Room was not clean, carpet badly stained, mirror doors dirty, skirting boards dirty, tv not working, breakfast when it came was cold coffee undrinkable. We ended up taking our meals in an Italian restaurant not far from the hotel which cost us a lot more.

Hot water and the bed was comfy. Unforunately the room we stopped in, 'Barrow' smelled of cat pee no wonder the window was open! The carpet was quite marked and dirty and had a lovely iron mark on it. No working extractor fan in the bathroom.

The view from the conservatory where we ate dinner was lovely. The food served in the evening and at breakfast, was lovely. the overall setting of the hotel was beautiful The room I stayed in was a bit tired, and the furniture was old and needs to be replaced The WIFI signal was awful, needs to be fixed

The Staff were absolutely kind! From the chamber maid to the manager the friendly atmosphere was ever present. The food was of a high standard & nothing was any trouble to ask for. It was quiet & there was a wedding whilst we stayed yet noise was a minimum. The breakfast consisted of fresh fruit, juices, cornflakes ect, continental, full English consisting of sausage mushrooms tom's black pudding eggs how you wished & bacon all of highly good quality. Our toiletries towels tea coffee ect were all replaced & the room was clean & tidy on our arrival. Bed was soooooo comfortable, big tv & the view over the water was amazing & this was our 1st day/night. Again I wish to personally thank the staff for all the help given. It is with deep regret that all went extremely south when we returned from our day out. The telephone still did not work even though it was reported several times from the start of our stay. Our room had not been cleaned. The towels that were left in the bath were re-folded & put back, the meal tray consisting of stale chips, prawn sandwiches & chicken left the foulest of smells so the windows needed to be open & it was really cold, our cups were not cleaned & no more coffee tea ect replaced, dust on surfaces in bathroom as it was clear it had no attention, bins not changed & my daughter of whom is a young woman did have sanitary waste left over all the time we were away, my clothes were on the floor my orange juice was still left on the side as were our used cup's & saucer's& we did have to check to make sure all was ok regarding our valuables. Then after bringing this all to the attention of staff on duty we did change rooms but the bed was so low down & extremely soft I did not sleep & I did write down everything that had happened. We had nothing to eat & it was getting late, not how we planned our night at all. Staff asked what we would like to eat & was bought to our room as we were shattered. Such a let down & a great shame as I booked this time to be with my daughter who had to leave the next day as she lived some 200 miles away. On booking out when I presented my notes they did apologise & gave us a discounted bill yet this will not ever bring back the time I lost with my daughter & this is why the 1st amendment to our bill was refused by myself. I must stress that the staff did everything possible to rectify such an awful experience even though it did ruin our stay. If they had not tried their up most I would have cancel'd fathers day week-end yet again I am happy to say that we will be staying with them again.

The location is superb. The staff are very helpfully and pleasant. The beds are really uncomfortable akin to lying in concrete. Shower is either scorching hot or icy cold, very difficult to get a good medium.

Location next to Rutland Water. The building itself is beautiful on the outside and the location is nice and quiet. In addition the check-in process was quick and completely hassle-free. Breakfast service was awful (didn't get asked if we wanted any tea or coffee / none of the tables had been cleared after guests had left) and the dining room was pretty grotty.

Breakfast was good, food was fresh, bathroom was very nice, powerful shower, balcony view of lake. Room was dirty, 2 dead insects and someone's tablet on floor under vanity table. Bed was creaky and sound proofing was not good. People downstairs were very noisy.

The staff were all brilliant. The suite with a lake view fantastic. The restaurant food scrummy. Breakfast buffet bar too small on 2nd morning due to a large wedding party. Would have preferred not to queue for breakfast.

It was a clean, quiet, nice hotel. Value for money on the room was great. It provided all we needed for family of 4. I would stay here again and found the staff accommodating and helpful. Fantastic water pressure was great bonus. Dinner menu was limited and a bit over priced although the food was nice. Restaurant did not open until 630 which for young ones is a bit late. We skipped breakfast fed kids in the room as the reviews were not great about value for money.

Stunning view of Rutland Water from the Lake-View room. Excellent evening meal in the restaurant. Friendly staff. Great location for exploring Rutland Water. Breakfast was a bit poor, only eggs available were scrambled, sausages were a bit chewy. Insufficient tea/coffee/milk/sugar in room.

The location was truly magnificent, even better with about 10cm snow, so very picturesque The bath wasn't cleaned properly, the jacuzzi jets spat out black flakes and the water was light brown. Not hygienic at all and the staff could have been a lot friendlier, there was one exception which was the waitress at dinner. All in all I think the hotel relied on it's location and forgot about Customer Service.

Only 100 metres from Rutland Water's edge. Good breakfast. Restaurant food was good, although a limited choice and a little expensive. We were there during the snow of mid January 2013, and there were few guests. Nonetheless, the public areas (especially the restaurant), were insufficiently heated. The bedroom had its own (electric) heater, so we had it warm enough.

Excellent setting beside the water. Comfortable room. Lounge with real fire. Evening meal pricey but very nice. Room had not been prepared. No bed linen or towels. Breakfast coffee lukewarm, and eggs overdone.

The old stone building . Location, ease of parking. Cleanliness not up to standard, cobwebs in dining room and bedroom. Dust on back of TV and skirting boards. Obviously no inspections so cleaning standards have slipped . Cooked breakfast was almost cold when served.Carpet not cleaned.
