The welcome when we got there was brilliant. The owner talked to us and made us a cup of tea. The room was clean and tidy. The dining room and breakfast were lovely. one of the bed sheets had been soiled in the past. It had obviously been washed but the stain was still there and very off putting. I would come back to this hotel again, but for the above reason I dont think my girlfriend would.

The owners were lovely made a huge effort with my son and couldn't do enough for you ! Breakfast was lovely both very chatty. Really enjoyed our stay thanks. The location was a bit of a trek to centre however this does not reflect in the place it's lovely !

Both Robert and Michelle were lovely providing us with information about the local areas for days out etc. Very welcoming and friendly.Great value for money bathroom a bit small but you get what you pay for I suppose, would definately recommend it to others families with young children as only 5 minute walk to the Promenade. Would stay here again if in the area. Thanks.

Excellent service landlord and landlady were very friendly food was great too rooms were kept clean and was always warm no noise so we slept well too Robert even let us use the garden to sit and relax in we will definatally go to Newhaven again thanks Robert and Michelle

The location was good, just a couple of minutes walk to the beach and about 5 minutes walk to Skegness town centre, walking in either direction. There was off road parking (driveway). The hosts were very friendly and helpful. We stayed for two nights and the room was clean and just what we needed for our short stay. The breakfast was lovely and we were always asked if we wanted more toast or drinks. Originally we booked a twin room as all the double rooms had gone (being a bank holiday) but we were upgraded at no extra cost to a family room which was a nice surprise. It was in a nice quiet location. Good value for money. The only things we could fault (if any) was the room wasn't very warm, but we just put an extra douvet on the bed (off the spare single bed) - we didn't like to complain as we weren't in the room for long (just to sleep). Also, there was only two sachets of coffee - we could have done with a few more. I am sure if we had mentioned it, it would have been sorted as the hosts were very friendly. Also, the walls seemed very thin, we could hear conversations and movement from the people in the next room (and bathroom use!) - silly little things really.

Location and parking. Breakfast ok. Unfortunately upon arrival, we found that we had been roomed not in the main house, but in the annex which did smell of damp. Damp patches on ceiling and the 2 air fresheners in the room didn't mask the issue. More attention needs to be paid to cleanliness and the bathroom could do with a lick of paint on the skirts.

It was just okay The room was in the annex not the main house and had no window facing outside only facing corridor so no fresh air. really stale and not worth the money they asked for. Also not very flexible with breakfast

Hosts were excellent and extremely friendly and explained where to go and visit and where to eat. . .Cannot fault them at all. Room was very basic and mis matched and could do with a re vamp . Location was good. All in all . .For £50 a night with breakfast it fitted the bill . .
