Double bed,sheet didn't fit and rucked up.very bad bumpy mattress.
Great customer service, very warm welcome and nothing was too much trouble for the hotel team. The manager goes to a great deal of trouble to make sure everything is OK. Room was good size with a comfortable bed and a clean en-suite bathroom with good shower.
Some of the rooms could do with a freshen up but I guess this is in hand
this hotel is on the bus route to and from the city centre. Staff were pleasant and willing to change my room to one above ground level. There are restaurants within easy walking distance. Good parking.
You need to specify that you want a room above ground when booking, i.e. not a basement room. Never occurred to me that there would be basement rooms. Breakfast was quite basic but fine, there is no hot food. The dining area could do with a make-over.
Room had no windows, only skylight and it was raining so no fresh air or air conditioning. Asked for two twin rooms and had to share bathroom.
The Staff were very obliging in attending to our requests.
We stayed in the Annexe next door to the main building. The room was very small. The mattress on one bed had to be replaced along with a mattress protector. Breakfast was very ordinary ,continental with stale croissants . Not really acceptable in this day and age!!
Most was fine until the water problem which is a great shame as the rating would be ok if they dealt with the problem properly. First hotel I have stayed in where you could not wash, shower, brush your teeth or flush the toilet in your own room.
On the first morning of our stay, the hot and cold water would not work. They said they would call a plumber and it would be fixed by the time we returned. They did offer another room which did have water just to shower in which was reasonable at that time. However having returned to the hotel at 1.00 in the morning, and used the toilet, no running water - unable to flush toilet or clean teeth. No water in the morning again so reported and the toilet now stunk. Offered another room again to shower in. Promised to be fixed for sure - returned home late again due to getting back form the commonwealth games and again no water to brush teeth or flush toilet. Complained again next morning and given key to another room again to shower in. Demanded refund but refused - told owner was on his way in but when he apparently arrived, he was suddenly not the owner any more. No refund ever received despite promise.

Good location with plenty of buses. Pleasant park opposite. Quiet at night so able to sleep despite being at front of hotel.

We went to enjoy the fringe. The central hotels are very expensive at this time. The hotel is served by an excellent bus service. From outside the hotel you could get a bus to and from Princes Street. The buses run well after midnight.The hotel is situated across the road from Leith links which is a large green area from which their is a cycleway and footpath to Portobello. Walking into the centre was feasible only about 40 mins. The Royal yacht Britannia is not far away. We found it a very good base. Good car park, plenty of space and owner locks gate at night. It was only a continental breakfast but everything was topped up as soon as they ran out.
We tried walking back the first night. The top of Leith Walk is very pleasant with lots of restaurants, but as you get nearer the Leith end it was not as nice. My wife and son found it a bit intimidating. However as stated in the good side, the bus stops just outside the hotel, so other nights we just got the bus back.
poor quality hairdryer, either no wind at all or almost burst into flame. little space in the room, poor facilities.
the location is good because of the beautiful park
breakfast is poor and only between 8-9, room small and very very dirty, dust is everywhere the crew cannot give any informations to visitors about Edinburg and its very pricy
Trevor and his colleague were absolutely fantastic at welcoming me and my friend. They were helpful, informative and gave us the impression they couldn't do enough to make our stay as good as possible.
Very minor detail. I know the price is very competitive for a well located Edinburgh Hotel especially during the Festival but I would have preferred fresh fruit salad at breakfast. Fresh pieces of fruit were available but it needed to be peeled and cut with a sharp knife.
Total disregard to clients. I was offered a connecting room as a replacement for my original booking of 1 triple and a double room.Disgusting to say the least, obviously make shift accommodation, no television or toilet in the room as previously advertised, only 1 small bathroom, TV size equivalent to a computer monitor. I will be taking this complaint very seriously.

Everything, this truly was a hotel from hell. Breakfast was embarrassing, everything was dirty. Felt every spring in bed,all fire doors permanently propped open, only fire exit down main staircase. Every carpet was disgustingly dirty and to cap it all we had to pay up front so no chance of any complaining.

This hotel is in a great location for visiting Edinburgh. Staff were very friendly and helpful.The owner is lovely and very helpful. The room we had was a good size with plenty of space.
The location of this hotel was opposite a lovely park. Bus stops just along the road (Have the right money/change ready). 15 walk to Leith harbour with fantastic fish restuarants.Room was clean and staff helpful.
Wished it could have been a full English breakfast.
