The staff are very friendly and accommodating. There was no issue when we checked out about 20 minutes late. Our friend booked a room in the same place separately but the staff guessed we were together because we'd booked the same dates. The guest house itself is separate from the hotel with the check in desk so we had our privacy - for the first night we had the house to ourselves. They even offered to move us to another guest house for the second night so we could have the place to ourselves again (but we decided it wasn't necessary).
Some of the ceilings are quite low and the floors uneven. There's only one bathroom for 5 or 6 rooms so if the place had been full there would have been quite a queue in the morning.

Nothing was bad
Bedside lamp very dusty - not cleaned for some time. TV didn't work at all. It wasn't the remote but the socket on the wall. When reported to reception during stay and when checking out there was a resigned lethargy about doing anything to resolve the issue or compensate. Very poor. Bathroom facilities separated on by a door inside the kitchen. This is incredibly unhygienic and not comfortable to use at all, especially as shared with other residents. Will not be booking again.
Only one toilet leading directly off the kitchen
Ideal location for uphill Lincoln, especially for the Christmas Market. Very quaint and comfortable. Good Breakfast and nice staff.
Another toilet would have been good, but was a ll right for overnight stay.
The Tudor building was full of quirky character and not overly modernised. Perfect location at the top of Steep Hill, equidistant to the cathedral and castle. We stayed for the Christmas market so was brilliant to not have miles to walk back to the car with heavy bags etc. The best place to stay location wise, and also around 40% cheaper than most during the Christmas market. Would be great if booking the while building as kitchen and lounge facilities were great and the shared bathroom wouldn't be as much of an issue that way.
The shared bathroom facilities aren't to everyone's taste, I ordinarily don't mind too much, however only one toilet for the whole 2 floors of guests wasn't ideal. Also parking was although available ordinarily just five minutes walk away at a sister hotel where we checked in, however, parking was impossible during the Christmas market.
One toilet for five rooms!!
Positioned between the castle & the cathedral, above the tourist info office, surrounded by varying eateries, you can't fault this place. On top of that it is pretty as a choc box and steeped with history.
Lovely character accomodatiom right in the centre. We missed that only 1 toilet/shower for all rooms, our mistake, but we were then only ones there so no problems. Would be awesome place to share with friends or family. Great option with a lounge & kitchen to use!
We had amazing & friendly contact in the run up to our stay, however we checked in late (5 mins walk away) & unfortunately nobody came & showed us which room was ours, where it was & the facilities there which in this place is an essential. When we went back to request an invoice as we were leaving early, nobody was at the check in location any more, so we had to wait over 30 mins for someone to come from elsewhere, not ideal when late & tired from working.
the pemberton house was very central ie just by the church. - on the upside, the bed was extremely comfortable
-not much allowance with late check in as need prior arrangements. -the room heater shouldn't be on timer as room was cold when i arrived at midnight.
Friendly hostess, nice house and cosy room room (double) with nice view, free parking, shared kitchen with facilities. Perfect for us.
Shared shower which we didn't need to use however; no lift and steep stairs, so not very suitable for the disabled.
Wonderful location and amazing building, I even had what the girl who showed be to the building described as a 'lush' view - and it was, all the way down Steep Hill.
But very very rundown, dusty and cobwebby. I accept it is a listed building and changes to the building can't be made so the facilities were limited. But what there was didn't work - the bedside light didn't work, the telly didn't work, the lock on the door was insecure, there was even a hole (not a crack, a hole) in one of the leaded light window panes in my bedroom, the curtains were coming off their hooks, the windows were filthy so I couldn't really appreciate the 'lush' view, I didn't even have a mirror in my bedroom, and there were trailing electric sockets in my bedroom which must contravene some health and safety requirements. All in all, not good enough, and despite the amazing building and location I couldn't possibly recommend this to anyone, nor would I stay there again.

There was no facility for bathing a baby The sink plug in the shower room non functitional Nowhere to sit down and eat the toilet opens into the kitchen
This was a great location to stay for my sister's birthday. The room was amazing and the building itself was incredible. Everything was lovely and the teas and coffees in the shared kitchen was a nice touch. For the price it was brilliant.
The only downfall was some unruly drunken lads that stayed on our last night. The walls are not sound proof at all. They smashed up the place and woke everyone up. I think they really should check the type of people staying. The last night was sadly ruined by inconsiderate guests.
It was just like it was described. We had no problem with the shared facilities. The kitchen had mik coffee tea etc, large fridge freezer, cooker ,microwave. The bedding was change after 2 days. Great short stay thank you.
Room 5 the spot lights over the bed shone directly into the mirror.
The location being central in between the castle and the cathedral. The kitchen was good although sparcily equipped. The actual properly was beautiful too. Plenty of mirrors. The shower was lovely and hot. The heating worked. Comfy bed
Noisy people noises from the street but being central that's to be expected. the lack of storage space for clothes. We had no shelves or wardrobe at all. Living out of a suitcase. the door to our room is about 165cm high. I am 163cm high. I banged my head too many times to mention as there is no warning on the inside of the doorway. I have told the duty staff about this and assured me they would place a warning sign inside the room as well as outside.
It is a lovely place to stay and wonderfully situated.
The shower room is not adequate for five rooms. There was not hot water supply to the basin or the kitchen sink when I was there.
