Good location Dirty hotel, a mouse was running in the room and we ve got it on the camera, when we told the receptionist about it next morning and we asked the half of our money back, he suggested another solution (with sexual hints) that was innapropriate for us. Bad manners from a bad receptionist of the worst hotel we ve ever been. Just don't stay there...

Free parking. They charged an extra fee of 3 % in case of payment with credit card. The beds were in a bad condition I.E. worn out. The breakfast should have been served 8.00. The person that should have served breakfast came 8.10 I.E. 10 minutes late and then started to prepare breakfast. Due to this we missed the breakfast. The hotell was a bad experiance.

Staff were friendly and helpful and location was good. Room was tiny, the bed was on wheels so kept moving and you had a cheap feeling duvet with 1 wafer thin pillow and the breakfast consisted of basic Cereals and Tesco Value Croissants. I stayed during Festival season (not by choice) ended up paying 70pp per night. Never worth that in a million years.

When we just arrived and saw the room, which we did not like at all (there was some not very nice smell, maybe due to the fact that it was very old house and our room was also in the basement), we asked to change it (we were 2 people, but we were given old room, with dirty carpets, also cold room, and with 4 beds (2 single, 2 double beds), plus also noisy), but the hotel personal said that as we have given credit card details they will take our money anyway, even if we dont like the room and want to leave. They said if we dont like something, that is our problem and we can try to contact booking.com, where we originally booked the room 1 day before. Also booking.com could not help. So basically we were forced to stay in this room which we did not like at all for all the 3 nights, which we originally booked. Breakfast was included, but was very basic - cornflakes, bread and jam.

Location Room was right next to the front entrance and subsequently there was a lot of noise from party goers who were stood outside of the door smoking etc to the small hours of the morning. Hotel room was particularly clean either. Upon arrival there was also an addition charge 3% for credit card and 2% for debit card????

Staff friendly enough, Room quite small, Uncomfortable and noisy beds, need updating, Ill fitting blinds, tea and coffee etc not replaced when room cleaned also no spoon available, towel was taken n not replaced had to go and ask for another 1, only got half a toilet roll and again not replaced when room was cleaned had to go and ask for another 1, breakfast was 8-9 and appeared short staffed and had to wait for a table, breakfast was very basic cereal/toast, friends stayed exactly same time in a different hotel with better standard and they provided full Scottish breakfast for cheaper the price we paid.

The room was very big. No hot water until 17:00, no heater in the room until the same time. It was -3 oC outside and we were freezing in the the room until the time the hot water was turned on. We couldn't take hot showers in the morning or afternoon because the hot water was turned off.

They charge 1 pound extra for card payments, which is mentioned nowhere when booking. I refused to pay this charge! The hotel is very noisy, thin walls so televisions, doors, talking from other rooms and streetnoise. The room smelled nasty but the windows could not be opened and there is no airco. During the night the smell of cigarette smoke came into the room (wonder how as there did not seem any air refreshment, probably through the shower airco?) The room did not have towels, tea and coffee tray was not filled, breakfast can only be taken from 08:00 so very inconvenient if you need to leave earlier. The lock to my door did not work, so could not lock the room!

I personly liked everything about park view house hotel staff were very friendly and made my stay enjoyable the rooms were spacious very clean with fresh linen, I will be visiting this hotel the next time I am in Edinburgh and will be recommending to friends and family.

This was my second visit this year. The staff are friendly, and the rooms clean and comfortable. There is a feeling of a well run establishment. The location is very good. Free on street parking, or the good local bus service. The breakfast is rather meagre.

Location to Leith area, car parking right outside hotel. Evdrything was acceptable apart from being told by the chap on reception that he would arrange for my breakfast to be left in room. On returning late I found nothing available and no one around in the morning to serve breakfast.

On arrival got given a twin room when a double was booked. Then the room given was so cold. Toilet had no paper in it back down i went! Place was a farse!!

Apart from the fact that the fellow at reception was nice enough and the toilet was better than the room there's absolutely nothing positive I could say about this horrible place The room was cold, the water was cold, the place was damp and very smelly. The carpet was disgusting with stains all over. I would never ever call this a hotel. A horrible experience. Do not recommend!

When rating this hotel I have taken into account that it cost £29 a night including wi-fi, breakfast and free parking which really was a bargain. After my three night stay I got used to the room which was never that warm and that there was a bare wooden floor with no carpet or mat. The non issuing of a clean towel daily (only one provided), did prove a slight issue. Continental breakfast was speedily provided and variety was no worse than other budget providers. I think I was lucky that the weather was so mild for the time of year, should it have been colder outside, the room could have been quite unpleasant, this being due to the small radiator. There was no curtain in the room only a well used vertical blind which was worn and did not keep out all the light from the streetlamp outside, this should be replaced. The Bedroom needs at minimum a rug in between the two beds as the floor is pretty cold and will be colder in the next few months. The radiator needs to be replaced for a larger output model and there needs to be a heated rail in the bathroom. Thre needs to be a hand/ face towel as well as the bath towel supplied and this should be done daily, not the wet towel taken from the floor and put on the only radiator to dry as happened to me. There needs to be a towel or shower mat as there is nothing at all to stand on at present and the floor is slippery post showering. I would only recommend this guest house to those on a tight budget.

Heating - didn't work Breakfast - cereals, fruit and stale pastries do not constitute a "Buffet" Service - Had to ring front bell 7 times and phone twice to get staff to front desk at 8pm. Room dirty Floor in toilet rotted, toilet bowl loose

The hotel was quite good looking, however the rooms needed to be more clean, as the carpets were quite dirty and not enough towels were given initially - only when we asked for more, were we given an additional one, which none were replaced in the 4 days that we were there.
