Location is very good, breakfast was ample and freshly cooked. The owner was very welcoming will be staying again.Great value for money
Hotel was in an ideal location rooms were very clean and comfortable and tea/coffee facilities, although the lead for the kettle did not reach the plug and had to put this on the floor and it did not switch off automatically i had to unplug this when boiled bit dangerous if you nod off.
Cold weather as in November but heating was not on all the time, came on in the morning till 10am and again at tea time but when we came back in the evening about 10.30 room was freezing think it should have been on constantly and you can turn it off on the radiator if you choose.
very friendly family run b&b. Relaxed atmosphere and good cooked breakfast. would certainly recommend it and hope to return if we go back to Llandudno

Closeness to Llandudno, pier, promenade and Snowdon. Pleasant sizeable room. Tasty breakfast and friendly helpful staff.
Size of shower screen. Everything functional but things like the kettle are tired. Stairs are a problem if you have walking difficulties. WIFI only from the front door mat. Parking.
nice atmosphere, room was ok very handy for the great orme tramway, just around the corner.
we arrived late so had to take the top room . our fault for not requesting a ground floor. we are 80 and 78 so top was a killer. tv did not work
The room was large with a good sized bathroom and small "hall" area by door, felt like a studio flat which was excellent for a family staying together. The breakfast was filling, well cooked and a good selection of cooked and continental was offered. The room was white, bright and clean with excellent views. Although a bit further out from the beach and shops it was in excellent position for the Great Orme and Llandudno Museum. The staff were friendly and helpful.
I slept very poorly here, this was due to a combination of factors. The bed was lumpy and uncomfortable, as someone with hip and back pain this really impacted on my enjoyment (however the children were comfortable and slept well in their bunk beds). The curtains were white and very thin so it was never dark, this made it very difficult to sleep, also woken very early with the sunrise which is pretty annoying when travelling with a toddler. The hotel was also very close to a local pub and as our stay included both Friday and Saturday night it did become very noisy from around 10:30-12:30 (not too bad if alone but a real pain when with children). The room was offered as a family room but was situated on the third floor (a fact not explained during booking) this was very difficult as we were travelling with a toddler but would have been much worse had he still been using his pram. I would however say the location, breakfast and size of the room would make this a perfect place to spend a week or so for a family with older children and who don't mind the light when sleeping. The wifi was offered for free but was completely useless in the room we stayed in.

Poor wifi - virtually non-existent. Difficult to park very close by although there is space down the street. Some facilities were dated - old tv, bed quite squeaky. All in all great place and we'd love to come back.

Room on the top floor was a bit too much climbing for my wife who has arthritis but she coped.
A very warm welcome, a clean comfortable room, a good selection at breakfast, the cooked breakfast is toooomuch but you select your choice and it will be the very best freshly cooked. Lots of tea coffee and extra toast..no problem.Home made marmalade, delicious We will come back.
The wi-fi was very trickey!!! but it is there with boosters so it should work in all areas. probably us!!

Would of liked a heated towel rail and there was no lounge area
Rubbish breakfast with minimum amount of everything on the plate. Room floor is too loud and child safety is a question with safety less windows. Smell of the hotel is horrible ,wifi never worked we badly wanted online connection. compared to our next hotel the management centre in Bangor, Orme needs to offer lot more for that price to even get close the service the management centre offers.

We have stayed in Llandudno many times and this is the only place that has disappointed us. We had a superb holiday but no thanks to this place. We clearly were given the poorest room in the hotel - which we know as all room doors were open when we arrived and they appeared spacious and clean - however this was not the case with ours. We were on the top floor, in a very tiny room, with a damaged / broken window. Not friendly for a 22 month old and not what we expect having stayed in Llandudno many times. There was no room to move around the room. We did not have a bath for our little one - we had to make do with a small shower. We were expecting a bath as the owners knew that we had a young toddler. We felt uncomfortable when greeted and were made to feel unwelcome and that our pushchair was in the way. We have never had any problems with the pushchair in other establishments. There was no guest room / bar or any facilities. We had no welcome pack in our room. Breakfast was ok but felt rushed. We did not sleep one night as it was windy and the window made a terrible banging noise all night long and there was a draft coming through. Not acceptable when there is a young toddler in the room. The room was unclean and there was a pile of hair / dust under the dressing table that remained for our entire stay. Very expensive for the lack of facilities, small room and mediocre breakfast. We feel very sad to leave a negative review but there was nothing that would make us stay here again. Please request not to stay in room 6.

Couldn't get wifi, although there was a sign saying best reception was on doorstep - this didn't spoil my holiday though!
Met by Jeanette who made us feel immediately warm and welcome ! Ideally placed for attractions ! Really lovely breakfast with staff who really cared! Thank you hope to come back soon x

Unfortunately due to the hot weather the room was very hot but this was through no fault of the owner but it would have been nice to have the option of hiring a fan. The wifi signal was quite poor
