We loved the character of the room, really special! So close to the train station and shopping but the hotel was quiet and relaxing. No lift :(

Good location. Our room 205 was shoddy and the linen tatty and rather cramped. Our friends room 14 was a lot better. We paid the same felt cheated . However would stay again but would ask for room 14.

A great option for city centre Edinburgh, in a quiet street very close to all of the attractions. After a tiring day wandering around the city I looked forward to getting back to the homely room.

We had booked two shows in the Playhouse Theatre and the hotel is very handy for this theatre. Because of its outlook over a steep cobbled street there was very little traffic so it was nice and quiet. Furthermore, it is an ideal location for Princes Street and has bus stops close at hand. I didn`t really like having to add breakfast on as an extra. The J- rooms were quite difficult to find first time and getting from the lift to these is awkward to get to with a suitcase. However, the circular stair was a nice feature.

Stayed there wih a small group of friends to walk the permanent Volksmarch trail in Edinburgh. Also did a day trip to Glasgow for their permanent trail. Hotel is convenient for the Air Link service from the airport - maybe a 10 minute walk from Waverly Bridge and the train station. The hotel staff was friendly and the food at the restaraunt was very good. The breakfast was good and plentiful. Nothing negative...all thumbs up.

A lovely hotel,friendly,competant staff. Comfortable and clean and very handy for getting to the theatre and station,good location for site seeing as well. Decor well done and some nice features like the old lift now turned into a telephone booth! Be aware of the steep climb from the station!

Very friendly helpful staff from the minute we arrived to leaving Our train did not leave Edinburgh until 6.45pm and although check out was 11.00am we were able to leave our luggage at the hotel until we wanted to collect it at 5.30pm, which gave us another hassle free day to enjoy Edinburgh. Although we did not take advantage of evening meals, the breakfasts, which were included in our deal, were good and substantial. The hotel was a short walk, about 10 mins, to the Waverley Railway Station and Princes Street The room was clean comfortable and well presented, the public area was cosy, warm and welcoming, especially so, as the weather was not kind to us and most times we came back cold and wet! No complaints at all

The Hotel was very easy access from Waverley Station and yet off the busy road, which meant it was peaceful. There was easy access also to shops and some sights. The staff were all friendly and appeared to enjoy their work. I came with a friend, and we had a twin room with an en-suite which had two hand basins, which was an added luxury. The lounge was comfortable with easy chairs and a fire and the Hotel had a lot of character. There was a good choice of food for the breakfast and the staff were very obliging. We would definitely stay there again. Personally I suffer from migraine so found the carpet on the corridors to the rooms [which had stripes & squares] a bit of a problem. I suppose if I had used the lift it would have helped, but I prefer to use the stairs.

The Hotel was well located for the Waverly Railway Station and Shops. The Room stayed in was 303 on the second floor and seviced by a lift. If you had to use the stairs they were very easy to use. Breakfast Excellent. The Restaurnt was very well presented but with a limited menu - could have been more adventurous. Can of 500ml Mcewans Export cost £4.20 (not good served at the table with glass and can) over the top on price but could have been better presented out of a 500ml bottle.

Excellent location - only 5 minutes walk from Waverley Station. Fairly small hotel which meant it was very quiet. Good size room with comfortable bed.

Great central location and very friendly staff Not at all the fault of the hotel, but at 2a.M. a removal van pulled up outside an office across the road, and there was constant loud noise of moving furniture etc for the next two hours - the disadvantage of a central location.

It was just off Princes Street and central for shopping and trips and 5 mins walk from the station. It was very clean and comfortable and quiet and the staff were very friendly and helpful. There was a very welcoming lounge at the entrance and there was plenty of choice for breakfast. Excellent value

The breakfasts were fantastic, the room was clean and the view from the room (12) was brilliant The 'bar' was some seating in reception and the receptionsit fetched you a drink on ordering. No Lift in the main building, carrying luggage up and down at the start and end of our stay was a pain.

Excellent location and interesting building - near to city centre, bus and rail, main visitor attractions, restaurants, shops etc. Has character and not like bland modern hotels. A good size building with staff who were interested enough to be friendly and helpful. Very pleasant and efficiently served breakfasts. Rather small bathroom - not even room for a towel rail and difficult to even manoeuvre yourself to the loo - heaven only known how large or tall people manage. Because of the quirky layout, we could have done with someone to help us find our room on arrival. Trailing suitcases up stairs (there is no working lift adjacent to reception) to different floors, along passageways, then down a spiral staircase to even more passageways was confusing to say the least and not the best welcome to the hotel. Hot and bothered by the time we located our room.

It's proximity to the centre of Edinburgh, very handy for Princes Street, Bus and Train Station and the Playhouse theatre. Varied places to eat and drink within 5 minutes at an easy walk.

It was very clean and tidy. The suite my wife and I were up-graded to was very large and luxurious. The hotel is situated right in the heart of Edinburgh, which was excellent, but it was also very quiet and peaceful and our room had fantastic views across the city.
