Centrally situated. Excellent view. Goog breakfast.
No ventilation. Windows could not opened easily and blinds could not stay drawn or opened. Breakfast was ok but food was generally very poor. Atmosphere was gloomy. Needs to be modrrnized. Original agreement was to pay on arrival but payment called for on credit card without notification in breach.

Perfect location and kindness
Location is superb, you could walk around the heart of the town within minites, train/buses/trams accesible within short distance. Breakfast is great. We loved our stay in Edinburgh
The room allocated to us was bang below the staircase and was a little claustrophobic, no proper window, just a large peep window aka submarine style, no fans/Air conditioner, but since the weather was moderate we did not face any issue. Bathroom was the best part of our room.

Very old installations
Room was clean, staff is very kind and hotel position is very central (10 min walk from the royal mile). Breakfast is complete and good.

Staff is really nice and kind while location is excellent. Prince street is the best choice if you want to explore city, find a good restaurant for dinner and go shopping in the evening. Don't miss breakfast! Typical full British breakfast with a range of choices and wonderful view on the Edinburgh Castle will make you want to come back.

Stayed in September. Really hot, no fan, no AC. Extremely noisy. Old rooms and washroom.In front of bus stop. Not suitable for summer months as window needs to be open &too much noise from outside.

1. They tried to make me hand in room key whenever I left the hotel as though they were a Bridlington Boarding House from the 1950s and not a smart sophisticated central Edinbugh business venue. They claimed they would not be complying with fire regulations if they did not make me do this. So how is every other hotel in the UK complying with fire regs while letting me hang on to my room key?!!! 2. On returning to the hotel at 11.40pm at night I found the front door locked and bolted against me and had to ring a night bell and wait a long time for a night porter to let me in. This again confirmed the old fashioned out dated Boarding House mentality of the management towards guests in the central area of Scotland's capital city. So naturally they do not trust their guests with a front door key or pay for modern electronic methods of security to enter the hotel. 2. The room had a very dangerous sash window with extremely very heavy dead drop action on the lowers sash (dropping at guillotine speed and weight) that could behead children playing with it. The non native English speaking staff (mainly East European in origin) also did not seem to recognise the danger when I formally reported the matter and it appeared nothing would be done to fix the problem. 3. The only window in the Single Room used mirror glass in the lower sash to hide the fact that the only view out of it was on to a narrow brick shaft with no view at all and minimal daylight. The mirror glass could also have been there to hide blood spattering on the shaft walls from previously beheaded guest in the bottom half of the sash window!

Without a doubt, the finest location in Edinburgh, and also the best view, the jolliest waiter at breakfast, and the warmest welcome ... And perhaps the best price. We were very happy with our choice.
Entering off the very busy Princes Street into the drab reception area gives one pause ..... But after that what's not to like?
We enjoyed the friendly atmosphere. The breakfast was wonderful. Since we got a back room without a view, we took advantage of the bar which was open in the afternoon. This has an excellent view of the castle.
Everything, dated in places, but that really didn't matter. Especially when you have a room with a view of the Castle. Comfortable clean rooms, friendly staff. Great breakfast. Location right at the heart of everything. This hotel has that touch of old school class, that modern hotels lack.
Needs new mattress on bed, sunk in middle. Didn't sleep for two nights.
