    Fabulous accommodation, could not have been more helpful. Got upgraded and even a fiver for parking. Well organised and everything thought through. Breakfast highest quality, didn't need a fry up as the local restaurants offered plenty of fried food! This guy has it nailed!

    Parking a bit of a pain but various solutions available.

    We loved the décor of the Princess Caroline room with its original features and tasteful furnishings. Barbara bent over backwards to be helpful, for instance storing our bags for a couple of hours after check-out.

    The co-owner and duty manager were excellent and very kind and helpful. Excellent breakfasts

    I loved how friendly and welcoming it was and how close we were to the beach and high etc basically a great first holiday for my daughter so thank you.

    The atmosphere was wonderful very laid back and comfortable. Very friendly staff and proprietor's especially Barbra so kind and helpful nothing was to much will definitely stay again I had the Caroline suite a very special room the boys had the retreat twin both very comfy breakfast was delicious and fresh.

    This was one of the better BB during a 5 week trip. Ed and staff very friendly and couldn't do enough for you. Room lovely only downfall was parking and cost of it

    From the moment we arrived to the moment we left, the owners were nothing but accommodating and helpful. We always seemed to be bothering them for small things like ironing boards, hairdryers and things, but nothing was too much trouble. Anything we wanted was done in a few seconds. The room was gorgeous, we stayed in the Sir William Heygate room and it was so comfy and there was more than enough room for 2 people. It had everything we needed including some lovely champagne truffles on arrival. They also held our bags hours after we checked out so we could have another full day without worrying. I could also put some money in the safe which was very helpful. The room was always spotless and I loved the fact we each had our own wardrobe. The breakfast was lovely too, there was always fresh bread and pastries and a lovely selection of fruit and cold meats. They also waited for us to finish even though most of the time we finished past the end of breakfast. They were also very chatty if we saw them and always asked us if we had a nice day, which was a lovely touch. Barbara and Ed made us feel like we were at home or staying round an old friends house we felt so relaxed and at home. We never wanted to leave! There was also lots of information about what to do around southend in the room and around the hotel. We loved every part of our holiday, but we always loved coming back to our room after a busy day, a wonderful visit. We will definitely go there again!

    The only thing really was on one night, we had slightly noisy neighbours and noise travels in an old Georgian house, but that can hardly be helped. It was only one night anyway and everything else was absolutely perfect!

    I never had better hosts. You can ask any question and you get very qualified answers and it does not matter which subject you ask. They are very polite and when talking during breakfast especially I had the impression of being not only a guest but a member of the family. I have liked The Retreat that is the name of a room on the top floor. Everything fits to each other. I am sorry that I can not score more than 10 points.

    The friendliness and courtesy of the staff. I found everything above the usual standard of B&Bs

    I would recommend a small hand bar in the showers. It gives added security for the elderly and although the shower had a 'non-slip' floor mine was quite slippery

    Our entire stay was enjoyable. Staff were extremely helpful and the room was well appointed and very clean. We will definitely be coming back.
