Great location on Princes Street. Staff were very friendly and extremely helpful. Room was exactly what we needed: thought I might have to share a double bed with my 10 year old son, but in fact we had 2 singles which was much better. Nice touch to have bottled water in the room, as well as the usual range of hot drinks. Breakfast was great: plenty of choice, very tasty and waiter was very friendly. My sons tried food they wouldn't normally eat, such as haggis. Will definitely stay here again next time we visit Edinburgh.

We enjoyed our stay at the Royal Overseas League Hotel very much. Staff were very friendly and helpful. The hotel has a rare warmth and charm. It's charges are reasonable, especially considering it's central location. We would definitely stay here again.

Excellent view. The service was great. The stuff was very kind. I arrived late and the kitchen was closed, but the manager was kind enough to have a sandwitch made for me. I was very pleased. I would go back again!

Have used this Hotel before. Great Location. Within walking distance fron the Train Station. Had a front facing room which overlooked Edinburgh Castle. Very friendly staff and an excellent choice of breakfast. Choice of snack and evening meals were also exellent and at a very reasonable price. Will be using this Hotel when we go back to Edinburgh in May

Very well located hotel, but in fact the major thing was the kindness and the thoughtfulness of all staff members we met during our stay. Thanks to all of you . We had a real great and good time .

the location - right on Princes St, the room had everything, comfy beds and very clean. I ate dinner at the restaurant - good value for money and had the best G & T ever - the waiter was charming. The lift is extremely small but ok if one at a time uses it with luggage. Hotel staff were very friendly except at breakfast. The breakfast was delish but the waitress could be a bit more cheerful. Unfortunately she got my breakfast order wrong on both days - but not a big deal. Loved the hotel and will probably stay there again when in Edinburgh :)

Location Room rate for front side room with castle view is the same as room at the back side with horrible roof view, advance booking does not guarantee to get the front side room, most of the facilities in the room do not work.

The location was second to none right on Princes Street in the heart of everything & the view from our bedroom window of Edinburgh castle was amazing! The staff were excellent, very friendly & welcoming, especially those in the bar & on reception. Room a great size for a standard twin, very comfortable & spotlessly clean. All in all we had a fantastic trip & intend to use this hotel for future stays in Edinburgh.

Frindly Staff and with only 17 rooms plenty of attention. Breakfast cooked as you sit at your table,meaning the best breakfast we have received in our 30 annual trips to Scotland. Positioned perfect for shopping or heading over to the castle opposite. Waiter at breakfast full of local knowledge and willing to brighten up your day.

My wife and enjoyed the the friendly and informative approach of the staff who went that extra bit to see that we had a good overnight stay so much so that we would use the hotel again. We must also compliment your chef on our scottish breakfast, the quality and the presentation of the food was second to none and also pass our thanks to the gentleman who served our breakfast he was great. There were bits of the hotel which needed a bit upgrading

The room had just been refurbished, the bathroom was large, the bed was soft and confortable and the round window offered a wonderful view of the castle. The shower didn't work (hot water didn't come out properly) and even if they knew it (they told me about a pressure problem) they didn't do anything when informed that I didn't managed to have a shower: for 79 £ per night I expected a perfect service and, if not as happened to me, a price reduction.the room wasn't adeguately cleaned (I think it had been used by contractors working on the floor redecoration), on the sink there were hairs!! Wifi didn't work and the pc in the lounge was prehistoric

Internet didn't work. Noise from backyard. Dirty windows, slight smell of mould. Everything feels old, no freshness. We stayed for half hour, then checked out, had to pay for first night.

Excellent location and very nice staff. Our room had a superb view of the castle. Nice 'old world' feel to the hotel. Slightly dated but this is also quite quirky

We loved the view from our room which was of the castle. The beds were very comfortable and as we both have bad backs, we did not have any problems when we woke in the mornings. The staff were very friendle and helpful, especially George who made us feel very welcome in the bar in the evening. Breakfast catered for everyone and the portions were very good. The only one point, which is minor, is that the lift is very small and as we had a large case, this made it difficfult to get in and out.
