Our room was really nice. At first we were disappointed that we aren't going to have a sea view but although we were facing a partking lot at the back it was so quiet we slept with our window open without any disturbance.

position great, 45 min walk to Brighton shops. We ate in the bar, we had to wait a while for our food but it was worth the wait. Breakfast was cooked to order and was excellent. If i had arrive late I wouldnt have got a parking space as this was limited. The entrance to the carpark is narrow so beware if you have a wide car.

Position in relation to Sussex Cricket ground. Next to sea front. Breakfast very goodl. Public areas adequat to very good. Staff - some very good, others poor. Hotel 'tatty' for the price. Bedroom ok - just. Two beds . One divan with a lumpy saggy mattress. The other bed seems to be a steel frame 'put me up' which creaked and groaned during the night and the mattress was very uncomfortable. Bedroom generally ok and clean - ish. But a but shabby (for the price) and the bathroom had seen better days. Parking terrible with difficult access. The main problem is that short term visitors (to bar and restaurant?) seemed to be allowed to uncontrolled park in preference to those staying over night in the hotel.

This was our third stay at this hotel and were not disappointed.. Some of the decor had been refreshed and the good sized room had everything we needed and all at a reasonable price. Parking is always an asset in the Brighton / Hove area.

It had a free car park which was very convenient in Brighton, it was easy to find, in a good location and it was straight forward to check in and out. The breakfast was of a good standard.

Inexpensive, everything needed for short business trip, very convenient for Shoreham Harbour On arrival 3pm to 5.30pm very noisy due to builders next room; and again 9am till I left at 9.30am. Shower very difficult to switch on took 5 minutes of fiddling. Limited menu in restaurant. Breakfast (full English) good but pricey.

Quiet location. Good sized room with sea view and good hotel facilities including food, drinks and plenty tea/coffee in the bedroom, free wifi plus free use of computer if needed in the reception area. Bus-stop right outside the hotel - service to town centre, station and all the attractions including the pier. Very friendly and efficient staff. A long walk into town and to the attractions - 30 minutes - but bus service available outside the hotel.

The breakfast was lovely really tasty and a good choice NIce room size and a great view, Free parking available The unattended dogs barking in the next room till midnight. Hearing people in the room above using the toilet. It was really loud and other guests were complaining about this too. The loud music in the dining room at breakfast. The hotel were aware of this and I am wating for them to call me. The pillows were really flat.

Generally a very good hotel for the price. Friendly staff, clean rooms. Perhaps not luxurious enough for some that require spas/gyms etc, but if like me you want the basics, it does this without fuss or effort. No problems at all and I'd be happy to return.

We were greeted with smiles all around. Booked for the location and free parking because Brighton is so expensive for that, but we were in easy walking distance from everything that Brighton has to offer, so not disappointed. The room was lovely. Sea facing and bright and clean, also a good size. My husband and I have visited many upmarket hotels in our time and although this hotel was not in the so called five star category, we didn't need anything else! Great value, the breakfasts were good, and their are lovely staff that attend to your every need! Also, try the restauraunt in the evening. The slow cooked belly pork in cider is to die for! My husbands lamb looked good too. We are going to go back for another couple of nights. It's just so relaxing! We wanted after the two nights to book for another. All in all, if you want posh, boutique or over the top prices, don't go here. If you want clean, good value for money, a personal feel and great location for lovely walks, this is the place to go!!!

Convenient location for my business appointment in Hove, nice clean place to stay with a comfortable bed, modern bathroom, fairly good breakfast and friendly staff. My room overlooking the front had a panoramic sea view but the road traffic noise continued throughout the night. Other than the traffic noise it was quiet and a nice change not to be disturbed by the noise of extract fans, air conditioning or cooling fans from a kitchen or bar. The outside of the hotel looked a bit shabby with broken brickwork to the wall and the need for re-painting but the inside was comfortable and all in all, my wife and I had a pleasant overnight stay. I mentioned the busy road outside and the shabby exterior. The car parking was free but very tight. My only disappointment was that there was no croissant at breakfast, only pan au chocolat that I find a bit sweet in the morning. If that is my only complaint, this is better than most.

Everything was fine: large clean room, sea view, heating and shower etc worked. A bit off the city centre, but this is obvious from the map, so not a problem at all.
