Surrounded by 9 acres of woodland and rivers, the Grade II heritage-listed Newbury Manor Hotel is just a 15 minute walk from the middle of Newbury. It offers an award-winning restaurant and free Wi-Fi. Many bedrooms have balconies overlooking the Kennett and Lambourne rivers, with woodland and water-meadow views. All rooms offer Art Deco style bathrooms, a cable TV and tea and coffee. The River Bar Restaurant is set on an island for waterside dining, serving a menu using local produce. It is surrounded by 2 rivers, and originally housed a blacksmith’s forge. Both rivers are full of fish, while there are deer, otters, and other wildlife that can be spotted in the Manor Hotel’s grounds. Guests can reach Newbury Racecourse and its train station with a 10 minute walk or a 5-minute drive. The M4 highway is 5 minutes away by car, and beautiful Highclere Castle is a 15 minute drive away. stayed here before location for visiting family in Newbury is perfect Could not book in until 3pm and had to check out at 11am to early. Sewage smell in hallway but it was ok in room decor a bit tired

Th Jacuzzi spa in the room was excellent and a good idea. Did not mid paying extra for this, we even had bath robes. The bed was uncomfortable and sloped one side so probably needed to be replaced as well as squeaky, ie every time he turned over it woke me up!

The location for Newbury Racecourse was perfect. The setting back from the road ,and the surrounding river was a beautiful calm atmosphere. The River Bar & Restaurant gave a very peaceful place to have a drink or meal. With better weather we could imagine sitting outside with a nice cold drink !!!. Perhaps next time . We also found the settee in the room .....a very nice touch ,normally we find rooms have an armchair ...so was very comfortable again.

Superb Location, pretty natural grounds. Restaurant superb, staff very efficient. Only downside is the restaurant is apart from the hotel and if it is raining (as it was) you get wet even with umbrellas provided. Would definately recommend staying there, had lovely time. We went as it was my 70th birthday and we went to Newbury Races, it says it is an easy walk from the hotel. It is a good 25 minutes walk, so not really an option.

The professionalism, friendliness and openess of the staff. High quality of the food and service. Its location in terms of the places we wished to visit. Very busy main road entrance and exit.

Lovely room, very comfortable. Beautiful gardens and very nice restaurant with good food. Room very comfortable and well equipped but didn't like only having louvre doors to the bathroom.

The hotel is a pretty building and you wouldnt imagine it being where it is, looking from the grounds you would think you were in the countryside. The gounds are very pretty and the staff were very polite and as helpful as they could be. The room was very clean and comfortable and the full english breakfast was presented beautifully and more like an a la carte dish. I was disappointed at the location, the staff advised us before our stay that the hotel was a few mins walk from the shops etc, it was more like a 15/20 in walk. Would be the perfect hotel if they had a small pool and more knowledgable staff

Lovely location overlooking river and close to town centre. Food in restaurant was very good. Staff courteous and helpful. Room was clean and spacious. I booked a twin room but on arrival was offered a double room. When I said this was not acceptable we were offered an upgrade to a superior room. The 6' four poster bed was roomy was awfully creaky. Lovely bathroom but needed some regrouting. The restaurant was very chilly which did not make for a pleasant evening. No hash browns as advertised for breakfast and no marmite. It could be a super hotel with a bit of fine tuning. The manager should stay in the rooms to find out the niggles for himself. Overall it was a good experience.

We had a lovely one night stay for our 20 wedding anniversary.we stayed in the hot tub room,very romantic lovely room,we would definatly stay again and recommend it to others. The only thing I would complain about is the check in time which I felt a bit late and check out a bit early but it wouldnt stop me staying again

Beautiful hotel in a lovely setting - great for our group photos. Very friendly and helpful staff, plenty of parking. Three fish choices on the breakfast menu - a delight, and quite unusual these days.

We liked the location, is close to the racecourse and town centre, the grounds are superb although a little overgrown, the food is very good. Although our bed was a four poster, the comfort was very poor, on the morning of leaving we were rushed through breakfast

The setting was great although overall the hotel and grounds were a little tired looking and needed TLC. Some of the staff were great (restaurant manager, and 1 receptionist on duty friday) but some of the rest were not good. Bar man in River side bar for example. Why do they not open the bar inside the hotel???? Our meals were good on the thursday lunch and evening but breakfast on Friday morning was poor - both tea and coffee barely warm, poached eggs over cooked, toast cold. We made use of the hot tub which was great.

Nice place but eating in a restaurant so no bar handy fo a drink in the lounge. Rooms large but looking a trifle tired towels were old and sparse. I would stay here again

We enjoyed the stay but would mention sheets were dirty. Only boiling hot water coming out of shower and the bed uncomfortable we both had really bad backs the next day.

* noise travels too easily through the walls !! * soap & shower gel were "old" (early 2011) * might want to mention on the website that foreign travelers have to be careful about taking a taxi in London .. had to pay 160 pounds instead of 60 as stated

The surroundings were pleasant.... and the hot tub was nice communication of the staff was poor..... there was no instructions of how to use the hot tub ,the water was too hot when we got in so had to figure out how to turn it down... the bedstand and bed frame was badly chipped and the glass on top of the bedstand was filthy with brown black muck!!! the room was definately not worth the money we paid... It wasn t clear what menu was on offer and then half hour of being at the resturant once we had ordered our food the waiters were offering a completly differnet specials menu to other people... was looking at the manor as a potential wedding venue however this will not be the case now....

The hotel rooms are sumptuous - lovely character. Best hotel grounds I have seen and totally unexpected. If you go to Newbury stay here. The hotel staff were not overly friendly. Our television didn't work and when we phoned the front desk the response was that they wouldn't know how to help. Not good enough.

Enjoyed the hot tub that was a feature of the room-your own personal spa. It was snowing but it didn't affect our enjoyment! Food in the restaurant was excellent for the price. Breakfast was extremely good. Extra towels and robes were available. Easy to find and very clean and tidy. Just one thing-it's called Newbury Manor but don't expect to stay in a manor house! The bedrooms are all in a new extension- but that means all the rooms are purpose built and practical Thought that the bed was both too soft and too small-for the price of the stay the bed should be a king size at least. I can never understand why, when we're staying in a hotel, only two tea bags and two coffee sachets and two tiny milk cartons are left in the room- do you think I'm going to steal them? 200 teabags cost around £3-4!. I'm sure that more would be available but what a hassle having to ask for them. When you have the room from 3pm til 11am it doesn't seem unreasonable. Although wi-fi is advertised, I couldn't get a connection in the room.

“What a beautiful hotel - especially all decorated for Christmas! My room was in the main building and was amazing. Also the steam room in the basement is very nice. I saw none of the things other reviews complained about except worn out furniture but its all antique.. you can't expect antique to be like new. The staff was very friendly as well.
