This traditional, family-run hotel is 2 miles from Edinburgh Waverley Train Station and the center of the city. It offers free Wi-Fi in public areas, and free private parking on site. The Northumberland Hotel is in a quiet location outside the center of the city, but the shops of Princes Street can be reached in less than 10 minutes by car. Holyrood Park is a 25-minute walk away. The traditionally decorated rooms have a TV, telephone, tea/coffee facilities and a hairdryer. Some rooms have access to a quiet rooftop terrace with views of the city. Stayed overnight as we were in Edinburgh for a family get-together. Friendly welcome from Staff. Room was what can be expected for the price. Clean, good double and single bed. More than enough towels. Coffee / tea making facilities. Flat screen tv. Good heating. Ensuite bathroom and shower was fine. Continental breakfast was varied with selection of cereals, fruit, yogurts, fruit juices, coffee, tea, toast etc. and was included in price of room. Spent some time chatting to lady member of Staff who was very pleasant. A bit out of the Centre of Edinburgh, but again this is reflected in price of room. However, easy access to city centre by bus or taxi. Private off-road car park - no additional charge. Really - a perfectly good budget hotel! The decking on the footpath round side of hotel has steep slopes which due to light snow was extremely slippy and needs some form of non-slip surface applied.

For the price, it was barely ok. It was easy to get a bus into town. The lady at reception was most helpful. We were concerned with the poor reviews but decided to give it the benefit of the doubt. The hotel's price was its redeeming feature. However, the whole atmosphere was rather run down with chipped and badly finished paintwork, and very dusty shelves in the wardrobe. The instant coffee, basic sliced bread and packaged jams rather stretched the term "continental" breakfast, helped only by fruit and yoghurt. There seemed to be very little sound proofing - talking could be heard from adjoining rooms late at night. Our main concern was exceptionally loud music being played late at night for a private party. This required a phone call down to reception and whilst it stopped a few minutes later, the call should not have been necessary. We came away feeling that we should have taken note of the many negative reviews.

So uncomfortable hotel; room was very cold during the day, dirty carpet, no hot water in the morning, shower was very old and hard to deal with, coffee and tea provided in the room but no spoons, curtains were too small for the window, breakfast served during the week from only 7.00-8.30am and weekend 8.00-9.30am, the variety and quality of breakfast were very poor, staff were hardly available. I would not go back again unless I am stuck an desperate to find a hotel. However, the location of the hotel is good.

The hotel was in a perfect position with bus stops to and from City Centre only yards away. Excellent bus service but a nice easy walk into the city. The staff could not be faulted - so helpful with information on buses, locations and,providing detailed instructions on how to get to other places, bus times etc. There was a large shopping centre just round the corner from hotel. The hotel was situated in a very nice, quiet area. We will certainly go back there .Don't always take notice of the write ups. Value for money,excellent location and friendly staff.

Liked just about everything in this little hotel apart from the very cold dining area which could certainly have been doing with some form of heating especially in these weather conditions but that aside really great little hotel Cold dining area

Hotel is not clean with realy not nice smell. Staff extremaly unfriendly. Shower was broken. Front doors are broken,so you can not close them properly when you go out. Definitely not romantic place to stay, definitely not for families with children,because there is a notice that you have to speak very quietly.Breakfast very poor .I wouldnt recomend this hotel to anyone.

It was convenient for our purpose and the staff were helpful. Breakfast was very good and in a very pleasant room. Bed was very comfortable. The interior was fairly dated and run down. Certainly the room we stayed in needed a major refurbishment.

The location was ideal for my tour, the staff were friendly. The showers were rather medieval. Breakfast could be served later. I am an entertainer so didn't get back to the hotel until the early hours of the morning so by the time I woke in the morning, breakfast was over and done with. I had paid for breakfast in the package but never actually got it once.

Staff was very friendly and flexible, they let me check in and check out not in their regular hours. Room was big enough and very clean. Towels, soap, tea/coffee in the room in enough quantity, Free wi-fi in public zone and cheap access in your room (3 pounds for all period of stay). Hair dryer in the room. I am very pleased with everything. Walls are not too thick, but the hotel is very quiet, so its not a big problem. Hot water wasnt hot enough. Breakfast is too early - 7.00-8.30 A.M.
