Everything was spot on nothing not to like.
Alem was very helpful and friendly. Upgraded our room without us asking!! Hotel spotless. Breakfast choice good. We were able to leave our bags after checking out which was helpful. Would definitely stay again.
Booked over a month ago and got down graded tons room that was best described as a prison cell mould in the shower hairs on the towels crumbs in the floor room was frezzing no TV sigal no wifi password very small room we couldn't even stay the night as it was that bad and didn't get my money back the staff where ok all they could say was sorry! Very unhappy

Adam,was very sweet with my son nothing was too much bother even though he was picky about his breakfast. We had a great relaxing and comfortable stay. Plus watching the squirrel's jumping from tree to tree from the breakfast area window. Super!!!
We liked the easy location to all the local facilities,
we were not happy with the poor choice of breakfast starters only had limited cereal no yoghurts and poor choice of fruit. We normally stay in guest houses for the same price that we were charged here and we get a bigger choice of everything.

The location is ideal for visiting Edinburgh, being close to Haymarket station and only 10 mins from Princes st. Room very comfortable; friendly staff and good food.

The room was nothing how it is advertised. It's very small, toilet was blocked and when speaking to staff about this they were extremely rude and told us it was our fault. Would not recommend this hotel at all. Worst ever.

Room was a bit cold in the morning. Maybe the heating should come on earlier in the winter. Quality of breakfast was poor.

The duvet and pillows did not allow for a good nights sleep especially the pillows that had no substance to them meaning a poor nights sleep .For the money the breakfast selection was terrible had much better at bog standard 3 star hotels cereal was either corn flakes or weetabix .No pastries or yoghurt or fruit apart from some withered tangerines and the toast arrived cold .will not return here .

first of all, the room they provided was in the basement with no view what so ever , after a big discussion they arranged a better room after three nights of my visit ( which was already 4 nights ). The amount of money i paid was too expensive compared to that room and the service they provided in maintenence . second, the breakfast lacked diversity. it was always either eggs or cereals which was really frustrating !! overall, very overrated for the expensive room and the poor breakfast, not to mention a 15 minutes walk to the city centre. No more than 6/10 !!!

staff knowledge of parking. the member of staff knew where i parked my car. it was free on sundays. at 8am the following day i payed for a parking ticket for 4 hours, when i returned after 2 hours i had a fine for £60. parking signs not clear. a quick note from staff saying move your car further down would have been helpful

Only problem for me was the mirror was too far away from the plug points to enable to dry and straighten my hair properly.
Great hospitality and brilliant location in a quiet area of the city. We arrived and were greeted straight away by the staff who took care of our every need. Nothing was too much effort for them. They even rung local restaurants to see what was available for us and then booked on our behalf! We will certainly be using this hotel on a return visit to Edinburgh!
This family run hotel went out of their way to make our stay so enjoyable. We could not fault their hospitality, room or the location. When back in Edinburgh we will definitely return here.

Customer service was great,the little bar was very nice. Not far from central Edinburgh.
Room was smaller than expected,but manageable.we were told there was parking at this hotel however by parking they mean 10-15 walk away from the hotel itself.when we got into our room there were hairs in the bathroom and on the towels from previous guests.
Location, bar area, nice comfotable hotel and friendly service mostly. Would probably stay again but would book direct and check I had a double room as accidently booked a twin and this couldnt be changed. Saw another room which was much nicer but ours was clean and comfortable.
room was basic but comfortable, it was in the basement. Check in was awful. We thought we had paid when booking but hadnt. They insisted on taking the payment and when we rang booking.com to check and handed the phone to a member of staff the owner/manager started shouting in the background. It weas all very confusing. Staff were friendly, maybe a little too friendly with questions etc.. but seemed genuine and happy to help once we got over this. Not the best welcvome.

The room was advertised as deluxe but there was nothing of that sort and no similarity to the pictures.Our room was very small and cold,bathroom even smaller. No area to keep our bags at checkout as we wanted to go around Edinburgh before catching our flights so owner asked to leave bags in the bar at our own risk
