Brilliant breakfasts - lovely owners.They had decaff tea! I had a large room up in the attics with a single and a double bed and a huge en-suite bathroom. It is away from the city centre and any eating/drinking places but I enjoyed the walk to and from the Old Bell Inn.
Mattress on the bed needed turning! The bed was against the wall and the mattress went down on the edge.
My room was quiet, efficient, and right for the price. Breakfasts set me up for the day and getting to and from downtown easy because multiple bus routes pass within an easy two-block walk.
There are no places for dinner in the immediate vicinity, of course, that's solved by dining before heading back to the B&B.

The house is lovely and only a short bus ride from the centre. Irene and Bill looked after us well. The atmosphere was relaxed and friendly.
The room (for 3) was a bit cramped for three grown adults and was a bit expensive for what it was but it was the fringe festival so i suppose competitive enough. The shower room in the room was very tight and small and didn't have a window.

The bathroom was tiny. In fact was a kind of attachment installed in the interior of the room reducing its size, so the result is a tiny bathroom in a tiny room The room was pretentious: too many cushions and pillows and furniture in an small area. We would have prefered something more simple, clean and practical
I liked the comfort and the homey atmosphere of the place and the breakfast was superb, every single day but the most special was the personal touch provided by irene and bob.....just like staying with your aunt and uncle
The only thing is that the shower and toilet are not adjacent to my room so i have to always run across the hallway although the shower and toilet are excellent

I would highly recommend this guest house. Staff are very helpful & friendly and very knowledgable of the area. There is a regular bus service which runs into the centre of Edinburgh we didn't have to wait any more than 5 minutes for a bus and the fare in was reasonable too. The room was comfortable and clean and the breakfast was delicious. I hope to return to Edinburgh again I will definately return to No 45.
The location was in a lovely, quiet suburban street, a 10 minute bus journey from the centre. The couple who ran the B&B were so lovely and made the best cooked breakfast I have ever had - I've been converted to haggis now!
Mr Bill and Mrs Irene , the owners of the hotel, do and make everything to give the guests the feeling of coziness
There was lots of hot water and it was warm enough.
It was actually a bit smelly and damp. Not dusted or cleaned thoroughly enough. Things felt grubby and unkempt in the room. Behind the beds and on the spare bed sofa was terribly dusty - I didn't venture a look under the bed. I had to open the window all day and night because of the underlying smell of dampness and uncleanliness-like old smelly socks. There were old paint marks on the kettle flex and things seemed to be just thrown together. The bath panel was hanging off and no water splash-back screen. I was actually uncomfortable. Things were rushed and hurried at the one hour breakfast. There was no wifi connectivity in our room at the top of the stairs. I was not impressed by the price of the stay with regards to the standard of the guest house. Disappointing.
The house is beautiful, staff very welcoming and friendly. Our room was large and comfortable and overall our stay was very enjoyable.v

Lovely, comfy warm room with extremely comfy bed. Shower room was small but adequate for our needs. Bill and Irene were fantastic hosts and the breakfast set us up for the day.
Nothing everything was first class
This is a perfect place for us to stay for 3 days. I feel like at home.The landlady is so warm and helpful. Free English full breakfast is just fantastic! Location is also quite well.
