The staff were very helpful. We had a small child so they put us on the top floor where it would be quieter. They also let us store baby milk in their fridge.
On a weekend the hotel has functions which can get loud at night, however the baby slept so not that bothered. Due to the Fringe festival the price was high.
We arrived late but were still made to fee very welcome with a free pint! Room was a little tired, but comfortable enough. Staff were friendly at check out and excellent with directions into town.

Bathroom wasn't clean on arrival, however it was cleaned to an acceptable standard next day. There was no hot water and when I went to complain could find no one to complain as in to. Having the option to have more than one pillow! (It's the little things)
We were visiting for the Fringe Festival and this hotel worked out well for us, a group of 3. While the rooms are nothing spectacular it has everything you need for a decent night sleep. The staff are friendly, but we didn't have the need to interact with them much. It is about £6.50 by taxi into town, 10 minutes on a bus, or 30 minute walk.

The room is clean, new with comfortable beds. The area is quiet. It takes about 15 minutes to Princes street, but the bus connection is very good so getting around from the hotel is really easy.
There were no hot water in the morning two days in a row. The second night we told the hotel about it, a woman told me she will take a look at it, but then we waited for half an hour, there were no response at all, also no one came to even check the water in the room. We had to catch a tour, so we checked out without taking shower... If you take your shower in the morning, you might need to make sure that the hot water really works before you book the room, or you might have to take a cold shower.

Attitude at front desk was a disgrace,bed was the worst ever,room was dirty,shower door was hanging off,towels were old and fraied, grout inbetween tiles in shower were full of black mould ,

shabby rooms, unclean,dangerous electrics,room cleaning poor every day,facilities none! (bar was closed due to refurb!) noisy plumming,one room was facing main street and traffic all night! my advise is do not go there
Mostly everything. Specially unfriendly, mean and unhelpful staff.
On arrival, we found the rear car park to be strewn with litter and no attempt was made during the entire stay to clear this area. the gate to the car park were always open so was not a secure area. On entering foyer reception was handed key and filled in photo copy scrap of paper for our details. Notices on wall informing residents that Breakfast/Continental was extra and not included in cost of stay and that surcharges would be made against credit and debit cards of 1% and 5% respectively. none of this is mentioned on the Booking Com website. Bedroom was very basic with one double bed; one single bed, no chairs, three very small 2 drawer bedside units, the smallest TV I've seen in a hotel stay. Killed a bluebottle on first afternoon and was still on the floor on the day we left. Beds were not made on 4 nights out of six, the second time was after we had complained. Left wet floor towel in heap in bathroom area for this to be replaced and on our return found this had been laid still wet in the shower tray. I would not recommend this hotel and on speaking to other guests they felt the same. On the last morning when we did eventually venture in to the breakfast area, no one seemed to have a clue what they were suppose to do, the two members of staff who were on duty looked totally harassed and demoralised. Booking Com need to check details they send to hotel as this is different to what the customer receives as I found out. We are not happy customers! Actually we couldn't wait to leave.
