The bathroom was very small and the toilet was too close to the basin. The room (Number 8) was too small. I had to sit on the bed to have a drink of coffee due to the lack of space.
Refurbishment was of a high standard.
Very noisy plumbing on second floor which was very obvious at night and caused disturbed sleep.
The room was very spacious with a king size bed. The mattress was so comfortable! The staff were really friendly and the breakfast was very nice. We will definitely visit again!
We had to park the car a 10 minute walk away from the hotel.
It says on booking.com that there is parking but there is not. You have to walk a mile to park in a residential road (closest place that does not need a permit). Very misleading.

Noisy toilet systems especially in early hours. Bar not open after 10 room not ready when said had to wait a further 30 min offered complimentary drink because of disruption then had to pay for drinks when handed keys over.
Got an upgrade to a deluxe room and it was an amazing room. Nicely decorated. Breakfast was good too. Short walk into town. Got this quite cheap and it was fantastic value for money. Not sure what the normal price is though! Manager booked us a taxi and all staff were very helpful and polite.
Either someone was awake flushing the toilet over and over again from 6am or they have a noisy heating system!!

breakfast have obly 3 options. traditional breakfast, Egg, bean, toast. coffee, juice. we paid 465 pounds. it was quite expensive as guest house. I do not understand why it is advertised as a hotel.

Our room (5) was advertised as a double but was really only suitable for one person. No wardrobe and the tiniest bathroom ever made it unsuitable for more than a single night
The guy running the place could not have been more gracious and welcoming. Most areas of the hotel are very well appointed. Definitely worth considering.
Basement room was cold (heater provided) with old flat-pack furniture but bathroom good.

The location is excellent.Close to shops and train station. The room is spacious,clean and has a lovely old world ambience.Our attentive waiter Alen,was so helpful and nothing was too much trouble for him.He went out of his way to ensure our needs were met. Overall,a very pleasant stay with a substantial cooked breakfast included.Would definitely stay there again.

Unfortunately the hotel owner did not seem to be expecting us after an apparent mix up with the website, despite the fact my husband called ahead earlier in the day.We arrived at 9pm after work and a flight only to be greeted very rudely. I had booked this hotel 2 months in advance and did not expect such an unfriendly welcome.

The people seemed to have no experience of Runnin a hotel business!! Very airy fairy... Watever u do don't ask for a towel because u ain't gettin a bath one anyway your gettin a hand towel! Lol!! Oh I won't be goin back! It was clean but they need a staff member wit experience in the hospitality industry...
The position, close to the Haymarket train station, well connected with Edinburgh centre; a queiet area, nice 19th century building, cosy atmosphere, large room at the second floor
staff were freindly , nothing was too much trouble. breakfasts were the best we have had at a hotel for quite a while.
the bathroom was quite small , but was clean and recently refurbished by the look of it.
We arrived early and they got our room ready while we had a drink in the bar, lovely room comfortable bed great location will be back
We had an excellent stay at No. 32 Hotel. The owner and staff were friendly and helpful and the rooms were very clean and comfortable. We traveled to Edinburgh to attend the Military Tattoo and tour the Castle and Royal Mile. All of these were within easy walking distance, as well as some other great things to see.
The staff at hotel 32 were amazing nothing was a problem and even down to extra requests as it was my wife's birthday! the hotel was gorgeous and clean. the breakfast was wonderful. The room was over our expectations!! Only a few mins walk to the nearest train, tram or bus to get too over all mega mega week!!
Could not park car outside hotel due to parking restrictions but the hotel provided a safe location which was only 10 min walk or 2 min bus ride away which was free parking! But this is not a remark on the hotel it's self as it is not their fault
