Great country manor house, easy to find and yet on the edge of the countryside as well as being close to city centre. Great pubs for food and drink within the village and plenty of walks nearby. A good find, spacious rooms and well kept |

The rooms, location, general comfort of hotel. We had to wait over 15 mins to be asked for our brekfast order even though there were only 2 couples in the room at 9:30. The staff were entirely focused on clearing tables from earlier guests. It should be pointed out to staff that whatever they are doing, if they see a new guest coming in for breakfast they should get somebody to take the order. Why the music in the breakfast room? would be nice to eat in peace in such nice surroundings. If you must have music, then keep it very low. |

A property with plenty of character. Lovely countryside and good pub food and real ale opposite hotel. Lack of reception staff out of office hours. Gym was cosy but plenty of equipment. |

This place has everything I wanted.Staff who really want to help and clearly enjoy their work.Every thing very clean. Great historical house with wonderful gardens. Safe and secure. As an American my standards for Breakfast are very high and these were met .Easy to go places to see.And when you are touring Europe at current prices this place is outstanding value for money. |

Nice quiet location, particularly liked being able to walk around village. Helpful, friendly staff. Although there was signage clearly stating "No Dogs Allowed" there was a dog in neighbouring room. Would not like to think there had been a dog in our room previously. |

Outstanding in every respect especially the value for money ,standard of room ,Breakfast , staff and cleanliness. A Guest House with hotel facilities. Fabulous garden and views.Great base to explore the surronding area - loved the Cotswold villages. Had a good laugh at one of the other reviewers comparing this b&b with a Sheraton 4 star in the usa. What nonsense !. |

Having stayed in the USA just before ( a Sheraton), the contrast between the standard and value/cost of a room is almost laughable in the USA hotels favour of course, compared with a supposed 4 star hotel in the UK . Nothing wrong with thhe hotel, just typical of what you get in the UK. |

Outstanding. We even stayed an extra night.Views from the garden are so typical Cotswold. Loved the history of the house going back 300 years. Breakfast , room , staff way above the standard of a normal Guest House. 3 very good restaurants in the village and a foodies paradise in Cheltenham itself. No negatives. 100% satisfied. |

Fantastic.Not the usual B&B you would expect but a traditional Georgian country house with 14 double bedrooms 9 of which are enormous ( we had a good look around ) , acres of land, a specialist 1:1 gym and 2 guests who arrived by helicopter. Felt like an up market hotel for B&B prices.Really quiet in a lovely village and very convenient for the town and superb restaurants. |

Comfortable well-equiped bedroom, very good breakfast in wood panelled dining room and reasonable price. Hotel location in pleasant village atmosphere. Excellent meal in the pub opposite. Access to the grounds restricted and reception and bar open for a limited period. |

The breakfast - it was freshley cooked and was very nicely presented The standard of the bedroom was ok but not great, their were no facilities to get a drink which would have been nice if only it was on room service |

A real treat , that was what we were after and that is what we got. A delightful setting with real Cotswold views. Staff that could not be more helpful.Our friends stayed in the Coach House and we were in the main house and both bedrooms were excellent and well above standard. Breakfast also 10 out of 10. A historical house with outstanding character. |

1. Corridor heat stifling. 2. Bed was up against the wall, so unable to get out without disturbing partner; also, bed had thick duvet and blanket which was unnecessary. External lights meant we were both awake at 02:57 and stayed thus until time for breakfast. 3. |

Really nice Hotel. Good staff , Good Breakfast - plenty of choice of cerials ,fruit , yoghurts etc., and cooked to order,Good bedroom -traditional and very clean , stunning views from beautiful gardens. All our friends who also stayed agreed as well.100%. If you want a meal at The Royal Oak make sure you book in advance especially if you are a group as we were. |

Best and biggest B&B I have ever stayed in ( 14 bedrooms) .Great historcal house. Very large garden and grounds all beautifully kept. Peaceful. We all had large super bedrooms with 4-posters at no extra cost.Great Breakfast and staff. Incredible value for money. |

A very good hotel, somewhere I would definately go back to. The price we paid for the standard of room and Breakfast was excellent value for money. The house is very old and has a lot of history so don't expect some chic modern designer place. Very clean. Great staff. |

Beautifully warm. Staff friendly & helpful Building & rooms badly in need of renovating, redecorating and updating,. Gardens poorly kept Rooms very dark. Breakfast menu very basic. Generally I did not think the hotel was as per the impression given by the website. Definitely not 4 star |

Very highly rated.Refreshing to find that the hotel's website was true and accurate. Beautiful unspoilt country house , lots of history , real family feel. Great bedroom. Great Breakfast. Very helpful and well trained staff. Extra surprise when smart helicopter arrived with "special" guests.We will certainly go again. |

the breakfast was excellent and staff friendly the decor was rather dated and tired and the bathroom needed updating quite badly also the photo's in write up did'nt reflect the condition of the rooms |
