Hotel is in need of a good redecoration, it is looking a very tired hotel. Very noisy, lots of noise from adjacent rooms. English breakfast was very basic.
At the end of day get what pay for . £50 for room and breakfast. Cant go wrong slept like a log.. breakfast decent .. sure it could do we re ramp but. receptionist and chef for us couldnt do enough for us was fully booked they was rushed off there feet
Bathroom , we did pass on a shower.. it could do with upgrade .
The room was freezing!! We had no heating on & it was 2degrees outside. Would not stay again as it ruined everything!.
only thing good was the location as it was near the venue my daughter was to attend.
every thing!!!! Poor appearance from the front, the unpleasant smell in the reception area, the dull décor, the carpet, the paint work, no-one seems to clean this hotel!!!? If you stay look behind the beds....and see what you find!! I found lady birds on our light shade!!!! Breakfast? a whole new story........

I recently travelled to Leeds for a concert at the Arena and all accommodation under £100 ,for me and my son was fully booked apart from this one. The rooms were fine for a night or two. Clean and a sink in the room.
The building is very dated, however what spoilt our stay totally was the cheap breakfast. Coffee was obviously a very cheap ' basic ' brand- very bitter. Breakfast was 1 very cheap sausage, 1 rasher of bacon, an egg and lots of beans. Although I ate it, it is definitely the worst breakfast I have had in a bed and breakfast/hotel. I'm not one to complain and I eat everything, but the quality was very poor and for this reason I would only go back if it were the only place available.
The breakfast was faultless. Excellent value for money and satisfying. The bed was comfortable, and warm (once the heating was actually on). It was quirky and unique and it appealed in an odd way.
Apart from during breakfast, it seemed to be run by the people under the stairs. To have to ring the bell to be let in, at 5pm in the afternoon, is a bit strange. Later on, when venturing out, again, no staff to be seen. It was as though they vanish and are conjured into existence when a guest calls. We visited in November, thus, expected the place to be warm. It wasn't. The heating only came on at night, and when you are trying to get ready for an evening out in a cold room, it can prove interesting. Again, trying to find a member of staff to enquire about this proved fruitless. Our room, number 12, seemed to have some kind of ladybird infestation. The window originally wouldn't fully close, and I suspect this is where the ladybirds came from. However after a few attempts my partner managed to get it to stay shut. Surely this kind of thing should be maintained, especially in winter months. The plug socket on the wall was loose. Hence, the kettle wouldn't work. We had to remove the cable casing securing it to the wall to enable us to plug the kettle into a working socket.
Staff helpful and obliging. Waited until after their 21:30 close time for us to arrive ( arrived at 21:45) as we were travelling a distance and the roads/ traffic were poor.
Bugs on the curtains and lightshade were somewhat disturbing and not very pleasant.
Closeness to amenities
You can come and go as you please with your own front door and room keys. Close to city centre, bus stop just down the road or call a taxi (reasonable price). Nice and cheap as well.
Room was a bit cold and damp. This hotel is good if you're here for a party weekend and just wanting a place to rest your head at the end of the night.
Obviously decor / furnishings a little dated - but beds good, room clean and warm and en-suite bathroom fine. Great for weekender in Leeds
Breakfast a little early for weekend
The decor and bedding looked shabby although was clean. Room was not cleaned during 2 night stay although we were given change of towels. Tea and coffee not replenished nor beds made. There was a "musty" smell in the bedroom.
Position close to family we were in Leeds to visit. Lovely old house with good parking.
Bedroom was cold and no heat in bathroom meant towels didn't dry between use on Saturday and Sunday.
I got more than for what I paid for! (single room for one night with free WiFi and tea/coffee making facilities for £31 including VAT no breakfast). I'll go back there again.

Old and tired decor, very old worn carpets giving off musty smell throughout hotel and room. Limited choice for breakfast.
The price is good if you need somewhere to base yourself close to Leeds city in our case near the university side of Leeds. Parking is free and off the main road,Girl on reception was friendly and informative.
Entrance lobby and stairwells smell musty / old need freshening up new carpets ,, Room smelt damp fixtures and fittings need updating

Breakfast finished too early
No hot water, tv picture from the 60s, no staff, no bar, no restaurant, smelly, dated, what more can I stay apart from never again, very disappointed.
My experience was very unpleasant due to the condition and standard of hygiene. 1. The carpet throughout the hotel was dirty, especially in my room and on the stairs. 2. The floor edges around the bathroom as well as in my room were filthy. 3. The shower head were filthy. 4. The dustbin in the bathroom was dirty, and the pedal of the bin looked like it has never been cleaned before. 5. The room was freezing cold, and although there are central heating, it was not turned on even though it was 2 degrees Celsius. 6. The light in one of the bathrooms did not work (shared bathroom) 7. the bathroom that I used had bathroom cleaner, but no cloth or sponge to clean the bath with, so I had nothing to clean the bath with. 8. The headboard was so filthy, that I used on of my own scarfs to cover it. I had to pay before I could see my room, and since I was in the city centre until after 6pm, I did not have any other option than to stay in the hotel. I complained this morning, but the lady said that I must e-mail the owner. She did not want to come upstairs so that I could show her what I was not happy about, because she said she was busy with breakfast. I took photos of everything, but it seems like I can not upload it. I was looking forward to a break, but I did not rest at all. The room was too cold to sleep comfortably, and I kept thinking about the filthy state of the room. A three star hotel must be clean. This hotel is far from acceptable. If needed, I did take photos. I am looking forward to a reply.
Clean bed linen, room tidy and the fact that we were given a house key to let ourselves in and out at any time was good.
Property needs a lot of capital investment. Needs to be modernised to meet current expectations in todays competitive market.

Toilets and bathroom were shared and were not very clean. Extremely dirty towels in the bathroom and toilets left dirty.

the breakfasts were good, the people who did the cooking and serving were very nice. Parking was good.
No heat - even though it was only Sep it got really cold. the room needed a thorough vacuuming to remove dust, webs, bugs that fell in the tub..The sheets did not fit the bed (or no one knew how to make the bed)
