Just the location The hotel room was cold and draughty as the windows were the old sash type very run down and they rattled all night. Also the bathroom had patches of damp on the walls and mildew all over the tiles very poor standard over all for the money we were quote shocked. |

The room and the view The noise, there are lots of nightclubs in the area and we were kept awake until 5 p.m. in the morning. Having a sea view was nice but did not take into account the noise. I would never stay at this hotel again because of this. |

Helpful, friendly professional staff, great breakfast and location of the hotel There were limited amenities in the room and the telly was about 25 years old. Also, the A/C appeared not to work so we had to crack the window to prevent overheating. I really need air flow to be comfortable, so if this is an issue for you too, you might give this hotel a miss. |

Most things as identified above. Space was limited in the breakfast area, meaning that some customers were either competing for seats and tables or having to wait for tables to be vacated before being seated. |

The Staff at the hotel where excellent.The guys in the parking area are in my opinion the key to a good start to anyones stay. They could help us with our problem but with the limited space how many others had a very stressfull start to their stay. Parking is a very big issue in seaside towns and more help before you arrive is needed. Poor parking and no alternative if full. The room was very small and needed the windows cleaned. No good having a sea veiw if you can only see dirty windows. The tiles in the bathroom where in poor condition and needed regrouting. The shower leaked and so did the toilet for sometime after you used them. You had to pay way over the top price for wireless connection when the cafe down the road offered it free with a cup of coffee! |

the fact that it was on the seafront and close to the lanes! the size of the rooms ,the dated decor , dingy rooms and general shabbiness of the whole place, in my opinion the whole hotel needs a complete referbishment,and is not representitve of the price charged! not a 4 star rating as stated on the web site. |

My room was damp and mouldy, You do not deserve your 4 stars My room rate was £185.00 per night that is criminal for a dark mould room with scaffolding outside the window so no light can come in and the builders lunch rubbish and bottle outside, it is not what I expect from a 2 star hotel let alone a 4 star. I have photographs of the damp in the room if you would like to see them. The refreshment tray was poor, no mini bar, no bottles of water I am a very upset customer, my husband and I had been to a wedding in Coombe and decided to have a night away without the children and thought we would splash out on a smart hotel room. Staff were helpful but low profile. Some confusion over whether premium packages still applied eg water, fruit, etc. Internet access was a pain having to use swisscom-expensive!! |

The room we had was old and shabby and cramped. There was no A/C or fans and on a wam day made it extremely uncomfortable. The windows opened a few inches, but you couldn't keep it open as the noise from the street was extremely loud. |

The staff were very friendly, check in and out very quick. Overall impression of staff very good. Public areas such as reception and bar clean and pleasant decor. Rooms are diabolical. In desperate need of redecoration. Pedal missing off the bin in bathroom, nearly cut your foot open trying to open. Window in toilet and bathroom wouldn't stay open and it was stifling hot! Shower head broken and having a shower was almost a 2 man operation! Definaetly not a 4 star, the rooms really let this hotel down. Very pricey for what it is. |

Very well situated for lwns and beach . It's location was convenient for during the day but meant that it was very noisy in the evening !!! and could not close window as room was not air-conditioned. Night reception staff were extremely helpful but i found some of the day staff quite flippant ! Room and breakfast were adquate but do not match up to other hotels with the same star rating- i would personally rate this one a 3 star at best ! |

The location is ideal - sea front, central location, in easy walking distance of the pier, the Lanes, the Royal Pavilion, town centre. It has safe parking. The breakfast was very nice. Overall it was tatty for a 4 star expensive hotel. The carpet in the lift was very stained for example. We paid 40 pounds extra for a sea view, which was ruined by the dirty windows. I assume the windows were dirty because they couldn't be opened - another minus.The carpet in the room was stained; the toiletries were not very high quality and there was not enough of them - 1 small flacon of shower gel for 2 people is simply stingy. |

the location the condition of the room we had. it was shabby but the main complaint was that it was very dirty, especially the bathroom,the tiles and woodwork were stained and thick with dust on the door mouldings,this has taken some time to get to this state, very very poor.syayed 2 years ago and can see big deterioration.a shame as we really enjoy Brighton |
