Location is good. Staff at reception is extremely helpfull and friendly !!! (had good LON Tips) Rooms were nice, but ... Breakfast was fine, but...
...Bathroom could be cleaner. ...it makes NO SENSE all plates and cups are on the breakfasttable - than you have to carry it all to the buffet ( to fetch the food and even to fill in the coffee,...) Suggestion...better have everything on the buffet - so the staff has more time to clean/complete the buffet

The staff were incredible!! They were courteous and beyond helpful. The exterior and lobby were decorated to suit the festive season which was a warming touch. The room was clean and I had a lovely view. The breakfast was great also! I checked in the morning when I arrived to London and had to leave my bag, of course, as my room wasn't ready that early. However, when I returned late that evening, my bag was already in my room which was a lovely extra. Will come back! Easy and lovely walk to Bayswater station.
Not a complaint, but a heads-up. The walls, floors, ceiling are naturally thin and the guests next door to me were having a discussion until 1am. The hotel certainly can not help the infrastructure, nor the guests. I was up in anycase, but bring ear plugs just in case you are sensitive to sound.
The new linden was a lovely place to stay in a good location 5mins walk from Bayswater & Queensway tubes the staff were very helpful and the place is clean and well presented throughout.

We booked one twin and one single. The single was upgraded to a double. Bathrooms seemed new and everything was spotless. In one room the hairdryer and kettle seemed left over from another era but did the job, in the other they were brand new. Reception staff were very friendly and helpful ,we left our luggage with them before check in and after checkout for no extra charge
If we are to be very picky...dairy free margarine/spread and milk at breakfast would have been a bonus
After the first dramatic day, they responded well and changed us room carrying all our laggage and baby cot to a better room.
When we arrived they gave us a ground floor room which was filthy, mouldy and without the baby cot I emailed a few times for.

Maybe consider blinds or something to add a bit more privacy. had to close curtains in the daylight as people could see right in from the cafe/coffee shop at the back. this was only a problem because it blocks out all the light.

excellent breakfast (nice alternative to the traditionally offered "full english breakfast". very helpful staff! Quiet neighborhood. huge, fluffy bathtowels! Fairly close to regular rail (Paddington) and the Notting Hill Gate tube stations. Nice proximity to Hyde Park/Kensington Palace area.
Tight room, but hence the value compared to pricing in central London. Teeny bathroom, serviceable shower but small Saggy mattress, one side tight against the wall if you have two people (doiuble room) Four poster bed was obviously over our head on the next floor. We could hear it moving around....
Good location, clean and comfortable room, friendly staff, adequate breakfast.
The floor boards creak upon every move which you can hear from the other rooms too.

I was staying in the hotel for 3 nights with my boyfriend. - room for extra tinny, but come on, you want to see the London not staying in the room -stuff was very helpfull and nice, also the girls inside the restaurant, super polite and helpful -hotel is 5 minutes walking distance from shops, restaurants and metro -if you want to see London atractions not by metro, but walking - 5 minutes from Kensington gardens, then through Hyde Park you come to Buckhingham palace, Big Ben, London Eye. -the best thing EU plung in the room, so no need to bring/buy new conector -breakfast - wide range of food, everybody will find something

The helpful staff, the modern decor, the style of the hotel, the breakfast was excellent and they provided me with gluten free bread as requested at the time of booking.

Room was bigger than expected. Quirky, boutique-style decor and fittings. Deal was good value for money for a central London hotel on a weekday night. Patio shut due to weather, but looked interesting
Staff could not have been more helpful; luggage storage for early arrivals and late departures. Our room was large, quiet and very comfortable
Short walk to Queensway and Bayswater tube stations. Room very clean with everything you may need for a short stay. Stayed in single room and was pleasantly surprised by the size. Reception staff very pleasant and helpful.
Location was very good, which made it easy to get around London, underground stations are a short walk away, plenty of good local pubs and restaurants and Hyde Park along the road.
Stayed here for 3 nights 23rd -26th November 2014. Good location with about a 10 minute walk from either notting hill or bayswater tube station. Hotel was pleasent and very clean, everything in order, like the lift etc. Breakfast was continental and a decent selection. Cold meats, fruits, cereal, pastries, bread etc. Room on top floor was a double but standard small. Bathroom was decent size. Good shower etc and clean. Plenty good restaurants and a pub about 3 doors away from the hotel made this a very enjoyable stay. We paid £87 a night and would come back again.
Pillow a bit uncomfortable. And a annoying drip from the gutter above our window when it was raining. Room 405.

Being down in the basement and being disturbed by staff starting early.
Good value for money, friendly staff, away from the noise of London. rooms clean and very comfy bed with excellent choice of continental breakfast. Bayswater tube 5 minutes walk away,close to restaurants and shops.
rooms can be on the small side, not a problem for us but perhaps go for a twin room with more space.
