ideal location, the opportunity to park 24 hours even if not a guest at a reasonable cost and like the incl B & B price we did feel that some of the dining room are furnitur was a bit tired and needing replacing and would have appreciated a table cloth for our breakfast table and our table and many other were chipped and stained breakfast (not good ) but will stay again |

Friendly staff, the location to city centre and the view from the hotel was astounding. Although rooms were spotless there was a run down feel to the furniture, but it was adequate. |

In a lovely position giving beautiful views across the Hoe from our executive room with large double glazed window. Room comfortable and the hotel warm throughout. Nice bar and good food in resaurant. Could do with a little TLC and the room could have done with some sound proofing. |

Ease of access to all the local attractions we booked it as we wanted somewhere close to the theatre royal. Breakfast was also very good with excellent views. A little tired in places. |

Comfortable room, excellent view, good buffet breakfast. It is in need of some structural repair but I am quite sure you are aware of this and it will be done in due course. |

We booked a no-smoking room which we were given but was told that they could not guarantee one if a customer had paid full price for a room,reception told us that this is only applicable when making a reservation with bookings .com. |

Rooms clean and comfortable, location excellent, free parking. Hotel lacks atmosphere, restaurant was deserted. the bar was unstaffed and uninviting.. The booking computer had been out of action for 5 days and billing and check in was being processed by hand. Breakfast was reasonable but almost devoid of staff cover. |

having read the reviews after i booked i did panic and wasn't allowed to cancel however we found the rooms clean and comfortable with stunning views across the hoe. breakfast was ok, freshly cooked and plenty of it but not the highest quality although i feel that is reflected in the price we paid.we chose the location of the hotel as we were going to a concert at the pavillions and it was perfect, just a 5 minute walk away. also very well positioned for a shopping trip into the city centre the next day and we were allowed to leave the car in the car park all day on the day we checked out the rooms were supposed to be non-smoking but they were both smokers rooms and the boys room smelt very strongly of stale smoke |

ths hotel is great position,it does look dated but that does not matter its inside what counts! stafff were helpful,rooms were clean n tidy and the breakfast was enough and the view were great! |

The view from the room was great looking out to the sea. The location was good for the city centre and the parking was easy. We were on the 8th floor and the window seals were in need of replacement with water leaking through and could hear the wind whistling through the night.The room was in need of refurbishment and a couple of coats of paint. The self serve breakfast was not very good and when i was getting my breakfast on the last morning a fresh dish of scrambled eggs came out and it was cold. it did appear that the food had been cooked well in advance.. also when we arrived we were informed that the Restaraunt was closed on the Saturday night due to a wedding being on. It would have been nice to have been informed of this prior to attending as my intentions were to eat in on this night rather than having to go out in the rain to get food. |

the views are fantastic its close to the theatre which is why we were there, to see white christmas though i understood the reason, all the windows were locked and the room felt as if there was no air in it i had to ask for a fan. also when it rained heavy it came in through window edges. |
