this was the second time we stayed at this guest house and we will stay again. In a great area, very clean and the breakfast is great nothing too much trouble.

Not only the location of the Queens Guest House turned out to be brilliant but also the newly refurbished rooms were really stylish. We'll definitely come back next year.

Centrally placed, comfortable room, warm and plenty of space. Comfortable beds. Nice bathroom. The way breakfast was served. Hot water placed on table, then help yourself to teabags! Cooked breakfast served to the table before we had finished the cereal - consequently the cooked breakfast was cold by the time we came to eat it. Staff at breakfast time were offhand and made me feel uncomfortable.

Fantastic breakfast and great location. Room looked like it had been refurbished recently with nice decor and had a great bathroom. Hotel staff very friendly.

Simple, Clean, Nicely prepared, lovely staff, very decent breakfast, not pricey, free wi-fi, close to city centre. When we got there at 9.30am, we had to call someone on their mobile to be able to get in. If we hadn't had a mobile (my battery was almost dead) or had a foreign mobile, it would have been a problem.

I liked the friendly staff and the comfortable atmosphere. The location was great and all of the facilities werer secure and well kept. The complimentary breakfast was always a pleasure.

Refurbished, clean and comfortable. The staff were efficient, friendly and there was a nice atmosphere. The breakfast was very good. I travel extensively with my job and was in edinburgh for a conference. I wanted to extend my visit to sightsee and explore. I was very impressed with value for money this guest house offered. I would not hesitate to recommend the queens to anyone looking for a comfortable city centre location. Only one small thing - I had to ask for towels as when the room was serviced they had forgotten to put the towels in the room. This enquiry was dealt with immediately and apoligetically.

The room was well presented, spacious and comfortable and had a lovely shower. Plentiful tea and coffee. We were in a downstairs room which was incredibly noisy. There was a sign on the door to the downstairs rooms asking people to be quiet at night... But in the morning there was so much banging. It woke me up very early on a Sunday morning which was a real disappointment and I couldn't get back to sleep because of it. A very disturbed night. It's a shame because everything else was very nice.

Visited the Queens with my wife and daughter as we were going to a show at Edinburgh playhouse which is a short walk (5 minutes) along the same road as the hotel. The staff are very friendly and the room was very clean and spacious. I would recommend this hotel to anyone as it is also very close to plenty of bars and restaraunts.

Really good breakfasts and brilliant location. The only complaint I'd make is that I didn't get a room with a view, and also the man who let us in on arrival was not particularly welcoming, however the other staff were very pleasant

The location and access to the winter expo was great. The guest house was clean and well organised. However, I was travelling with three grown children and found the family room (for 4) to be totally inedaquate. It appeared to be a normal sized room with two extra single beds thrown in - perhaps my fault for not fully investigating the size of the room prior to booking. We had no place (other than one small wardrobe) to place all of the luggage other than on the floor and found it very tight.

Very pleasant stay, excellent location, food was good too. Room wasn't cleaned during our stay over New Year. Would definitely stay again, but not in room 5 as it was a little noisy.

Good price, friendly staff, great shower, good breakfast speedily served. There was a green light above the doorwhich presumably showed the fire exit direction but was very bright, illuminating the room which kept both of us awake.
