Good location Dirty hotel, a mouse was running in the room and we ve got it on the camera, when we told the receptionist about it next morning and we asked the half of our money back, he suggested another solution (with sexual hints) that was innapropriate for us. Bad manners from a bad receptionist of the worst hotel we ve ever been. Just don't stay there...

Small hotel where the rooms overlooking Leith links have lovely views and are not noisy. The staff were welcoming and friendly and the rooms basic but comfortable. The breakfast was cold buffet style with as much tea/coffee and toast as you wanted supplied by the waiting staff.

Nice location not far from the city centre, on a good bus route. First night I stayed was kept awake with a phone ringing in reception although was supposed to be a 24 hour reception also someone kept ringing the front door at 3am but got no answer. Was really dissapointed with the breakfast. Choice of cerial or toast, and only served between 8 and 9.

Checkout !! I liked nothig about the hotel , No hot water in the mornings , it said there was tea making facilities none , the excuse they offered for a breakfast was a disgrace even tho it was free they would be better serving nothing , I tried to speak to the owner he was not intrested and ignorant , the reason we stayed there was for secure parking yes they locked the gate but the cctv was not watching over the correct place , the downstairs whee we stayed had not been cleaned there was towles and oranges lying at the bottom of the stairs , I ask for a refund or some form of compensation and was ignored , when we returned on the friday night there was a moblie number stuck up at reception incase of emergency . I hope you remove the hovel from your site as I wouldnt let my dog stay there ..

Hotel was clean and comfortable with nice ensuite but this was mid winter and heating only came on at 5p.m. for couple of hours and as I was out and about in day sometimes wanted to relax in evening and not go out.Was feeling quite cold

Good Parking & close to bus stop. It was cold, we asked for a heater 3 times & they said they would put the heating which they did but it wasnt much use. They would'nt give us a heater (even thoug we had a 5 year old with us) Also the place could do with some money spent on it.

Inadequate heating considerihg the time of year and anbient temps of near freezing. Didnt arrive till 2100hrs advised them of this and when we did arrive the windows were open! Crazy people.

Location to Leith area, car parking right outside hotel. Evdrything was acceptable apart from being told by the chap on reception that he would arrange for my breakfast to be left in room. On returning late I found nothing available and no one around in the morning to serve breakfast.

Apart from the fact that the fellow at reception was nice enough and the toilet was better than the room there's absolutely nothing positive I could say about this horrible place The room was cold, the water was cold, the place was damp and very smelly. The carpet was disgusting with stains all over. I would never ever call this a hotel. A horrible experience. Do not recommend!

When rating this hotel I have taken into account that it cost £29 a night including wi-fi, breakfast and free parking which really was a bargain. After my three night stay I got used to the room which was never that warm and that there was a bare wooden floor with no carpet or mat. The non issuing of a clean towel daily (only one provided), did prove a slight issue. Continental breakfast was speedily provided and variety was no worse than other budget providers. I think I was lucky that the weather was so mild for the time of year, should it have been colder outside, the room could have been quite unpleasant, this being due to the small radiator. There was no curtain in the room only a well used vertical blind which was worn and did not keep out all the light from the streetlamp outside, this should be replaced. The Bedroom needs at minimum a rug in between the two beds as the floor is pretty cold and will be colder in the next few months. The radiator needs to be replaced for a larger output model and there needs to be a heated rail in the bathroom. Thre needs to be a hand/ face towel as well as the bath towel supplied and this should be done daily, not the wet towel taken from the floor and put on the only radiator to dry as happened to me. There needs to be a towel or shower mat as there is nothing at all to stand on at present and the floor is slippery post showering. I would only recommend this guest house to those on a tight budget.
