The location is in a safe and very convenient spot. Bea and our room maid very pleasant. Comfortable beds.
The bathroom was unclean on the floor, around the baseboards and tub. The windows and curtains were unclean. The kitchen facility was very basic.
The staff were very accommodating and helpful. The breakfast was enjoyable.
The front garden needs to be cleared.

Words cannot describe. I really feel for the lady who owns is but I would not recommend. Myself and mum was booked in for 4 nights. We only stayed for one.The place is in need of updating and a thorough clean. I wouldn't even have a shower. The whole place just felt dirty. I believe it needs closing down for a revamp
Location was excellent-very close to the tube. Spotless Linen. Breakfast was enjoyable. Beds were excellent-we slept really well. Manageress was very pleasant and helpful. Maids were pleasant.
Front Garden needs to be rid of all the rubbish. This is actually a health hazard as it is sure to attract rats.The bathroom needed a good scrub. The floor looked as though it had not been cleaned in months.The stairs were extremely steep which made it difficult to negotiate with suitcases.The whole house needs urgent renovations and minor repairs eg.sturdier locks needed in some places such as bedroom and bathroom.
The owner is very nice and breakfask is served to the room. Near the tube station of Notting Hill, convenient location with many places to eat and Tesco.

Tiny tiny bathroom but adequate for one night. Noise from main road but hey, what do you expect in Central London!
The location for this facility was wonderful. Close to metro and small local shops.
There was trash in the entry courtyard, The place smelled of cigarettes with a flowery perfume overlay. While this could be a lovely facility and actually command it's fee. It is sorely in need of cleaning, paint, and updating.
Location next door to Underground station. Kitchenette with all facilities, including tea and coffee making, microwave and fridge. Good breakfast delivered to the room. Very friendly staff who are attentive to constructive comments. Excellent value for money.
A lot of junk and builder waste at the front creates a bad first impression and needs to be removed. Very small bathroom needing ventilation. Stairs are steep and narrow but our cases were delivered to the room voluntarily.

The smell at the frontdoor emanating from the filthy sunken garden was unbearable. The inside of this establishment was filthy and had an overpowering stench of musty damp and filth. It is shocking that this place should be advertized by Booking.com
Location was fabulous! We loved having kitchen facilities, too. Owner was very helpful and accommodating & she provides full breakfast for the price of the room.
Very old and out-dated, but clean. There is a musty smell and too many barking dogs on premises. Bring good set of earplugs. Rooms on the backside of the building are more quiet than those on the front (busy street).

Close to the train station
The staff in the hostel was really nice. They brought us the breakfast in our room! It was clean. The location is also good because the tube station is close to the house and the area is safe and calm. We spent a wonderful weekend and the price is worth it!

The location is excellent, just next to the Holland Park underground. Also the personnel were really friendly and helpful. The beds were really good to sleep. The breakfast was decent with toast, cereals, eggs, juice... And the room included a flat-screen TV, microwave and a fridge. Everything you need! :)
The room could have been cleaner and warmer. E.g. the curtains were quite dirty. The electric heater seemed too dangerous to be left on without attention, as electricity flashed inside it all the time.
This was 5 minutes from a birthday party we attended. Also a minute from the tube station. It must be one of the cheapest rooms in London. Basic, but clean, with kitchen facilities (Fridge,microwave, sink,Eating utensils) Basic but reasonable breakfast in the room included. For the price 9 out of 10!
Old London house with very steep and narrow staircase. Not suitable at all for those of restricted movement or large, heavy suitcases! You must make allowances for the price, this is not luxury but very functional.

A warm welcome and the breakfast in the room is a nice touch. Close to the tube and a small parade of shops for essentials. Good value for the location.
The property in general is in a very dated and tired condition. A lick of paint would seriously improve perceptions.
The guest house is definitely rough around the edges. We did have a private bathroom across the hall. However, we had a spacious room, very comfortable beds, toasty warm down comforters, and a space heater. Excellent television with good cable service. Hot water in the shower! And you can't beat the location ... right next to the Holland Park tube station.
The guest house does desperately need an update and there was a musty smell when we first moved in. The dogs who would go out in the back in the morning were noisy barkers. Our bathroom was cold...but the shower had great hot water. For the price, we did well.
Right by the tube station. Very cheap for London. Full Breakfast delivered to your room. Huge TV. Kettle, microwave fridge in room. I would stay again.

Rooms are very basic.the room with private toilet-the toilet is not in the room but seprate,the room was just stinking with smell coming from the street.I had to change the room because of the smell but the other room was noisy...
