The net curtains were filthy dirty very off putting when you drive into the car park Far too many dogs at any one time, walking along the corridor you could smell 'dogs' Would not like to hold a wedding despite the pretty surroundings and excellent food

My daughters bed was broken so uncomfy
Breakfast was excellent, friendly bar and reception staff. Grounds at the back pleasant. Just what we needed for a one night stopover . Loved the curtains and runner on the bed in bedroom! Clean bathroom.
First impression outside wasn't good, (attachment building to the right) looked like army barracks, dated rooms and dusty lampshades, needs decorating in places. Staff a bit thin on the ground in restaurant, waited quite a while as they were very busy. Reception desk very high! Had trouble signing stuff as only 5ft!!!!

Corridors were dated and in need of decoration. Room was dated and in need of decoration. Wallpaper peeling off wall in room. Carpets more in corridor but also in room were of 1980's standing and were bunched up in places and joints were lifting. Mattress was a waste of space. It was like sleeping on a solid board.. TV signal was poor and you couldn't watch it without the sound or the picture going due to no signal. Bathroom in places had small amounts of mould around the shower and the quality of workmanship was poor
Unfortuently breakfast was a bit chaotic as the hotel was heavily booked and we had to wait for a table, a high chair, crockery and food to be cooked and replenished at the buffet. It could have been much slicker!
Receptionist, Ruby was very helpful. Comfy bed, good breakfast.
Room was tired and dated, glass in window completely misted up, needs replacing. Room not as clean as it could be. Only 1 set of towels but 2 occupants.
Great hotel room in attractive surroundings suitable for dog-walks. Although near to Birmingham, it was very convenient for Stratford and Warwick too. Just right position.
Room and bathroom much too hot and boiler room and pump were noisy from outside the room. Also some staff never acknowledged our presence as we passed the desk!

I booked this hotel for my daughter and I as we were on a day trip to West midland safari Park. The hotel is lovely, welcoming staff and great food. Sadly we were too tired to use the Spa but we will on our next visit. Oscars restaurant is very nicely decorated with beautiful views of the garden.
The only down point is the tv could of been a little bigger.

Great valve for money, good room size and a excellent breakfast
Stayed in the old part of the manor lovely room, but was kept awake all night by thin walls, could hear next room, with speak, floor boards and loo flushing. Means to make each room sound proof!!
Refurbished bedrooms / landings
the excellent breakfast the large room it is located in a quiet area, with a lovely garden it is a ten minute walk to the centre of Redditch where there is a huge shopping centre (very convenient)

Convenient for what we required. Rooms comfortable for price paid including breakfast. Staff were excellent when we had the problem with the water in offering alternatives and solutions, full credit to them
The room we stayed in needed some 'TLC'. Problem with the water taps in the bathroom basin and they had to turn off the water.

The organisation and quality of the food for the wedding breakfast was exceptional, as were the staff, the bar area and gardens
The rooms, whilst a nice size and generally cleaned to a good standard the fixtures and fittings are looking a little tired. For example the curtain rails and rings were showing signs of rusting which impeded their usage.
