The location is nice, quiet area, close to Bayswater metro station. A box of bad surprises. Breakfast only until 9.30. At exactly 9.30 the ladies in the breakfast room say "time is finished" and immediately begin cleaning the room when we were still finishing our food. The use of a vacuum cleaner when you're eating is not nice. Plus, the flush in the toilet was broken and we had a flood in the room. And finally the reception people watched tv in a saturday night speaking loudly when we trying to sleep. There are tons of hotels in London. I'll never stay here again.

Staff good and friendly. Room very very small so poor in terms of comfort. Having paid £79 I would have exoected a bit more especially as the room was supposedly discounted from a £90 price! It ws only worth £40-£45 to be honest.

Clean, comfortable room. Convenient location. Small bathroom, not well designed: bathroom should have a pocket door, not one that opens into bathroom blocking access to shower.

I really enjoyed the hotel' s location, near 2 different underground stations (Bayswater & Queensway), thus direct access to 3 underground lines. Perfect neighbourhood for tourists: safe, near Hyde Park, various places to eat real ethnic food. Friendly atmosphere and staff; clean; nice rooms. I would definitely stay another time at this hotel. One little minus would be the room's size (it is no problem if you are a solo traveller/ young person/ in any case you do not want to spend a lot of time in the room itself), especially when travelling with children. I am only mentioning this as what surprised me is that other rooms in the same hotel can be quite big (tip: ask for a superior floor, such as the 4th). Another downside is the bed: way too soft for me, totally not recommended if you were to have back problems. On the other hand, this a matter of personal preference.

The Hotel was very clean and well decorated. The staff were very helpful, we had a slight problem getting into our room on one of the days and it was dealt with very quickly and efficiently.Location of the Hotel was very good, only a short walk to the tube station. We were very pleased with everything and enjoyed our stay. Would recommend this hotel. There was nothing we didn't like about the Hotel, the only thing I would maybe mention is that the rooms were quite warm although this isn't necessarily a bad thing.

Breakfast room was a little cramped and the tea was stewed and cold, though this was rectified with a fresh pot being served.

We could catch buses nearby to anywhere in London. We wanted to sightsee as we had not been in London for 28 years. Interesting neighborhood, safe and lots of shops. Good breakfast included. Very small room; one side of the double bed was directly against the wall. Manager said: "That's one of our larger rooms".

A good quiet location near Paddington, restaurants and Hyde Park. Very well designed conversion of a period house. Everything needed was there, including a nice welcome. I asked for a bed long enough for my 6'-3". It was too short!

Princes Square hotel was modern, clean and well priced in a prime location. Some hot items in the breakfast could be offered. Maybe with a small extra cost if people want it.

the location, the cleanliness and the bed the included breakfast - too poor. One of the reason I chose the hotel was that the breakfast as included, that was not a breakfast but a teaser...

Small Hotel in a good location just off the NorthWest corner of Hyde Park with a good variety of restaurants a short walk away. I had a single room which was very small but perfectly clean and comfortable. Continental breakfast is included. Overall very good value for money, i would recommend this Hotel to anyone. Nothing to dislike.

The hotel is in a good location easy access to tubes and close to plenty of restaurants. The breakfast is good for a budget hotel and the hotel has recently been decorated so the overall look of the hotel is good. My single room was probably the smallest I've stayed in but it did the job so no complaints. The bed was particularly lumpy and the water temperature in the shower was very temperamental - it looked like a god shower but disappointingly did not deliver.

The Hotel was very comfortable and located in a very quiet place. It is also not far from Queensway subway station There was nothing to complain about except that the room I was given, I couldn't have a shower standing up because the ceiling above the bath/shower was very low

Convenient location for London attractions yet in a quiet safe location. Two different tube lines close by.Spotlessly clean throughout. Appears to have been quite recently refurbished to a good standard. Just what I was looking for. Would certainly return.

Well located, near tube and only 3-5 stations from all touristic points of interest. It is situated on a quiet street. You can also find shops and pubs nearby. Very small room, it only fits a bed (quite small for two people) and a chair. The rooms (at least the one I stayed in) are nothing like the pictures they advertise. Very poor breakfast. When they say check-in only after 14:00 they mean it, but when you know you have to check out until 11:00 it is not quite like that. On the day I checked out they knocked on my door to tell me to leave twice before 11:00 (to be more specific at 10:15 and again at 10:35). No free wifi and no printing facilities.

The hotel has just been refurbished and is very clean. The beds were very comfortable indeed. The breakfast was a generous continental with everything from fruit juice, croissants, cereals, cheese, toast and the option for a cooked breakfast. We were disturbed by someone coming in about midnight on the floor above. It felt as though there was no buffer between the ceiling and the floor.
