Easy walk to the Royal Mile and great food.
Easily accessible from both railway station and bus station without the need for a taxi. Plenty of places for breakfast round the corner in Waterloo Place if you are room only. Staff could not have been more helpful and pleasant.

Room smelled musty probably because the bathroom and carpet need updated. Bed was soft.. Breakfast and coffee were a bit dissappointing (ordered just hot breakfast).

Conversion into a wonderful hotel with excellent facilities and a superb restaurant.
I like the room, it was clean and comfortable, the staff was kind and helpful, location was very good.
Walking distance to centre. A few decent options for restaurants nearby. Room a decent size. Calton Hill itself is right outside and worth a climb for excellent views of Edinburgh and beyond
Room could do with a few repairs (broken toilet seat, bathrobe hook falling off door). Mattress was a bit soft.

Location for carlton hill and Holyroode House. . Room had fridge ! and beautiful bathroom. comfortable bed.
The spiral staircase . o.k. going down with luggage but tuff going up.confusing layout of room location. Room ended up close to back road and found noisy with people returning to cars and delivery vans early in morning. Don't be fooled by lift, only takes you so far.
1. Room very cold, despite all windows closed. Heating only worked second night. 2. Lift does not go all the way to the top level. 3. Mini bar fridge totally iced in. 4. Shower flooded the bathroom, as shower seperation window was not sealed at the bottom. 5. Food at the MP Bistro poor quality for the price.
The location is excellent and only a few minutes walk from the royal mile, great pubs and restaurants. The staff also allowed us to store our bags after check out which was great as this allowed us to explore Edinburgh luggage free !!
The view from our room was just another building other than that I can't fault it .
Felt more like v. comfortable private house than a hotel. Had v. good night's sleep. Spacious bathroom and bedroom, with good desk and armchair. So nice to have a (really hot) freshly cooked breakfast instead of "hot" buffet service. (No opportunity to try dinner in restaurant due to attending evening Festival performance)
As I walk with a stick, the access near the top of a hill in narrowish lane took a bit of getting used to.
Location. Quiet. Room decor is traditional and updated. Bathroom was well-appointed and new.
Packed with tourist groups. Insane process just to reach room. Avoid all rooms in the J section. One must maneuver spiral staircases up and down completely on your own. No staff assistance with baggage. My heavy document cases for business were a nightmare for two flights up/down spiral stairs every day. Windows did not open. The bottom 3/4 part of my window was boarded so I was not even afforded a view, Rate for single occupancy was high. 250 euro per night. Bed only.
I loved the size of the room and particularly the size of the beds. It looked like a boutique hotel in general.
I request to have 30 min late check out and although it could have been done (the cleaning lady was still cleaning another floor when I checked out) not only the receptionist didn't help us he was rude as well. After this conversation we left our luggages in a space opposite of the reception where there was no protection to our staffs. I travelled with a small (noticeable since it was prada) bag. It could be easy for anybody to take it when he was taking his luggages.
