the staff and the food
stairs were a bit too much for me
No heating on a cold evening and no hot water for a shower before dinner. There was no hot water in the morning so I couldn't shave nor shower. Dined in the hotel at night and the meal arrived on a cold plate, chips were cold, steak was well done instead of medium as requested. We were told they would bring more chips but the waiter came back and told us that there was a problem and we wouldn't get them. We only stayed one night of the 2 we had booked
We really enjoyed our stay the staff were so helpful and very pleasant. We thoroughly enjoyed our breakfast. Would def recommend this hotel.

Being on Main Street was woken very early by delivery traffic.
Dining room, lounge bar were very good. Breakfast super, ate out for dinner.
stair case was winding and narrow, a fire hazard. My husband found it difficult to climb.
The breakfast was good plenty of choice. The staff were helpful explaining the limited parking how the public parking across the road worked etc. The hotel was central to the town centre and an easy walk into to the bars and restaurants.
Strange room layout, very limited hotel parking so if you couldn't park at the hotel it was in a public carpark across the road where it was free on the Sunday when we stayed but had to get a pay and display ticket after 6pm which would be valid from 8am on the Monday morning until 11am (check out time).
The rooms were quiet once the windows were closed despite being on one of the busiest streets in Perth. The city centre is easily accessible on foot, as is the cinema and tons of restaurants.
The Bar of the hotel had food which was quite tasty, but was just not enough to get a normal person satiated; if you then order extra sides etc it becomes a little pricey
The hotel is in a good location and the downstairs areas inc reception, lounge, restaurant are all fine with pleasant and helpful staff
The accommodation was poles apart from the façade in reception. Small room, poorly maintained and seriously in need of refurbishing - especially the en-suite

Taps didn't work, had to use shower to fill the bath. No extractor in bathroom and windows didn't open wide enough. Curtain in bathroom filthy. Carpet in Bedroom disgusting. room wasn't cleaned on second day. Not enough coffee in the room. Twice had to ask for extra sachets. Bed too soft, cripling back ache for three night stay. Room too hot, couldn't open windows wider. Very noisey street until 3 am. Could have been advised it was a front room and there could be noise disturbance. 7.30 breakfast is too late for business users. Stairs were leathal to climb with laggage. No fire light in dark hall. had to walk several steps in complete darkness before automatic light came on. Kettle in room didn't turn off and boiling water went all over the dresser. Had a child been stood there they would have been badly burned. Reception and dinning areas had nice decor but beyond that everything was very gruby, unloved and dated. Looks like years since it had been decorated or re-carpeted. Why the dinning was so celebrated and awarded is beyond me, I and two business guests found the dinning to be very mediocre and service extreamly poor. Would not visit again but suggest Health & Safety exec do!
Location of hotel and the rooms were nice and clean, although basic.
The staff were unpleasant at breakfast. Had to ask for refills and for continental breakfast table to be replenished several times. It was too busy, and not worth the money!!! Bar staff couldn't make cocktails even though they are on offer. Ran out of beers on a Saturday night as well..!?!
I liked the woman that we spoke to who cleaned our room, which she did a good job of. We dined in the Opus Restaurant for breakfast which was very nicely decorated. Breakfast was fine. Pity we were not able to sample the 2 star food though.
Didn't like the room we were given, very noisy at front. We requested a change and were given another one. Lady cleaned it well but the hotel is very outdated. Bath chipped. Mattress was terrible and sunk in the middle, obviously very old. I also didn't like the fact that we only found out the afternoon we arrived to be told that the Opus 1 Restaurant would not be open for us to dine in. No apology from receptionist, who was very abrupt. We had to dine in Gavin's Bistro instead. Steak was tough. All in all would not return.

The location was close to city centre convenient for shopping. Even though our stay was disappointing the staff were very accommodating and took our complaints seriously and said they would report the problems to management.
Lack of on site parking - advertises parking - but there are only four spaces. Noisy bedrooms - glazing needs major upgrade. Beds need replaced - mattresses in very poor condition. Breakfast very poor - wrong breakfasts received.

On the second floor. Stairs spiral very dangerous carrying cases. No lift. Bistro dirty. Flies on the window sills. Breakfast good but waited 25 minutes for hot food resulting in cold tea and toast. Room small and noise from street traffic kept me awake.
