No hot water, tv picture from the 60s, no staff, no bar, no restaurant, smelly, dated, what more can I stay apart from never again, very disappointed.
My experience was very unpleasant due to the condition and standard of hygiene. 1. The carpet throughout the hotel was dirty, especially in my room and on the stairs. 2. The floor edges around the bathroom as well as in my room were filthy. 3. The shower head were filthy. 4. The dustbin in the bathroom was dirty, and the pedal of the bin looked like it has never been cleaned before. 5. The room was freezing cold, and although there are central heating, it was not turned on even though it was 2 degrees Celsius. 6. The light in one of the bathrooms did not work (shared bathroom) 7. the bathroom that I used had bathroom cleaner, but no cloth or sponge to clean the bath with, so I had nothing to clean the bath with. 8. The headboard was so filthy, that I used on of my own scarfs to cover it. I had to pay before I could see my room, and since I was in the city centre until after 6pm, I did not have any other option than to stay in the hotel. I complained this morning, but the lady said that I must e-mail the owner. She did not want to come upstairs so that I could show her what I was not happy about, because she said she was busy with breakfast. I took photos of everything, but it seems like I can not upload it. I was looking forward to a break, but I did not rest at all. The room was too cold to sleep comfortably, and I kept thinking about the filthy state of the room. A three star hotel must be clean. This hotel is far from acceptable. If needed, I did take photos. I am looking forward to a reply.
Clean bed linen, room tidy and the fact that we were given a house key to let ourselves in and out at any time was good.
Property needs a lot of capital investment. Needs to be modernised to meet current expectations in todays competitive market.
Welcoming staff, good location and good price.
Toilets and bathroom were shared and were not very clean. Extremely dirty towels in the bathroom and toilets left dirty.

the breakfasts were good, the people who did the cooking and serving were very nice. Parking was good.
No heat - even though it was only Sep it got really cold. the room needed a thorough vacuuming to remove dust, webs, bugs that fell in the tub..The sheets did not fit the bed (or no one knew how to make the bed)

Shared bathroom didnt lock very well
We - myself, a friend and my mother stayed at this hotel a month ago and could not fault this hotel. The lady at reception was very friendly, welcoming and polite throughout our stay. All rooms are close to a bathroom, so although they aren't en suite it really does not make much of a difference. The hotel was quiet, comfy, in a great location AND offered a great breakfast - what else could you want?

Oak Villa is a Victorian manor house building with as many as ten rooms all leading off the first floor corridor, if not more. Compared to the numerous other B&Bs on Cardigan Road it benefits from a long driveway, expansive front garden and large car-park which sets it back from the road, so traffic noise isn't an issue. Breakfast is okay if slightly bland (egg, sausage, bacon, beans & tinned tomato) so maybe the inclusion of mushrooms might go down well.
I stayed for 3 nights with a friend in room 7, an enormous living space with 3 single beds and a wash basin but containing just one one single socket electrical power point. The solitary light in the centre of a very high walled ceiling could do with an upgrade - you don't tend to get a great deal of illumination from a 40 watt bulb. There are reading lights mounted on the wall behind the beds and another wall light above the basin, however none of them work. The actual light fixings look so dated that it could be replacement bulbs don't exist for them anymore, so these should be replaced. Room 7 isn't ensuite (don't know if any of them are actually) so you're sharing a toilet and a shower room that has very soggy floor mats with other guests. The walls are so thin that you can hear the TV in a room three doors down from your room.
Location was good , Parking on site plenty of space, Room Clean and comfy. Friendly Staff.
Rooms and bathroom could do with an update, Breakfast was nice but a bit on the small portion size, ot the worst ive had , but along way short of others for similar price paid.
There was a bus stop close by to get into town, taxi into town was only £5, £7 later.

Very comfy, firm bed. Friendly owner/staff. Excellent parking and convenient location. Got upgraded to ensuite without any request.
Bit hard to find but a phone call quickly elicited clear directions. Booking agency had taken my money but hotel were unaware booking until I phoned. By the time I arrived they had it all dortrd
The Oak Villa Hotel offers good B&B accommodation. The beds are comfortable and there is a good variety at breakfast time and as much as you would like of anything on offer. The lady in charge is always friendly and helpful - we have stayed there on many occasions since 2011 and when we go to Leeds we always try and stay there.
The hotel needs updating and a fresh coat of paint in some of the rooms.
The car park was the only good thing. It was like a 70's sit com.O kept expecting Rigsby to come in looking for Vienna. It stank of old ?cooking .
The smell.The furniture. I am a fan of 2nd hand or vintagd but this was bad.There was not one piece of furniture thatlooked ok.It was like bad jumble sale stuff. A carpet ththat continues into the bathroom might explain the odour.The bed wasn't made properly.The room could have been lovely if it had an ounce of taste.Tat is the other word. With a small amount of taste and a skip it could be lovely in a parallel universe.I wanted to take a photo to show people but I was too traumatised and left a.s..a.p
