TV had subtitles Unmanned reception and no contact information for an emergency. I lost my cardkey on the Sunday evening and could get into the hotel as I could remember the access code but could not gain entry to my room. It was luck that I was able to call a mobile for assistance. The assistance was very quick in coming. |

Rooms brand new and tastefully decorated. Good size, not too big, not too small. Good selection of traditional breakfasts. Would definately come back as it is in a really good location and we couldn't ask for anything more. Seems as if the owners may need to take on more staff top cope with the business that they get. Kept waiting for breakfast for a good few minutes and they seemed really rushed. Polite and pleasant considering though! |

Perfect location for shops, eating/going out or anything centrally situated. Staff happy, helpful and friendly ...even after checking in an hour and a half late! Rooms/guest house simply yet beautifully and tastefully decorated. Would recommend to anyone. If there was anything wrong with this lovely guest house, it would be the lack of space in the dining room - it was a bit of a jossle for coffee/cereal in the morning with all the tables so close together, but if the breakfast service was served for a longer period of time instead of 8-9am...? |

We really enjoyed the breakfast - quality, quantity, variety - and the serving staff were friendly and efficient. We were also impressed with the fresh decor and cleanliness of the rooms. And we were very impressed with our host. He was pleasant, professional, and friendly. |

The reception we recieved from the owner Gary was very warm and friendly, he made us feel very welcome. The location is excellent and close to George Street and Princes Street which was ideal for our weekend city break. We booked to stay at this hotel again during our stay! |

The size of the bedroom was great and it was ever so clean. The beds were also very comfy. Overall the hotel was great but breakfast was only served from 8-9am which is far too early for a sunday morning. 8-10 am would have been far more acceptable. |
