A place full of character !
Very tired decor, no evening meals provided for. Heating didn't work, although they supplied small electric appliance. Tv didn't work properly,fixtures & fittings very worn. Needs lots of money investing in it!!

Shower was a pain took ten minutes to warm up. Double room was double bed and sofa bed was not happy about that at all.

Lack of space in the bedroom. Noise from other rooms. One coat hanger in the wardrobe carcass and that was for a child of 18 months to 2 years.
Clean. The decor is a bit mental - kind of how someone from a completely different culture might think represents 'traditional olde English' ambience. Think 'quirky'. Quiet location but really easy access into Leeds city centre. The en-suite room was a bit tired and the bathroom quite tatty but everything worked and was cleaned every day. I had four of the best consecutive nights' sleep in room 15 I've had anywhere for ages. A few reviews on here seem a bit unfairly negative, given a price of £35 per night in a city where it's hard to find anywhere sub-£100. The guy who checked me in even insisted on carrying my case to my room when I checked-in, then disappeared without obviously hoping for a tip. No one ever does that any more.
Couldn't pick up any wifi. Some of the clientele had a habit of spitting around the entrance, where they smoked.

The mattress springs were broken hence a sleepless first night. Staff moved us to a bigger room with no hassle, however, despite turning off the radiator the room was so hot due to pipes running along the wall. The shower cubicle wasn't very clean and there was poor volume of water.

Grotty rooms hardly any toilet paper , very rowdy guests, no staff around to help.
Felt safe although on own Quirky interior furnishing and nice being right next to the church. Has retained the feeling of a vicarage. Lads on reception helpful, good natured and unobtrusive. Would say well suited to staying for a few days for work (seemed to be a company of several contractors staying the week was there). Fine also for tourism also but decor finish might annoy some.
Some maintenance issues, none breach health and safety. Would say issues mostly caused by bathrooms relying on extractor fans rather than windows. Causing damage from condensation to wooden window frames and wallpaper to curl in places at edges on walls or room.
Bed was quite comfy
Faulty lock on the door, lack of curtains (and we were on the ground floor!), extension power cable was broken and fixed (poorly) with Sellotape, very basic amenities in the room - one ceiling light, no bedside lamps - threadbare carpets, cold room.

Didnt get original reserved room, the room we were allocated was far too small, bathroom just passable. Ordered breakfast and it arrived just after we heard the ping of the microwave! The whole building needs a little bit of care and thats putting it mildly! Couldnt wait to go home to be honest! If you're happy just to have somewhere to lay your head for the night I would recommend it, if not DO NOT STAY HERE !!!!
£50 for a double room on a Saturday night. Not too far from Leeds city centre. Lovely old property with unique features. Nice and helpful staff. Good breakfast.
Needs a bit of a refurb as it's a bit tired looking, but we're not complaining as we were only there for one night.
Strong stable wifi and generous-sized TV
Reading lights not working. Heater not working. Mattress should have been thrown out years ago; every spring could be felt through the cover. Shower curtain was unbelievably filthy and mildewed. Tiling in bathroom was amateurish, with grout left over many of the tiles. Bathroom mirror cracked and holes in bathroom door. The bed was right against a wall so one occupant had to climb over the other to get in and out of bed. In my view that is NOT a double room. There were no bedside tables. The whole room needed redecorating and generally renovating. Breakfast was extra and no mention was made of this, nor any attempt to charge us when we checked in, We presume you have to go to breakfast with £5 each in your hand but we used this as the final excuse to leave early and had breakfast at the Toby Carvery up the road. We wish we had read the other reviews before making this hurried booking as we would not have gone near this hotel.

It is very far away. The fan in bathroom was dirty.

good sized room and very dated ensute. but for overnight fine. Old building and all the issues of old builidings, flaking paint, plumbing.
value for money, you get what you pay for. no restaurant on site, as advertised, but suitable places to eat not far down the road and likely better.
The room was too hot shabby, the wallpaper seams were stuck down with sellotape. The walls were dirty grubby and stained. The wooden window was rotting inside and out, the whole place has not been renovated for years.
