    We were made very welcome from the second the door was answered. Our room was very homely and comfortable. We were given advice on good pubs and clubs and directions. The owner was so friendly and we had a great laugh with her and other guests. Breakfast was delicious and was freshly made when we came to dining room in morning. Best place I have stayed and is fantastic value for money. We are already planning to book back in with our friends soon.

    Jan made us completely welcome from the moment we arrived, She could not do enough for us from the coffee and home-made shortbread to the amazing breakfast. We will definitely be back thanks for everything

    Our room was fab, with everything you could have wished for including a very comfy bed. Host Jan was very welcoming and the pot of tea and homemade shortbread on arrival was very much appreciated. Our breakfast the following day was delicious and I was only sorry not to have been able to eat more! This stay was at the end of a week touring Scotland and we had stayed in a castle, 5 star hotel, b&b guest houses etc but this was by far the best and the cheapest. Well done Jan, hope we can visit again.

    We really enjoyed our time at beaches, Jsn was so nice and made us feel right at home! I would certainly recommend to all age groups :)

    The welcome was outstanding and jansshortbread is a must,very happy atmosphere which is hard to find ,Jan helped us with where to go at night which turned out great, long time since we've had a right happy genuine welcome like the one you get at beaches,nothing is a bother she will help you with anything,beaches is immaculate there is nothing you can fault this wee gem for,

    Jan was extremely nice. We very much appreciated her great sense of humor. Breakfast was extremely nice - prepared with fresh local ingredients and home made jams and fruit.

    This was our first visit to Ayr and we hit gold. Jan, the proprietress, is very welcoming and it is obvious she has put everything into producing a delightful establishment. She has put a great deal of thought and care into the bedroom and en-suite that we stayed in. The bed was large (as is our own) and very comfortable. The en-suite was well equipped with bath and shower and supplied with toiletries which my wife liked a lot. Breakfast was superb, such a wide choice and quality ingredients. Both Jan and her daughter put us both at ease. Highly recommended.

    Great B&B located right next to the beach, 5 mins walk from some good restaurants, Room was immaculate, Jan went the extra mile on everything she could do for you even bringing breakfast in bed to my daughter when she was poorly one morning, recommend the Beaches to anyone, Great base for the games in Glasgow

    Comfortable accommodation with immediate access to garden and seafront. Outstanding breakfast with freshly made fruit salad each day, a wide choice of cooked items prepared to order and home-made jams and marmalade. Nothing was too much trouble for our hostess and the flexibility of timing for breakfast made our trips to Glasgow easier. The freshly made shortbread biscuits were very welcome on our return.

    Warm welcome with pot of tea and homemade shortbread in lovely garden, smart décor and spotlessly clean, excellent breakfast from the fresh fruit salad to the full Scottish. One of the best B&Bs we've ever stayed in.

    Minehost Jan could not have been friendlier or more helpful if she tried.Food,premises and staff all very excellent,and very good value for the money.I would recommend the Beaches to anyone.

    Absolutely nothing. Jan has all bases covered.
