    Good room size for a standard room. Room was clean and cosy with a good tv and nice seating area with Princes Street view. Bathroom was clean and attractive with an excellent shower and bath. The bed was just a standard double but it was very comfortable. All the staff were pleasant and polite, especially the dining room staff who gave a cheerful welcome at breakfast. A most enjoyable stay.

    Central location, and nice hotel.

    Major demolition works going on from 5am behind the hotel. Get a room at the front of the hotel if you want to sleep!

    Steps. A porter to help with luggage would help to make up for not having a lift from ground floor.

    Location was excellent - near the tour buses, tourist office, shops, gardens etc Breakfast was good. Reasonable choice of bar food at reasonable prices

    Room didn't have a window that you could see out of. No drawers in the room for putting underwear, t-shirts etc - only small amount of hanging space.

    Hotel good location Helpful staff

    Stairs to entrance no good for disabled suggest a stair lift Single bed mattress needs to be renewed Your WiFi wouldn't work so you should make this clear to clientele though you did give me my money back Aggrieved in price of room when Tattoo and Fringe are on general public fleeced again.

    Once on the street you are in a good location in the city. No more.

    Uncomfortable, superdirty moquette, and too expensive. The entrance corresponds to a half star hotel. You have to move all you packages through a narrow corridor. The previous doors try to impede the entry of any human being. No comment for the following stairs to get the reception (first floor). Once in the room, yet another dirty hotel. Two centuries before it could be a two star accommodation, but in the 21th century it's a joke.

    Great location.

    The hotel room is very small and old, definitely needs to be refurbished. The construction site right behind our room was noisy during the day.

    The location

    Room was hot and stuffy so had to keep windows open. Noise from the street kept me away. Construction work on the neighbouring building started ridiculously early and was not disclosed to me when booking. If I had known I would never have booked in. Disgustingly noisy, hardly slept a wink. Considering what I paid for a sleepless night it is abominable! They should not be putting people in rooms with loud construction work without prior disclosure! I will never return and deserve my money back! I would have been better off sleeping in my car! Absolutely disgusted.

    Staff worked hard. We had to upgrade. Our room was ok with a great view.

    Front entrance is dissapointing. Demolition at back highly detrimental. Carpet and glue and dried grasses all need re-jigging at restaurant entrance. Big advert on entering looks messy. Put less Horseradish on your sandwiches! Breakfasts short of fruit, & freshly baked croissants. More fruit in scones.

    Very central and within walking distance for everything we needed. Wish we had known about the tram from the airport which stops just around the corner from the hotel. Stayed in room 5 and the view of the Wallace monument and the Castle was amazing. Breakfast was included and we enjoyed eating the full Scottish breakfast each day before heading out to explore. The room was always cleaned and tidy when we came back mid day to freshen up. Elevator is small and slow, but we saw this as an upside since walking the five floors of stairs was good exercise!

    Bathroom was very small and shower curtain was a pain when showering. Shower head needs to be replaced.
