HAVE A WIFI, BUT NOT WORKING.
We paid £158 through booking.com and thought that was a decent price for the location however we would I do not think it was worth the regular price of £399.
No full English breakfast. No room service. No mini fridge in room or iron. No lifts. No parking.
Location, short walk to Vic station, Buck palace, the mall, etc
Although the room was large, we were in a basement room, with very steep stairs for access, no lift. The room safe didn't work, I reported this on arrival, and it never got fixed during our stay.
THE HOTEL WAS CENTRAL.
The bedroom was small. The bedroom above my room 213 had creaky floor boards and kept us awake a part of the night…!! On the morning of the 14th there had been a power cut in a part of the hotel which shut off the water supply and some electrics. I wasted a full morning tripping to the neighbouring hotel to take a shower etc. I was not informed until i tried to reach the reception and finally went downstairs to find the reception candlelit. obviously there was only a limited breakfast. I appreciate it was nobodies fault and the staff were trying their best to be accommodating. However, i didn't ask for any compensation, but perhaps after reading this something could be arranged?
Room fine when you got there but no window to open. Receptionists very helpful.

Good location, reasonable price Hotel manager did call the next day to apologise, and I took the opportunity to explain that, whilst the loss of power and water was not the fault of the hotel, staff could be far more pro-active and helpful in finding solutions for guests.
Loss of power and water all night, and staff did nothing to help - no suggestions of other hotels or local gyms to get a shower, no issuing of torches, nothing. Also room wasn't clean - leftovers from previous guests in drawers. Also not all lights worked.

Hotel located very comfortable for Gatewick airport arrival, very close to Victoria station in gorgeous Belgravia area. Main attractions in 15 minutes walk form here (Piccadilly, St. James Park, Harrods, Westminter Abbey). If you have few days in London, I would recommend to take hop on hop off bus tour. Worth it to observe main attractions.
We stayed in room with a bathroom equipped for disabled people.. Not really comfortbale to take shower like that..

Comfortable bed 10 minute walk from Victoria station
My shower head was completely broken, its like somebody had balanced it altogether to make it look like it just happened, but it hadn't! So I had a shower with a hosepipe. Not great for the money.
It was clean and the staff were pleasant. I saw no evidence of the mice which have bothered previous guests. But I wouldn't recommend this hotel.
This is a reasonable hotel, and good value at about £120 but not the £175 a night (for a basement room) I paid in mid October. On no account use the taxi service ordered for you at the front desk. Although the receptionist denied it there is, I believe, a pay off from the taxi company to the hotel. Whatever the scam, I paid £25 for a taxi to Westminster Bridge. A late night return in a Black Cab was £13.

We enjoyed our stay at Park Avenue, the staff were very pleasant and helpful, breakfast was good and plentiful, room was cosy and clean. Very convenient to both Victoria Station and Tube and also the open top bus route.
The fact there wasn't a more comfortable chair in the room. There was only one proper chair, which was just about ok, and a chair for the dresser which wasn't wonderful. Also, there was a noisy family with children above us and kept us awake late / early hours of the morning. It would not stop us staying again though.
Dangerous bath. Exiting the shower is by the end of the bath, just where the bottom of the bath curves upwards where I slipped after using the shower. Dangerous stairs leading to basement rooms. foor opens directly onto a drop which is also turning down.

Room a bit small
Staff- they really looked after us, and were very child friendly. The location was great- literally 5 minutes walk from the hotel to Victoria station, but on a quiet, beautiful road. The room was spotless, and well furnished, with modern facilities. Wi-fi access was efficient.
The room was in the basement, and I had no mobile phone access. The room was boiling hot at night, and the cool air system (I won't call it air conditioning) was ineffective and noisy. We were located next to a really noisy generator (avoid room 002 if possible). Not really a problem, but useful to know that there is no mini bar or access to drinks from a bar.

The room is underground, and there are mouses in the room!! In the midnight, I found a mouse entered in my room and I want to call someone to catch it for me but I found no one at the front desk, until the 6 o' clock in the morning, when I checked out, there was always no one at the reception.
Decor was very good.
