That it was close enough to walk to the centre of the city. The room was warm and the bed comfortable.
That the table and chairs in the bedroom was impossible to get to as the bed was hard up against it. The reception was in the breakfast room and was very untidy.

Small room. Ensuite needed good clean, grouting black with mould. Duvet grubby. Need good extractor in kitchen as my clothes smelled of greasy food. Not too sure but think most of the breakfast was deep fried!

Staff were unfailingly polite. Guest house is a short walk from city walls. Family room was spacious with beds enough for five.
I barely saw the owners except at breakfast and check-out. They were not there to greet us on arrival; we let ourselves into our room via information left on a voicemail. (They were very polite but I felt like a dinner guest in their restaurant). Felt more like a hostel than a B&B. Owners' laundry left drying on the radiator in the entrance hall: not very welcoming! Dirty glass left in bathroom from previous guest, although the room had clearly been recently cleaned. Curtains were VERY dusty. Decor in room was... interesting. Bed not particularly comfortable and struggled with the shower settings; nearly scalded myself and water pressure was dismal. For the price I paid (£320 for two nights in a family room) I expected a far more comfortable room and a better quality breakfast. Got a full English where everything tasted like it was dunked in the deep-fryer, even the mushrooms. Guest house is on busy road (could not tell from map) and had traffic noise all night long. Not a good night's sleep. It was not a terrible place by any means (I've stayed in far worse) and it would be adequate in a pinch; but I would not stay here again, not for that price.

breakfast only available between 8am to 9am, we had to leave for work before this time not very flexible to people who work and so would not have booked otherwise. WIFI details not in room and when phoning bed and breakfast just goes to voicemail, left msg but did not phone back. bit noisey as on main room.
Excellent location just under a 10 min walk to the minster and the centre. Each room is allocated a parking space which is excellent as it is restricted parking all around that area so would be nowhere to park. This is the main reason for selecting this guest house.
Breakfast was ok but all totally deep fried and swimming in oil although the tea was lovely! The room itself was clean but main entrance and stair ways could do with a spruce up. Bathroom was very clean but shower was tiny (I am a petite 5ft and it was a squash).
Generally an adequate place but a depressing feeling of neglect (the water in the shower poured from the water cable onto your feet) means you would never return.

I liked having fresh tomatoes and mushrooms with the cooked breakfast. Hair dryer in the room was very efficient. The Minster in York was less than 15 minutes away. (walking) so good location
A cramped bathroom so I had to sit sideways on the toilet. ( and I do not have a big build ) There were mattress protectors but not pillow ones. I would have appreciated help with my suitcase up two flights of stairs.

Lack of attention to detail - dead flies in light fitting, stains on bedding and rugs. Although cooked breakfast was good, there was limited cereal on offer.
To many stairs to room
Nothing - we did not stay. Man who opened door took us into reception and tried to ring owner. He had poor English. He said our booking was cancelled. He was not able to get through to owner. He gave us contact for another B & B. The house smelt.
We were shocked to find we had nowhere to stay. We were very unhappy. It appeared the owner had cancelled our booking and made no attempt to get in touch with us. the receptionist said we had booked too long ago. We do not recommend this property.

Couldn't swing a cat in en suite shower room,bed too low to floor, When breakfast ordered I received things I didn't order and never received what I did order, cheap sausages used, fried bread still white and arrived on side plate, dining room table too small, dining room cramped, reception desk in dining room makes room small and untidy, no need for tv in dining room, overall b&b 3/10, would not recommend to friends. Bedroom cold until eventually the heating came on

The younger member of the staff was willing and helpful in carrying cases up to the bedroom.
No disabled facilities. Difficulty of the staff understanding English! One simple request misunderstood. The little cream pots in the bedroom were about 6 weeks past their 'use by' date and the one I used curdled! White toast brought to table without asking. My wife needed brown, as did other guests. They ran out of brown bread during my 4 night stay. They also ran out of marmalade, and seemed unaware that guests might prefer this at breakfast. We were surprised that there were no ladies among the staff to deal with any female problems.
