Stayed overnight as we were in Edinburgh for a family get-together. Friendly welcome from Staff. Room was what can be expected for the price. Clean, good double and single bed. More than enough towels. Coffee / tea making facilities. Flat screen tv. Good heating. Ensuite bathroom and shower was fine. Continental breakfast was varied with selection of cereals, fruit, yogurts, fruit juices, coffee, tea, toast etc. and was included in price of room. Spent some time chatting to lady member of Staff who was very pleasant. A bit out of the Centre of Edinburgh, but again this is reflected in price of room. However, easy access to city centre by bus or taxi. Private off-road car park - no additional charge. Really - a perfectly good budget hotel! The decking on the footpath round side of hotel has steep slopes which due to light snow was extremely slippy and needs some form of non-slip surface applied.

Staff were friendly, helpful, available. Nice setting for breakfast and easy access to bus line and city center. The bathroom had no towel hooks, no shelf, no space for putting things in the bathroom.

the proximity to Edinburgh centre and the off the road parking were our main reasons for choosing your hotel nothing except the pleasant, friendly reception by George. your hotel is run down, shabby which all makes one feel it's dirty too; breakfast and particularly the coffee were lousy. poor value all round.

I thought the staff were all lovely and friendly especially the hotel manager who was from South Africa. It was conveniently located for a quick bus ride into Edinburgh, easy parking was available too.

Staff were friendly and they changed our room after first night. First room was meant to be a double, but no way. It was small even for a single bed. However, they had put a double in and we could not even move round each other. No chair/desk in room. Breakfast; Juice tasted like water, toast cooked after approx 9 mins. Coffee was horrible.

Only the bed was not very comfortable[old springs], otherwise everything was good, nicely located and well connected, on the city bus routes.

Staff were very friendly and welcoming, taking time to make sure our stay was pleasant. Our room was booked as a twin and we got a double and a single bed which was great however the single bed duvet was very thin and not suitable for a cold snowy night so we had to share the double. Also, the toilet was very noisy.

We stayed in a tripple room and it was so worth the money. The facilities in the room are excellent. Besides, the breakfast was simple but tasty. The service was excellent as well. If slippers could be provided in the room it would be perfect.

We had a friendly welcome from George.... the room was clean and comfortable, nothing fancy but all the usual facilities. A tv with dvd was put in our room so my girls could watch a movie before bed, there was a great selection of tv channels available. Breakfast was self-service, everything was easy to manage......lovely hot coffee. I was disappointed that there was only a shower and not a bath, but of course rooms may vary. The only other thing which I noticed was the toasters in the dining room seemed to take forever, and the bread was still only warmed, not toasted.....maybe its a safety thing but time is of the essence in the morning especially for those checking out and it was frustrating waiting 5 mins for toast to be toast.

Staff very friendly and very reasonably priced hotel for the location. Room was a bit noisy - gap at the top of the door meant that could hear all going past on the coridoor. Unfortunately not helped by rowdy guests in the early hours of the morning, but that is no fault of the hotel.

A very good value hotel, freindly staff and clean. I had a room at the front of the hotel and the road was very busy. If I stay again I would ask for a room at the back. Not the hotels fault but perhaps double glazing would help at some stage.

The hotel was in a perfect position with bus stops to and from City Centre only yards away. Excellent bus service but a nice easy walk into the city. The staff could not be faulted - so helpful with information on buses, locations and, providing detailed instructions on how to get to other places, bus times etc. There was a large shopping centre just round the corner from hotel. The hotel was situated in a very nice, quiet area. We will certainly go back there .Don't always take notice of the write ups. Value for money, excellent location and friendly staff.
