The waiter in the breakfast room was a bit abrupt but I think this is his general manner.
This hotel is ideally placed for public transport, restaurants and the beach. We visit relatives in Hove on a regular basis and have used this hotel on the last two occasions. We will certainly use it in the future.

Could do with a bit of an 'update' in some areas
We were only staying one night in Brighton. The location isn't in the Center of Brighton, but it's just a few minutes drive up the road. Facilities in the hotel were good: bed comfortable and large, bathroom good for the price, room a good size and with adequate desk for doing a bit of work. Tea/coffee facilities were more than adequate. Breakfast downstairs was also more than adequate, and well priced (even if it hadn't been included with our room).
Chose this property as it included free parking. On arrival we got told that the carpark is "probably" full, they have no way to track it. Instead we had to park in a public car park across the road, which is only free between 8pm and 9am.
Big comfortable room, comfy bed and clean. The bar food was good.

A great hotel. Friendly staff, car parking - a real boon in Brighton- clean spacious rooms and a decent restaurant all at a sensible price. No pool but if thats what you want there's one a 100m or so outside.

I stay in a lot of hotels and for quality cost and friendliness this is the one to beat. It doesn't look very pretty from the outside but that's when the downsides end.

The excellent reception we received and the cleanliness and comfort of our sea view room. Far above average food and due to the nature of our visit as our daughter and her 3 month premature baby were in the Royal Sussex baby unit the concern shown by the staff at all stages of our visit.
There was very honestly nothing to complain about. The hotel was in pristine condition both inside and out.

The location was perfect for us as we were attending a party 5 mins walk away.
The decor could do with updating. We chose the hotel for its location. However it needs refurbishing to keep up with competitors such as Premier Inn, Travelodge especially given the price we paid! The waiting staff in the breakfast room were very keen to clear away before we had finished. Parking is very limited and very tight car park. However there is metered car parking across the road.
Staff were so helpful. When we went to breakfast we were shown a big table as we had a young baby. Staff couldn't of been more helpful. When we arrived a member of staff asked if we had a travel cot which we did and then asked me if we needed sheets. Agan couldn't of been more helpful.
Baby changing table by reception wasn't the cleanest. Maybe because not used all the time doesn't get washed as much.
Price and good breakfast
A hotel that had a nice room with fully opening windows and fresh sea air and views. Room was bigger than expected and everything worked and was basically clean. Staff were helpful and nice. Free parking is a nice bonus.
The non-smoking room smelt of old stale fags and socks, and a simple carpet shampoo throughout would have eliminated it. The bar prices were far too high. Reception area needs modernising soon.
Refurbished rooms and bathrooms. Staff very friendly and helpful Parking is tight but have always managed to get a space.
Decided not to have the breakfast after my last visit. Price being the decider. Recommending anyone books a rear facing room owing to 24/7 traffic along seafront.

Booked as going to a concert at the bic,surprised by price £59 per double room on a fri night ! Therefore was expecting to either be out of the way or a dive ! It was neither £7 taxi ride to centre and clean friendly hotel will stay again,
