlooking the large pond.
Delivery vans at 6:30am on gravel path. Old water pipes knocking and whistling at 2 am.
Its set in beautiful surroundings just tucked off the main road. The staff are really friendly, the food was really good, and the cost was great for the room. We were very pleased with this find and would recommend this hotel to anyone.
location, setting next to running water, restaurant service, rural setting but close to a town centre
plumbing in the bathroom was faulty which meant shower was impossible without scalding, they didn't seem too concerned when i let them know this on leaving
the position close to town in a lovely setting but far enough away from the road
there was no real bar opr lounge with comfortable seats. the tv did not work on many channels(may have been atmospherics) and the bathroom toilet flushed hot water
Stayed in Caernarvon room, lovely large room but carpet needs cleaning , paintwork needs freshening. Ate at restaurant , food satisfactory but service poor. Staff appearance scruffy with the exception of two members of staff.
Garden was lovely food good but expensive staff very polite are room was spacess clean and the bed was very comfortable

The taking of £20 per room (the bill had been paid in full) on a credit card with no refund documentation and with a 4 day refund turnaround. No receipt either for the two rooms.

The hotel and setting was lovely
The food was terrible, 3 out of the 5 main course was unavailable. Options a vegetarian or pork. We all had supposedly pork loin, it was very poor quality pork and then to top it the meal was cold. The full English breakfast was cold and overcooked
The setting is a real gem, there is no hint of it from the road, but once you come down the drive, all is revealed. The view from the restaurant terrace is charming. The sound of water rushing into the mill pond is instantly relaxing. Food on the the restaurant menu was varied and cooked to a high standard. I will definitely return to dine again with more family members.
My only gripe during our stay was a missed wakeup call and a pedstal fan which I had to switch off early in the morning, as it started making grinding noises.
Lovely quiet property with dining on terrace overlooking the river. Nice afternoon tea and breakfast buffet.
Quite far from Highclere Castle and train station.
Even though we booked with booking.com, the hotel itself can be something of a lottery on occasion but this place was excellent - close to the town centre, easy to find (off the A34) and a lovely view from the bedroom windows.
The restaurant was quite haphazard in its service and we had to ask for things to be restocked at breakfast time. We had eaten there the previous evening and it went so dark by the windows that we had to ask for candles which I thought was quite poor.
restaurant has a good setting by the river. reception staff very helpful. No lift, so request for a ground floor room if have heavy luggages
Restaurant menu is a little limited seems to be popular for corporate functions such as training or wedding, so sometimes there are many non-hotel guests walking around. Slightly far from town - 25 minutes on foot though it is a nice walk by the river.

Location and beautiful surroundings - Friendly and helpful staff who made our stay really perfect (Thank you all very much) - I would definately recommend this Hotel and look forward to returning soon on another special occassion
Evening meal in the restaurant. Staff Friendliness. Proximity to Newbury (along the towpath is a pleasant walk). Lovely setting.
Two rooms had poor shower pressure. (15 and 16) Whilst breakfast was good, staff were not as attentive as they should be. The hotel does need some refurbishment work, but given the price it is good value for money
