Amidst a tranquil location, surrounded by its own moat and set on 3.5 acres of grounds, this lovely medieval property provides the ideal retreat from the stresses of modern life. The Olde Moat house dates from 1460 and is just a 15-minute drive from Rye, on the borders of the historic and unique Romney Marshes. The house is noted as being of historical and architectural interest, and listed Grade II. It boasts a wealth of oak beams and an enormous inglenook fireplace in the lounge, which is for guest use. The sloping floors in some rooms, and heavily beamed landing, give a truly authentic atmosphere of times gone by. This establishment holds the coveted Gold Award from the English Tourism Council, which is only given to a handful of the best bed and breakfasts in the country. Relax in the winter by the inviting fireplace, or outside in the stunning grounds during the summer months. Make friends with the elderly pet sheep and angora goat. Hotel Rooms: 3

Excellent value considering it's quality and attention to detail. The owners were excellent hosts and nothing was too much trouble to them. It's position in open countryside made it even more appealing leading to more tranquility than in a modern hotel. Care required to locate the entrance on arrival but afterwards absolutely no problem. The luxury beds were top class and this was the first occassion we had not used our own goose pillows which travel everywhere with us. Breakfast was excellent and there was nothing that anyone should have cause to query. The mix of guests made for a pleasurable experience. We would have no hestitation in returning nor in reccommending. Thoroughly enjoyable stay

The four poster room was lovely, and the downstairs loung was gorgeous! Nice touches were the bar of choc on arrival, plus little fridge in the room, really useful! The only downside for us, was having to take breakfast round one table with other guests, when we'd have liked to be on our own. There wasn't any other option! But that's only a slight downside, we really liked it.

A delightful "olde-worlde" house set in large grounds, surrounded by a moat. The suite in which we stayed was spacious and comfortable with a huge bed, large shower, fridge, and sumptuous furnishings, but with a warm and "homely" feel. Breakfast was served, by the owners, in a magnificent dining room. There was a splendid variety of fruits, cereals, home-made scones and jams from fruit grown in the garden, together with individually cooked breakfasts. The owners had paid every attention to detail in welcoming guests into their lovely home, and we were sorry that we were only spending one night there. It's a real"gem."

A lovely, characterful property in large grounds. The hosts were very welcoming and provided everything you could possibly need (fridge and fresh milk in the room were particularly welcome.) The huge, full English breakfast was excellent, laid out beautifully in a triple aspect dining room with views over the garden.

We liked everything at and about the Olde Moat House. Fantastic rooms, Excelent food and the owners Rob and Diane were so helpful, booking reservations at the local pubs for our evening meals, leaving wine glasses out for us to enjoy a drink when we got back. I have already recommend the Guest House to many of my Friends.

We loved that both the owners were so welcoming and helpful, they were always available to answer any queries and they even booked tables for us for our dinner meals. We loved the homely environment, especially that at breakfast we all sat together and were offered lots of things to eat and then the owners came and shared a cup of coffee with us after we had eaten. We went for our honeymoon and it was a perfect place to relax and be together after the stress of the wedding! It is a nicely hidden b&b which means that you dont get lots of people wandering around near it, we were able to enjoy the grounds in peace and quiet. The location is good to get into places like Rye, Battle and Hastings which was the main attraction for going there. All in all we had a fantastic stay and would definitely recommend to couples

We enjoyed the friendly and peaceful atmosphere. The breakfast was excellent and the company was great. Only a small b&b but that adds to its attraction as there were 3 couples at breakfast and we enjoyed the conversation and the lack of urgency in eating and getting away. The owners were absolutely wonderful. We showed up a day late by mistake and they took care of us even though it was impacting their own holiday. The place is spotless and very high quality in every respect. It was the epitome of a B and B of the highest quality.

Contact aan het ontbijt met overige gasten, prima verzorgd engels ontbijt. Een beetje gehaaste opruim sfeer van de eigenaar tijdens het ontbijt, wat niet een erg ontspannen sfeer geeft. Men dient er rekening mee te houden dat er geen lift is en dat de trap en vloeren erg oud zijn. Betalen met een creditkaart hebben ze liever niet.

Prachtig pand, in oude stijl ingericht, ademt vroegere tijden uit.Uitstekend verzorgd, mooie (oude) meubels, prachtig opgedekte ontbijttafel, zelfgemaakte jam bij het ontbijt..
