    Wonderful location and hospitality. Patsy is the most wonderful and accommodating host, we even got to stay an extra night on very short notice (our room was available) with perfect instruction how to get to Glasgow airport the next morning. The town of Kinross was lovely to visit with several little shops and a grocery store all in walking distance as well as a Golf course and walking trail. We want to return!!!

    I liked very much. We got very nice room for three people with even own yard. The staff was the nicest ever.

    Check out time was a bit early, 9.30am. Also we would have needed to do some laundry but that was not possible here.

    Comfortable beds in a spacious room. Patsy the owner was lovely and made us feel very welcome.

    Breakfast was just ok, but patsy seemed as if she was doing all the work herself.

    Lovely couple, delicious breakfast, and very convenient location (just north of Edinburgh airport)

    We couldn't lock our own room and the wifi was weak

    Best porridge in Scotland, substantial breakfast, Patsy is very friendly, Queen-size bed was very comfortable, clean, hot water, good water pressure, laundry

    Cash-only, no Wi-Fi in bedrooms, roll-away bed shifted at night, spiders in the room, toilet seat not all the way attached, cold water faucet wanted to implode water tank

    Pat and Alan were very friendly hosts and made my stay very comfortable. I had a great nights sleep and a delicious breakfast! I would strongly recommend this Guest House.
