Amidst a tranquil location, surrounded by its own moat and set in 3.5 acres of grounds, this lovely medieval property provides the ideal retreat from the stresses of modern life. The Olde Moat house dates from 1460 and is located just 15 minutes' drive from Rye, on the borders of the historic and unique Romney Marshes. The house is noted as being of historical and architectural interest, and listed Grade II. It boasts a wealth of oak beams and an enormous inglenook fireplace in the lounge, which is for guest use. The sloping floors in some rooms, and heavily beamed landing, give a truly authentic atmosphere of times gone by. This establishment holds the coveted Gold Award from the English Tourism Council, which is only given to a handful of the best bed and breakfasts in the country. Relax in winter by the inviting fireplace, or outside in the stunning grounds during the summer months. Make friends with our elderly pet sheep and angora goat. A cosy bed and breakfast in a rural setting. Lovely rooms, four poster bed, large lounge and delicious breakfast served in gorgeous dining room. Nothing!

The owners were courteous and friendly and willing to do anything to make the stay enjoyable. Breakfast was always fresh produce and well cooked with constantly hot plates. The house itself was wonderfully quaint with a wonderful great big fire in the lounge. The location was very quiet and with a relaxed feel about it.

Warm friendly welcome, fantastic suite, lovely breakfast. We arrived early evening and hadn't booked a meal anywhere, but our host, Dianna, kindly booked us into the local pub. All in all superb.

An ancient, lovely and characterful house approached by crunchy gravel drive. A warm welcome. A roaring log fire in a tick-tock-clock quietness. A very well appointed room, spotlessly clean. An excellent cooked breakfast included plenty of fresh fruit. Quiet, rural location just far enough from everywhere yet not far from anywhere. It doesn't come better. 10/10. Only that we couldn't stay longer.

Interesting building in pleasant garden. Quite location. Would have liked individule tables for meals. Difficult to find as entrance is between two high hedges with no signs obvious from road. Drove past twice before finding.

The Olde Moat House was one of three hotels we booked during our trip through UK. All our hotels were good but the Olde Moat House was really the nicest one!!! It is a beautiful charming cottage. The landlord and the landlady are very nice and helpful. Their real English breakfast and their homemade jams are outstanding. The dining room was lovely and we felt at once very good. Our bedroom was very nice furnished in a traditional style. The bathroom was beautiful and comfortable. We enjoyed our three days at Olde Moat House very much and we are sure that - at our next trip to UK - we shall come again!

The beautiful location, the friendly couple running it, the wonderful breakfast with the delicious homemade jams and preserves. The room was very comfortable and it felt more like staying in a friends house and the en suite was delightful.We were made feel very welcome with lots of advice on where to go/eat locally

Dianna and Rob welcomed us warmly with tea and cake. They have lots of local information and booked local restaurants for us. They could not have been more helpful. The house is a charming period property with beams and uneven floors, adding to the character, set in several Acres of grounds. Breakfast is fabulous with fresh fruit, cereals, yoghurt, pastries, cooked selection etc etc. They catered thoughtfully for our gluten free and. Vegetarian dietary needs. Bedrooms are lovely. We had a suite with very comfortable beds, furnished in keeping with the age of the property as is the whole house.

Only stayed for 1 night but wished we could have stayed much longer, made to feel welcome from the moment the door was opened and felt that nothing was to much trouble. The recomendations for places to eat were spot on and the whole experience was wonderful. loved it and would return ata nytime
