The staff at the hotel were great. Waiters and bar staff were extremely polite and on the ball. Food was ok too, but the bar menu was much better than that in the restaurant. Main area's of the hotel were nice and clean and presentable. Rooms were dated, unclean and in desperate need of a revamp. Dusty furniture, grime behind the taps, torn chairs and not a picture in site.

Location was excellent, hotel was dog friendly.Large room good value for money. Food very expensive felt we had to eat out. Dog not allowed in the bar on the evening and no booklet in room showing facilities what the hotel offers.

Very good location for our car visits into south Birmingham. Well placed for several attractions. Friendly staff, who gave us a warm welcome and who helped and responded where they could. Pleasant grounds. Ok cooked breakfast. Except for a yapping dog, from which with the help of the hotel we managed to distance ourselves, it was a very peaceful, relaxing place in which to stay - remarkably so for being within such easy striking distance of a large city. Lovely to wake up to the sight of trees, sound of birds and yet be only minutes or so away from a motorway. Very pleasant staff. Surprised that dogs were allowed in rooms, and that a dog could be allocated to any room and not to a room specifically designated for dog- owners with their dogs. The first room allocated to us not only had within it some broken furniture, but also a yapping dog immediately opposite on the other side of the corridor. The receptionist was quick to respond by allocating us a better room elsewhere in the hotel, in the old manor part of it. Guests need to be aware that the hotel is not allowed to install a lift to the first floor, and also that in the old manor part of the house it can take up to 6 or 7 minutes for water to run hot. In the old part of the house, the telephone system was not working, and the staff were unaware of that fact until we reported it. It was still not working when we left. The hotel must be very expensive to run, and it has something of an air of 'faded glory' about it. The tv in our room had the type of screen whereby the quality of the picture depends on the viewing angle, and in our room the only place at which the picture quality was good was if and when one was in bed - the screen was affixed too high up the wall for good-quality viewing when sitting in a chair. Not a good idea.

Everything was good here, the staff are young but very friendly & nothing was too much trouble. Room was very pleasant & clean. The food was ok, the mains needed more sauces added to them, the steak comes with no offer of steak sauce so was very dry. We asked for a 5.30am wake up call, this didn't happen on either morning so glad we didn't rely on it.

Staff were excellent, very friendly, helpful and attentive. The evening meal was well cooked, well presented, delicious and excellent value for money (£19.95 for a 3 course including a steak cooked exactly medium rare as requested). The room was adequate size and comfort for the money and for £35 I was prepared to overlook the missing plug to the wash basin and the squeaky wardrobe door! Throw in no charge for pets unless they cause damage (which mine don't), free wi, which was simple to connect to and a lovely setting and you could not find better value for money anywhere. Nothing

Impossible to get cold water out of the cold tap - ran it for an hour one night and the result was still tepid. I could have had a nice hot bath from just the cold tap with the amount of water I wasted. Gave up the following day and bought bottled. The other irritation was a continual pumping sound that carried on through the night. I wasn't very loud but permeated through the bed and pillows and as it was slightly irregular it kept niggling.

Location Night porter was very efficient and friendly. Reception we had to wait and go seek someone to book in 5mins. No bell or any other means of attracting attention. Room was cold we were told it would take 10mins to warm up but after half an hour they had to bring a portable heater to warm the room. Breakfast was a huge dis appointment.Fruit juice was powdered and tasted stale. No croisants,or alternatives to cerials.
