Lovely warm atmosphere as you enter the hotel, with log fire and seating area. The location was excellent for shopping and the theatre. Wide choice of menu for breakfast, cooked and continental. Nice for short break or weekend.
good central location with nice friendly staff
This hotel is very central, only a few hundred metres walk from Waverley Rail Station and just a short distance from the main shopping areas. The rooms were very clean and warm, with good breakfast served as part of the price. We also had an evening meal in the restaurant which was good quality and value.

The room was small, bed was uncomfortable, shower was in a bath with two curtains, windows were draughty, noise from traffic was terrible and bistro staff were, at best, unfriendly.
We stayed on the top floor and the views out the windows were lovely. Each room was isolated from the others. Only three on our floor. Very quiet although others were there. A nice lounge to sit in and have a glass of wine at the end of the day. Ate at the restaurant for dinner. Nice meal and good price.

Fantastic location, very close to the station, right in the centre of Edinburgh. Very pretty hotel, lovely exterior, at the convenient end of Calton Hill. Very cosy reception/lounge area with open fire and comfy armchairs. I was there for a very short stay and out with my friends so didn't get a chance to use the hotel bar or speak to the staff much but all looked lovely. Particularly people having a glass of wine in front of the fire in those lovely armchairs looked very cosy. Would have loved to have had time for that. Room spacious and nice. Great value for money (based on a special deal I got through booking.com- £70 per night without breakfast; I didn't check hotel's standard pricing).
I couldn't connect to WiFi. My phone didn't show any available networks and the name of the network wasn't clearly stated anywhere. I tried what seemed to be the network name but it didn't work. There might have been an easy solution but I didn't have time to speak to the staff. Also shower (over bathtub) was a bit tricky - you can't detach the shower head from the wall so you have to use shower cap if you don't want to get your hair wet and you can't give the bathtub a rinse etc.

The best thing about this hotel is its location - close to centre of Edinburgh, very close to Waverley Station, and nice views of the city. It is also a wonderful building with nice historical trappings (ornaments etc.) throughout the halls. Staff very friendly and helpful.
Why I score it is fair rather than good or higher is that it has the initial appearance of a comfortable, well-kept hotel, but after staying there for 7 nights, the flaws were slowly revealed. The room was rather cramped for two persons; it was difficult to work at the desk top supplied and there was little space to lay things out in the bathroom. The bathroom was not cleaned thoroughly; the shower head leaked on to the ceiling (!), so that water ran across the ceiling and dripped to the floor. The evening meals lacked imagination and were not of high quality. There was a banging sound outside our window, and the windows shook when open, and that kept us awake some nights. Overall, despite these matters, I still considered our stay value for money (reduced price via Booking.com), but we would have been very upset if we had had to pay the full tariff.

Lovely little hotel. Rooms quite small but clean and perfectly acceptable for a three star. Comfy bed. Lots of hot water. Excellent central heating - important in Edinburgh. And in a fantastic location. Especially if you arrive at Waverly Station. We weer able to walk everywhere and you are close to tons of good bars and restaurants and a short walk across the bridge to the old town, castle etc.
Don't bother with breakfast - it's not terrible but is fairly pricey and there are many much better options within a short walk.

The overall atmosphere and internal decor, excellent. The ceiling plaster work and soft furnishings were fabulous in our room with Greyfriars Bobby there to welcome us. A nice touch. Would stay here again.

The basics were excellent - staff, breakfast, room. Very convenient for central Edinburgh in a quiet historic setting.
Lift only went part way to our floor. Steep climb on the street from one direction until you work out how to take a much longer route to approach from the other. No car parking and nearest multistorey is expensive and badly managed.

The Hotel was quite nice with lovely lobby, that had comfy chairs and a fire going to sit and have a drink. The Bistro was very good, with an excellent kitchen. Staff was helpful, I did find them a bit aloof, but that could have been due to the fact that most of them sounded Russian and maybe just their normal demeanor. All in all it was a good place and I would stay there again
There was no lift, so if you were on the upper floors it would be a bit of exercise you may not have been looking for. No porters either. Not an issue for us as we were on the first floor.
Couldn't have been in a better location for a New Year's Break. Close to Princes St and Waverly Station very convenient.
Hotel was very warm in usually mild winter weather made it difficult to sleep.Closer attention to detail in the decour and facilities could have made a ok stay into a fantastic one.
