I liked the location and the family room was comfortable and a gd size. Breakfast was cooked well. The dining room was well decorated, and the hotel was clean.

The B & B looked very pretty as we approached and it was situated within a minutes walk to the beautiful promenade. Our room was on the front and had a side view of the sea. We had a triple room which was rather cramped and not at all like the photograph shown in the b & b detail. Although it was descibed as having been recently refurbished, i'm not quite sure how out of date this was? I certainly would not class this as a **** accomodation. There was a large hole in between the single and double bed and you could see the electrics! The blinds had seen better days and when I pulled them up to get a better view of the sea, I soon pulled them down again when I saw the dust on the sash windows. The room was very hot and airless and having see the dust, couldn't bring myself to try and open a window. On to the ensuite - the tiniest of rooms with barely enough room to manouevre the towel to dry myself after taking the lengthiest of showers because the water trickled out of the shower head. The toilet - became very frustrating when trying to flush it. Basically, it never really flushed properly and grappling for the toilet roll was difficult in such limited space. Then there was the fan that rattled and took about 30 minutes to switch off every time you turned the light off - not good in the middle of the night! There was a hole in the tile obviously where the toothbrush holder had once been and the tiling around the toilet was grubby (may be because of the lack of space to be able to do a proper job). It was such a shame that the coving hadn't been continued around the whole of the bedroom. The walls that were lacking it must have been the stud walls put in to divide the original walls and from when the ensuite was created. Last thing about the room - the door shook every time there was movement. Breakfast - it's the first time that i've been to a hotel/b &b where orange juice is only provided if you are having a continental breakfast! Although the full english breakfast was described as locally sourced, it wasn't particularly tasty and I wished i'd opted for the continental instead.

Warm,but business-like, welcome.Staff obliging but hotel has steep stairs - and we were on top floor! Breakfast a culinary delight served by cheerful staff. Will certainly return later this year.

location was excellent, first impressions good. advertised as five star, more like 2 or 3 star bathroom door sticking, dust in room no windows open, as i have dust allergy not good experience. french meal was poor, no bread with starters, medium steak came as rare and cold, heating did not work so room was freezing through out stay. breakfast was good. would not go there again over priced and bad experience.

Location was great. Good room rate at this time of year. Bed comfortable. Toilet for bistro near our room which made it very noisy. Bathroom tiny but functional.

Staff was fairly nice relatively nice selection for breakfast Mediocre in every way coffee kit + water bottles in room not replenished on second day of stay lukewarm tea @ breakfast radiator that could not be turned off and got the room extremely hot at night

Clean, comfortable, exellent reading lighting in bedroom, bedroom reasonable size with good storage spaces. E2xcellent breakfast included in the price, good value for money, bedroom well serviced. second day's (Sunday) breakfast was far busier that the previous day and the service at breakfast on the Sunday was was not as good as the previous day's. Our prime server on the Sunday requires a little more training.

The bed was very comfortable and there was a good selection of reading material in the dining room. When we arrived we were directed into the bar/reception by the cleaner. We were kept waiting about 15 minutes while the receptionist dealt with another guest. When he was finished he went to leave. If I hadn't informed him we were guests I wonder how long we would have been waiting...great start. The room was very small and the window had been open all day which meant it was absolutely freezing when we arrived. The heater on the wall has to be turned on by reception so, if you didn't know this, you would think it was broken. We had no hot water for the duration of our stay and when I complained about this I was told "you should have said earlier" which, I suppose I should. All of the staff were non-English, so you never really feel like you have made your point. Parking is always a problem in Brighton but the staff can give you a voucher to park in the street all day for £5. This is, however, not just outside the hotel. Make sure you read the signs properly. The staff, again, do not tell you this. I think this was overpriced for what we received. My advice is to shop around a bit!

We liked the location and ease of access to everything we wanted to see in Brighton. Easy to walk in to the centre and leave the car near the hotel. The staff were very helpful with regard to parking and parking permitsand supplying a map. The room was very clean and comfortable and there was a good choice of breakfast. We enjoyed our stay and the hotel more than suited our purpose which was a leisure break in Brighton.

The staff were incredibly helpful and kind. Continental and cooked breakfast excellent. Very good position for both shopping and beach. Fine local cages and restaurants. About 10 minutes walk from Royal Pavilion. The only downside was the minuscule bathroom - although it was very clean.

The staff were fantastic...every request was done without having to ask twice. Breakfast good and nice to have a late check out facility, handy if like us you have been out late. Great location. £15 for a late check out at 2pm is a little pricey as Premier Inn do it for £20 until 6pm....
