was advertised as smoking but not the case. information book in room needs updating as it says guests can smoke in rooms.
Proximity to the attractions was great.
Even though it was supposed to be non smokers, the owners smoked which permeated through the whole building. Only thing that would prevent me re booking in future.

The towels were not clean. The bathroom did not have a fan, so sharing the room in a party of 3 was unpleasant.
Stayed here 7th November till the 9th November.The best Bed and Breakfast I stayed in Blackpool and the room was clean and the bed was nice to sleep in and the guys was so friendly and helpful and great breakfast and just a few mins walk to funny girls and best show I seen and closed to the town center so you can do your shopping.I can not wait for next year when I go back to Blackpool and yep am going to stay here again as is just a fab and the best place to stay.
Room was excellent,very clean,we stayed in room 2 small double,it was big enough for our needs.Continental breakfast was good also

Room a bit small with not much space but wasn't a bother to me Shared toilet but I did know this as it states it. No lift so wouldn't be suitable for people with difficulties
Good room for the price and size, good option for breakfast at the cafe round the corner and great location from the sea front. Really good overall.
Wifi was slow and wouldn't connect straight away, fairly fast when it did connect.
This is a very quite hotel and the staff are really friendly.While we stayed here we did have the breakfast that they provided and it was ok but the 3 and 4th day we was here a breakfast from the cafe that they provide and that was nice.This hotel is a nice place to stay at and close to the town.

I could not park near the guesthouse. It borders a very rough looking area... I wouldn't leave my car anywhere East of the Pheonix. The room was small and was not serviced during our 3 night stay. The guest booklet does state this but in this is the only guest house I have ever stayed at that doesn't service every day. The booklet also states that smoking is allowed in bedrooms! The hallway did smell of smoke, but that might be down to the ancient looking carpet holding the smell from 1975. Continental breakfast? Chocolate chip muffins for breakfast. No, I shan't be staying here again. There are many better places than the Pheonix.

When you come to Blackpool you never know what to expect with a hotel, This hotel lived up to a high standard for cleanliness and room size. The continental Breakfast was of basic standard ,so don't expect anything exciting...
The hotel holds your Visa details and after travelling for hours your greeted at reception with this is your balance of your bill, pay up to get your room keys..You pay your bill and given your keys and thats your owners until breakfast time when you see them for couple of minutes and it appears a strain to even get a morning from them,what ever his name was... In this business you need people skills and communication... This is a non-smoking hotel but it appears the owners do smoke and try to cover this up with air freshners....

Parking was an issue but that's Blackpool for you
Staff were very friendly and helpful, the rooms were always vey clean The Guest House is well situated and was within walking distance of the beach, at the North shore. If needed it was only a short walk to the nearest tram stop, which stops regularly along the sea front, a great way of getting round all of Blackpool's tourist attractions.

While we were there as said the place was going through a revamp but the builders had no consideration for guests swearing and shouting and the lack of a cooked breakfast
Ideal location. Far enough from the crowds and noise but not too far away if that's what you want.
Room was a bit on the small side but clean and adequate. Was there for 4 days and never had a change of towels or bedding or a clean. The in room brochure says these can be requested but I think these things should be done automatically. !!
We loved the location, close to the beach and the centre without being so close that youre disturbed by lots of noise.A very clean and comfortable room, friendly owners who werent in your face but there if you needed them.
Breakfast is the only thing that lets this guest house down, would benefit from more choice and fresh coffee although for an extra £3 a day you can get a voucher for a cooked breakfast discounted at a nearby cafe.
Staff were very friendly, attentive and provided excellent level of service. Rooms were very clean and looked appealing, not to mention exceeded our expectations. Guest house was very close to famous Blackpool attractions, shops and close to the sea and pier. If you are after the holiday where you want a good night rest, hot shower and great service this is, without a doubt, the place to go to.
