Fantastic location of this hotel, right in the centre of town. Lovely, helpful staff. Brilliant breakfast. All the facilities you need in the comfortable room. Would definitely stay here again!
Being just over a bar meant there was some noise during the night and some early morning glass collection but being so close to the busy town this should be expected. Also my room was right on the road so I assume other rooms are quieter.

The location. The room was clean and tidy. Staff friendly and helpful.
The room was exceptionally small. The shower provided only droplets and soon ran out of hot water. The bed was the most uncomfortable I have ever slept in. The location of the bedside table and light appeared to be an after thought.

The hotel's architecture is very much in keeping with the character of this World Heritage City.The hotel is a converted group of 18th century Georgian terraced houses at the edge of the city centre and a short walk from Bath train station. The staff were very friendly. As with most of these old buildings, there is NO elevator / lift to the upper floors, which could be an issue for guests with heavy baggage or weak knees. Our room for 3 persons was on the top floor. Opening the large sash window gave a magnificent view of Bath Cathedral and Pulteney Bridge, with the River Avon roaring over the constructed weir below. The beds were comfortably firm. Tea and coffee fixings were provided.The toilet/bath was clean, inside a room of its own with a wooden closet for hanging clothes! Central heating was effective. The breakfast area in the basement was large. Breakfast was was simple and filling - eggs made-to-order, toast, juice, cereal and coffee or tea. A nice place to stay.

Had to change rooms as the heating could not be turned down and ventilation was not possible, it was hot like a sauna. The reception manager was not on the premises at night, he was available only on mobile. Lucky the one young man left in charge (new staff as well!) had gone out of his way to help sort out the problem I had with my room. The breakfast staff doesn't provide egg-cups for the boiled eggs which are very hot to handle and has to be peeled by hand!

Nothing about the Hotel, but Bath itself was excellent. The views were stunning.
We stayed in room 6 with a four poster bed that squeaked all the time. The TV in the room was blocked by one of the fcorner posts to the four poster bed.Hole in ceiling and yellow stains. The walls were discoloured. Very old tatty furniture.. En suite toilet not screwed down . Waste pipe behind toilet was badly stained and dirty. Noise outside was horrendous til 3.00 am . Would not recommend this hotel to anyone. As for the continental breakfast if you like toast it's fine,boiled eggs surely should be cooked before eaten unlike the ones we had. Complained to the manager and e entrails got half our money back.

Wifi a bit hit and miss.
The hotel was very close to the city centre, the beds were comfortable and clean. The hotel was a little bit dated but it was ideal for what we wanted. Breakfast was excellent, despite it being continental there was still plenty of choice including a variety of cereals, toast, muffins eggs etc. wouldn't hesitate to stay again!
Small and boutique - liked. The staff is very friendly and helpful. There is no lift and he carried my heavy suitcase up to the 3rd floor from ground floor !

Wi-Fi connection kept dropping out. Room was singled glazed and noisy, even though I was on the third floor.
The location of the hotel was convenient. The beds are comfortable. En-suite clean and tidy.
I asked for a quiet room when I booked, I was given a room with road frontage and some sort of takeaway directly below my window. There were people shouting etc until well after 2.30 am and I was woken several times. Breakfast is very basic.
Location, comfort, 4 poster bed and en-suite facilities. Relaxed breakfast with good coffee and service.
Continental breakfast lacked croissants and pastries. No lift was a bit of a problem but we knew about that when we booked. A previous review said noisy revellers was a problem. There were some revellers late at night but that is to be expected so didn't bother us unduly. If you want peace and quiet then out of town is surely the solution.

The coffee at breakfast was not hot. I asked for some hot milk but cold milk came, apart from that, great breakfast.
