The hotel was in a good location, in walking distance from the beach. We stopped in a family room and although the room was small we didn't mind, it served its purpose which was a bed for the night. Breakfast in the morning was great, we were escorted to our seat before ordering breakfast. All the staff were extremely friendly and were there to help if necessary. If I was ever thinking of stopping over night in Skegness again I would definately stop here again and would recommend it. The family room was slightly small.

We were given a family room with a wonderful view. The hotel was clean and friendly and good value for money. The food was also very good!! The bathroom / shower could have been a little cleaner - but I am very picky...

We had a room at rear of building. It was a large room with a large bed (2 x singles pushed together). Perfect location for a night out - 2 mins walk to nearest bar - 6 mins to clocktower and town centre. Very good value for the price we paid. Breakfast was hot, served quickly and great value for money at £5 each. There is a lift for anyone not capable of managing the stairs or with heavy bags. Very tired decor - makes it feel dirty when it really isnt. Avocado toilet and sink - sink had cigarette burns in it. Walpaper torn in places and large burn on carpet. Whole place would benefit from a coat of paint and some new carpet.

The location is excellent on the seafront, just far enough down from the pier. Our room was small but neat, tidy and spotless. We were room only so didn't have breakfast but it smelt lovely! We would certainly stay there again.

Nice hotel on the seaside front. Easy to find and good location. Friendly and comfortable, good breakfast and service. Shower in room could do with updating. Apart from that would gladly use hotel again.
