rooms were clean,comfortable and well eqiuped.

everything was as I expected,clean,great value,lovely quiet location!

the rooms were clean and fresh. the staff were good and answered all questions with ease.

it satified our needs for a short stay

Proximity to the town and attractions was good. Viewed other comments about the breakfast but £3 upgrade to a full english at a very short walk was a good option.

Bright street light outside the window was annoying at night.

It was 10 minutes walk from all the pubs so the area was quite,

Parking was awful ruined the first evening had to sit in the car for over an hour waiting for a space in a pay and display area (no parking facilities at the b&b it's self) Room was clean but smelt of cat urine/ damp couldn't work out where it was coming from, couldn't of stayed two nights Breakfast thought id paid for full english breakfast but it was self serve tea toast ect between 9-9.30 but there wasn't enough seating area so while you were eating other guests were queuing to get there breakfast made you rush so not very relaxing. some left without eating Enjoined Blackpool but would find different b&b one defiantly with parking

It was of great location close to the station and the front, gentleman we were greeted by was polite, well spoken and welcoming. even though it is central to both the station and the front it remains quiet and relaxed which is nice, especially as my fiance is pregnant and loved her sleep (the bed was really comfy)

could do with a hot selection at breakfast, however they do offer vouchers for a nearby cafe, room 2 could do with just an ordinary bed as the metal posts on bed are a bit off putting and dated.

Nice location away from the stag and hen do'S. Very quiet at night time and no dramas whatsoever.

The included breakfast is only a continental and not a cooked breakfast. Other than that, no complaints and did the job!

The calm nature off the hotel owners/managers was very pleasant and it allowed for relaxation to start as soon as myself and my girlfriend entered the hotel. The rooms very clean and every request that was made towards the managers was dealt with sufficiently and to great standard. I would definitely recommend this Hotel/B&B to anybody looking for a relaxed week/weekend get away!

There was only two downsides towards the Hotel were the facts of no alcoholic bar on premises but due to the nature of the hotel it wasn't necessary. And also an English breakfast did go a miss.. But there is a great little cafe on the corner off the street (next to the car park not facing) !!

The staff were helpful and the beds very comfortable. We wouldn't hesitate to recommend the Phoenix to anyone.

The house smells damp, The idea of walking a distance for breakfast is not pretty one. Breakfast is far too base on basic ingredients. The room smells smoking, which is not good to non-smoker. Overall not ideal for Weekend break, maybe one night stay only. One or two chair in the room would be better.

Bed was very comfortable

I wasnt happy I made my girl of 12 have a slice of toast because she doesnt eat in the morning and said we'd get a fry up later...went to order the voucher even thou we had to pay 3 pounds for it to receive a full english breakfast at the cafe down the road and was told we'd need to pay full price because the wee one had a slice of toast. Tv in the room was too high up so couldnt lie in bed watching it had to sit on these uncomfortable chairs...cobwebs in the bedroom and in the dining room not very clean...not worth the money we paid for it

loved the hotel LOVED the bed. Perfect for a over night stay no problems at all.

Wasn't expecting the guest house to be that small also breakfast was disappointing and not seeing any staff

Simple, good sized room with ensuite, very central. Great value, would go back!

rooms are cold not warm enough....little bit far from shopping area

Its very welcoming and has calm aura. Service is really good and its worth the money.I will defiantly come back again and recommend for friends. two thumbs up!
