A bit dated could do with an update
Very easy to walk into the City Centre and very quiet situation. Very clean and comfortable.
You have to walk across the square for breakfast in the morning to sister hotel - we didn't think this was clearly stated at time of booking. Very small breakfast tables - we had to use the seats next to us as overspill! Had to select from a set menu with no opportunity to get own cereal for example. The details clearly state in the room that you are entitled to a free car parking permit for the car park - not the case - we had to pay. Some staff not very welcoming.

We booked into No 12 which turned out to be unstaffed at night and administered from the Georgian across the square. This did create a slightly creepy feeling to letting ourselves into an empty building. Don't know what would happen in an emergency.
I arrived early and staff were very obliging and allowed me to access the room .
I was 5 minutes late to breakfast and was refused a cooked breakfast although staff were still serving cooked food The room could do with upgrading to flat screen TV
Number 12 is in an excellent location for a person travelling alone. It was easy to walk to the centre of the city, a mere ten minutes away. My room was very well presented. My dietary requirements were well catered for by helpful staff.

The location is a short walk from the centre and is in a relatively quiet area.
Both lights in the bathrooms were faulty. I cannot understand how this was not already known to be a problem. And the WiFi wasn't working. There was no way to contact any staff at a late hour nor any available the following morning to sort these out. This meant we had to use the bathroom in the dark and had no WiFi so were disappointed overall.

Booked this hotel for my son who had been involved in a car crash near Honiton and taken to Exeter Hospital. Car was a write off. So can only say what I was told, that he enjoyed his stay and slept well!

I had a good stay there. The room was clean and breakfast was very good. Will highly recommend to any one needing accommodation in Exeter.

Found the facilities and accommodation to a high standard.
decent sized rooms and mostly clean. When we finally got breakfast it was of a good standard,
permit parking but no spaces, luckily it overlooks a public car park. Stood outside for 10 minutes on arrival trying to check in with two children needing the toilet was not great. Had to walk across the square to the 'sisiter' site for breakfast where the surly eastern european staff told us there were no tables and to go away and come back.
The accommodation was good, clean and tidy just what we needed for our short visit to Exeter. The accommodation was fairly close to where we needed to be i.e University of Exeter. Although we had to cross to a sister B&B for breakfast this was not a problem and breakfast was very acceptable.
The limit on booking in time as we travelled 5hours and were unfortunately later than anticipated due to traffic, although the owner's sign did look out for us as we rung warning of our late arrival.
