To be a great hotel - more consistency 1) in service i.e. staffed bar, not having to chase for service. 2) breakfasts varied from day to day despite being the same menu 3) bit more finese from staff when serving food

From the moment we arrived in reception to our departure two days later we were treated by friendly, helpful staff. Our room was big and comfortable with lots of storage space. Cooked English breakfast was excellent and both of the dinners we had were of a high quality. We loved the old manor feel to the place and that grand staircase with its huge stained glass window is amazing.

We personally have no dislikes but potential guests should be aware that, particularly on Friday and Saturday the hotel hosts functions that involve discos. These are not very noisy but can still be a bit intrusive; the disco stops at midnight. We just watched the telly.

I liked the building. I liked the room, two pillows and a cushion each, very good. The free wi-fi was a great help. The room was lovely and clean.

I wish there had been two chairs.

Decor was like something out of the early 70's and it looked a little run down in parts.

The character of tthe building has been maintained to a high standard with amazing stained glass windows on entrance. The decor and funriture fir the design of the main building. The spa was awesome and warming after an afternoon of walking around Pendle Hill villages. The room was a good size with a comfy bed and soft welcoming pillows. Overall we enjoyed our stay and found the atmosphere relaxing. We will definitely be back and also recommend Oaks to our family and friends. Thank you for the friendly hospitality.

The receptionist was helpful and breakfast was good.

No hot water in the first room so was moved to another room also no hot water. The quiet room was next to the bottle skip (enough said). The doors in nearby rooms need the door closers adjusted to avoid the constant slamming, or post signs asking residents to be midful of other guests trying to sleep. The shower in the 2nd room (once the water was hot in the morning) was either on full blast which was painful or a fine mist which was of no use to anyone, and the temp could not be lowered. The barman on duty need a customer service course. He just nodded his head in place of asking, yes sir can I help. When I had to ask for ice he just grunted.

Very friendly staff. Nothing is too much trouble. Excellent meals served in a friendly relaxed atmosphere. Clean and quiet room selected for us, I think, to insulate us from the noise of a wedding party!

When you are old and grey the maze of stairs and corridors can be a bit daunting. Pity the listed building status prevents the installation of a lift.

The hotel's pool area, Jacuzzi, steam rooms. Food was good.

I lived in Burnley up until about 20 years ago and always wanted to stay at this hotel set in nice grounds and the staff who I dealt with where ok.

The room was so far away from the reception area you could easily get losted trying to get back to reception. The room was aged, the bathroom had been cleaned but I would think about 1 month ago, also the whole room could have done with a deep clean. To be honest this is my partners 4th stay in a Best Western and the same issues every time about the cleanliness. I will be sticking with Chain Hotels (Lenny Henry advertises them) where all the rooms look the same and you know what your room will be like before entering which I use for work on a regular basis.

The setting in pleasant grounds was lovely, whilst the structure of the building was grand and colourful. The atmosphere at Christmas time was lovely and we were impressed with the friendly and helpful attitude of all the staff. The food was not the best ever, but it was good value for money and we reallhy enjohyed the spa facilities. We would stay again and would recommend it to friends and family.

ome of the food - at breakfast in particular was low cost, out of tins and not as good as it might have been. However there were many compensations in other ways.

I was given a room with the worst view I have ever seen. It was a solid brick wall within four feet of the window.
