Comfortable bed Friendly staff
I stayed in a room next to the staff door in the extra building. Door made the whole evening a squeaky sounds. Started to annoy me after, asked for another room, but got a no, the door would be closed at 22.15. They closed it as told but didn't tell that they start using it at 6am, so the squeaky noses were back! It was probably my unlucky night. I had a person in the room next to me, talking to 1am on the phone or to herself, this kept me up. I had someone in the room above me who walked like an elephant in the middle of the night. All and all I had a good 4,5 hours sleep..
They take dogs with no extra charges, restaurant is great and good car parking.
Due to the age of the building you do hear neighbours around/ above you, but usually not a major issue if they're not overly noisy guests.
Very clean. Very friendly. Accommodating with my young children (aged 1 and 5). Great bar. Brilliant breakfast. Outside space exceptional - the children loved.

I liked the fact that the hotel was ready for my arrival and everything was as expected for what i had paid. I also enjoyed the breakfast as the service was excellent.

Room was quite noisy from the room above. Footsteps very noticeable and could hear the TV, there was obviously not much sound insulation. Food very mediocre in the restaurant. The room was just a little tired. At £72 not that cheap for what you got.
We liked the location
We did'nt like the room and the old fashioned bath. That wasn't worth 85 pounds per night. We wanted to have breakfast at 7.30 am, but breakfast time started at 8. We could have continental breakfast but not the offered English breakfast. We had to pay the room when we arrived without having a look of our room.
Can recommend this hotel; room was spacious, clean and quiet, breakfast excellent and the pub downstairs made the evening enjoyable as well. We didn't try the restaurant, although it looked very nice.
2 soft boiled eggs for breakfast
Wet, muddy driveway from carpark to reception. Room unbearably hot, had to have window wide open all night so sleep was disturbed by traffic on roundabout outside our window. Floor boards were extremely creaky and bed was very uncomfortable. Bar closed at 11pm, including to residents. My wife and I were left without a drink as we allowed the non residents to get served first. I work throughout Europe and spend a lot of my life in hotels, The Conningbrook is one of the worst hotels I have ever stayed in.
Friendly receptionist, tidy clean room. Breakfast was more than ok.
Mattress was extremely poor quality, ok for one night only. Floorboards extremely creaky. Pillows were lumpy.

Clean room Free Wifi
Extremely noisy. cracking noises of the floorboards, people talking and tv set noise until 2 am! Staff was notities of terrible night. Manager was supposed to get back to us about this but never contacted us! Breakfast road package should have been included but was not given to us properly. Instead they obviously made a quick bundle of items that were lying around: one old croissant some jam and some cheese. One of our worst nights ever

Walls a bit thin and a little bit noisey
The staff tried hard and were pleasant but were very busy and we had to wait a long time to be checked in by a waitress? As we were leaving before breakfast, she offered us a light breakfast that would be sorted out by the night cleaners - unfortunately, we and another guest could not get in the main building in the morning as the key on the fob did not work and nobody answered our knocks; so guess that the breakfast would not have been there...
Room in the "new" wing? was noisy (thin walls and floors), the walls were absolutely covered in a film of dust - not sure about what we were breathing in? Not really good value at £85 especially as we could not have the inclusive breakfast which although I appreciate was not their fault as we left early, but then perhaps we should not have been offered anything when we checked in.

Shower door didnt really work Walls thin, so other people in other rooms kept me up at night Room was very very hot even though its late autumn! Probably an advantage in winter. But too hot for me! (and im usually cold all the time)
Bathroom was badly finished, old fashioned and not that clean.
Great pub and food. Good value , Staff were excellent and appreciated the central location. All told we would recommend this hotel.
The mattress was hard, and made for an uncomfortable sleep. Our room was close to the kitchen so there was some noise at times due to clanging pots and some staff noise as well as creaking floor board from the room upstairs.
Had booked double room ended up with single which was essentially a cupboard under the stairs. No soundproofing
