Location. Self service breakfast was ok but prefer to be waited on.

Clean bright room, Good Food, Friendly Staff. A really pleasant place to stay would defiantly stay here again. Carvery very good value with large portions.
Access from only one side of A27 but just ask and there is a shortcut back to the Eastbound side.
The family owners, the facilities and the closeness to Glyndebourne.

Stained carpet in bedroom, TV didn't work, ventilation noise from 7.30. On busy road. Squeaky bed.

It was very clean, quiet and convinient, good value for money. Breakfast was very good.
It was quite tired and needs a bit of a facelift, but it did look like that was being done.
Cleanliness of room.
Misled over room location - it DID directly overlook a27. Misled over degree of noise at night - lorries thundered by all night. Misled about time building work would start- it was not 'around ten' but was 7.34. Drilling started at 8. Should have been warned before we arrived. Room too hot but couldn't sleep with windows open. Fan in room but no plug near bed. Shower ran cold and scalding hot. Breakfast all greasy no healthy options Miserable miserable start to my holiday. Complete nightmare and waste of money. Hated every minute of my stay.

This was the second time i have stayed, the 1st time i had a major spillage in my suitcase which covered my work clothes. The owners washed my clothes for me without hesitation. Hotel is comfortable and the food is good. Would stay here again.
Fabulous shower, lots of hot water with really good pressure, almost a power shower. Clean room, comfy bed and a good size room. A good breakfast in the morning. Good Wifi signal and fast download speed.
The noise from the A27, very loud, and all night, and really really close to the hotel. No fans available, staff not interested in getting any. Room was uncomfortably hot. Expensive for what it is.
Beds were comfortable and breakfast was OK. Location not too far from Lewes and Brighton was convenient, though a bit in the back of beyond.
The room was intolerably hot on a sunny day despite a fan in the room. An important family message left there wasn't passed on to me. This is a pub cum family restaurant with rooms rather than a dedicated hotel or even B&B.
Food was good
No chairs in room. Nowhere to put suitcases. Extractor fan in toilet did not seem to work. No shelves in bathroom, Bathroom mirror lamp did not work.

Weather was hot and when windows were open, the noise from the traffic was considerable. Unavoidable, but not a problem in cold weather!
Fantastic value grub. Curry night when we were there.
Clingy shower curtain. Shower fed from bath taps, never as good as a dedicated shower. Only a stool to sit on other than the bed. Nowhere to hang dripping clothes.
